When there's a vowel sound after 'the', it's pronounced 'thee' but here in this it's pronounced 'the email'. Why is it so?

I'm a shopkeeper in Iran. When I see different people for the few first times (I don't know if it's grammatically correct) I tend to confuse many of them with each other. But after a while, I see the differences. Then I tell myself how in the world I confuse those two very different people? But I repeat this mistake for new costumers. Learning American English, for me, is like that. Sometimes, it's hard to distinguish between sounds of different words but I know with practice (and being in touch with sounds of the words) my brain would do the job to distinguish them. Maybe someday I will laugh at myself for not being able to see the differences.
