I've seen a number of listings on Idealista that say the property is occupied and it will be the buyer's responsibility to get them out. Pretty scary.

I was one year in Spain looking for a property for myself and settle there, But the Squatters but me off, I heard many story's there especially on the Costa Blanca,, I didn't buy anything at all.
Also Spain is allowing 300000 new immigrants into the country every year,?
The liberal government will not make this problem go away, They want it.

not sure they are allowing 300,000 into the country. The are pardoning 300,000 per year illegals in the country - this INCLUDES British, I know many people here under the radar who have lived in Spain for 20 years, so we are just as bad as everyone else. (Well maybe not as bad) :)

Valencia was quick to issue new rules to their respective subordinates, most importantly the different police. Now, if the owner made a formal complaint, followed by a notarised transcript of property registration, or other valid papers and vitnesses - basically when there is no doubt about the facts - the police could remove the occupants swiftly. The Valencian instructions is based on the penal law (art.202.1 and 245)

Make sure you keep your post box empty of post, it's one way they know which properties are empty, if post is piled up. Also they turn up with a child and Police reluctant to kick them out, then Police leave and child given back to proper parents. They have more rights than owner of property they break in to.

The major problem, is that the Spanish government is bogged down with a bureaucracy, frozen in the time of Stalinist Russia. (In fact, the bureaucracy of Stalinist Russia was probably more efficient than in 21st century Spain!)

Does Spain have the right to housing?
      Spain | Housing Rights Watch
The Right to housing is guaranteed in the Spanish constitution (1978). Article 47 provides that one of the “guiding principles of social and economic policy” is the right of Spanish citizens to decent and adequate housing..............Does the Government implement this article of the Constitution? the anwser is No.

2 questions come to mind - is squatting a problem if you own an apartment with a door entry system (in other words the outer door is locked unless an apartment inside "buzzes" you in). Also I would assume fully gated communities have no squatting problems - as they could not gain entry to the private complex in the first place?? Or is this wrong??

Fun Fact, thinking that it's not, all E.U. Citizens entering Blighty from April 2025 have to go down the route of that E.T.A. Visa program, as those from the Republic of Ireland have that already existing Common Travel agreement ... right, that dates back from more that 100 years ago, that being [1922 ] when the , Irish Free State (Saorstát Eireann) came into being... which later morphed into the state of The Republic of Ireland circa 1948, conversely those UK citizens have that agreement to travel unhindered into and to reside in the Irish Republic, and many UK citizens are now upping up sticks coming to the South , not alone for Travel but also to work and some to Study...also many are looking into that Irish Grandparent rule whereby that have that right claim Irish Citizenship and thereby an Irish Passport and by default obviously full unfettered E.U. residence, working rights, Health benefits and the other good stuff , of the European Union...

Is this squatter problem more prominent in certain areas? I’ve not seen any other comments about this being a huge problem in Spain so just wondering if it’s more in certain areas. It’s very worrying even if you intend on buying a home to live in. By the sounds of it they may not just stop at getting into vacant houses. You’d be frightened to go on holiday 😱

@@paradiseworldvideos3859 18th century Spanish laws allow it...needs to be changed to protect hardworking homeowners who have put all their savings. It's heartbreaking. I will say though although we have squatters living fairly close by and have been there many years, we have a good community so as soon as it happens we all jump on it to get them out within the requisite 48 hours. One lady was seeing them break in on camera and begging everyone to get help. It's not right and I dislike it here because of it to be quite honest.

Same thing happens in the UK. They move in paying a month's rent and a month's deposit then stop paying. You cannot force them out so you need to go through the courts. Meanwhile utility bills mount up and if you have a buy to let mortgage you still have to pay the monthly instalments.

Hi there, thanks for your video. But I have to disagree with the problem being property boom. Yes, true, that's part of It, but you & I who live in Spain both know that the bigger problem are the spanish laws & that the police here have no authority because our gov't doesn't allow them to protect the property owner. So let's start there & then go to the housing crisis problem which is Now worldwide. Again, Thanks for your video

How can I become a squatter? You can break into any house, use all the facilities and if the police come, you have rights and if you don´t, they just say move on. I guess if you sold ornaments and other expensive stuff, the owners can´t prove it. When does a break in become a burglary or is burglary also legal? In Cyprus, they robbers left my house bare. They even sold the locks.
