Thks for the video. Right now I'm killing myself scrubbing the hell out of some epdm with epdm wash and a broom. Just scrubbing it. The project foreman says the silicone will not stick unless it is 100 percent clean. Seeing this video makes me think he probably don't know as much as he thinks he does. In my opinion, a flat roof should always be finished white. It will suffer much less thermal expansion / contraction, and will last much longer. Also, it makes life easer for your AC. I have used a similar product 5 years ago on my roof (modified bitumen), and we have managed to reclaim the top floor of the house during the summer, which was getting too hot for practical use.

I just used a similar product here in the states from apoc called eterna kote 100% silicone. I cleaned all the seams with acetone and taped them with self sealing, fleece topped seam tape where needed, then scrubbed the entire roof and put on two coats of this stuff, over 1000sqft. It seems like some really great stuff. We’ll see how it lasts. But the heat difference is phenomenal so far!! In full sun it’s cool to the touch!!
@@RX-8GT yeah but nothing close to replacing the roof, I paid about $385-$400 per bucket and used 4-5 of them. I haven’t been up there for a while but there’s no more leaking. I’ll go up in the next few weeks to clean the drain before the peak of summer and inspect it all. I don’t foresee any problems, I hope.

Yes it will, it will bond to anything, just clean up dirt, dust it any debris first and to make the painting much easier since a few people are in a rush to do it make sure it’s dry completely

Please I Wana ask. I want to coat the whole roof and seal it. it has wrinkles and some open seals. Can I use this product all over the roof. Use the product plus the poly fleece sheet for the open seams and use just the silicone paint for the enter roof. Will this be same as coating using bitumen roof sealer. Also does this also provide the solar reflective coating as well.
I do not recommend coating entire roofs until leaks are solved. Wrinkles mean that the membrane must have pulled away somewhere to make up the wrinkle. Most likely at the wall somewhere. The leaks will be somewhere at the flashing. Maybe some seams popped loose with the tension on the membrane. In any event, fix the seams and flashing 1 st with Turbo poly Seal. Once you are 100% satisfied there are no leaks, then you could coat the roof to protect against ultraviolets and to extend the life of the roof

Also epdm and tpo are 2 of the better roofs you can get if you know how to install them you can get up to a 35 year warranty on them and the pvc is better then both of them
Tar is not compatible with EPDM. It could damage the synthetic rubber. Yes yu need to remove the tar and clean the EPDM with a solvent before adding silicone

Thank you. Good practical suggestions and tricks for the flat roof. Similar Recent Case, i.e. 10 yrs old house has a wood deck over a flat roof, covered with an asphalt rolled roof over the garage. Now he found few deck board problem and want to rebuild the new wood deck or do major repair on deck. Roof is still holding fine but I suggest him to address the rolled roof life span (asphalt rolled roof life 10-15 yrs) before spend money for the new deck. Now my question is can he- 1) resurface the current asphalt rolled roof with liquid rubber or silicone seal? 2) Install second layer of rubber EPDM roll or same asphalt roll over the existing old asphalt roll. Please give your expert input. Thanks.
Ok, thanks for the questions 1.Always redo the roof before putting a new deck down. Almost always unless it is a Torch Down 2.Roll Roofing (asphalt Paper like material) is the worst type of roofing material to put on any roof. Never ever do that. 3. If it is a Rolled Roofing material, then you have to strip it off. People mistake Torch Down Roofing material for Rolled Roofing. Make sure because you could have a Torch Down, which is the best. ( To test is to try and tear of a small piece off at a corner. If it tears, it is Roll Roofing, if it stretch slightly, and won't tear, then you know it is a Torch Down. 4. If it is Torch Down, then you can put a new deck over the existing roof. Just make sure the flashing around the posts are in good shape 5. Never use EPDM for any roofing

A massive multi national roofing company I just started working for said they dont do any torching anymore. Just peel and stick. What are your thoughts on this?
Read what the manufacturer specifies. Peel and stick are only to be used on low-sloped roofs. It is not to be used on completely flat roofs. Even on low sloped roofs, you may have to torch the end seams.
I have a brai roof. It's a torch down material with like sand like material on it. It's a flat roof in New Mexico. Can I use this silicon material to apply to the seams where the sheets of brai meet and torched down? My roof is old and I cannot get a roofer to help me till August. Please help

I love your videos! I need to ask if you can use this same patch method and product on a torch down roof? I need to do some repairs and extend the life of my torch down (modified bitumen). About ten years ago we applied GACO rubberized roof coating and it was working awesome. Can I put this product over the GACO to add another layer of protection? The GACO is finally starting to peel in the corners by the scupper holes. Also, I have a few seams around a vent that are needing to be patched. I would love to hear your thoughts. Should I use this product, the asphalt emulsion and webbing or what. I am in Washington State and it rains a lot here!
Hi Sarah - Yes you can. But make sure you use the fleece where any repairs have to be made first. Over cracks, open seams. If the membrane has severe spider cracks, then this would be an excellent way to extend the life of the roof.

The right way to do it you would prime it and put 9 inch peel and stick thats the right way by manufacturer standers and its not the heat that make those bubbles it because water go under the 6 inch peel and stick and froze
It's actually not freezing that causes the bubbles.... it's the water "bubbling". I have some roofing that I started a few months ago.... it has bubbles where the water got stuck under. It has not been winter yet. The water evaporates / boils and expands into a gas.

All you need is to cover EPDM with gravel (ballast). It will protect EPDM from UV and extreme heat! Just do it right and it will last you +50 years without any kind of maintenance.
not so, I have seen so many EPDM roofs with ballast that had piles and piles of stone moved around just to get and find the leaks. The glue never lasts. It becomes a nightmare when you try to repair a leaky roof with stone on it
@@FlatRoofDoctor Yes, stone gets moved in snowy climates. Either by snow itself of snow removal procedure. But it is same case for both EPDM and bitumen. Both should be ballasted!! And repairs for both are painful. But for roofs with ballast you do not need to any repairs for +30 years! And it is down to contractor what he prefers - torch with gas cylinder and hose, or electric welder. What you are showing here got nothing to do with roofing. It is some DIY glue-on rubber. Done this way neither bitumen nor EPDM will last. Well done flat roof with right slope, drainage and ballast gives you at lest 30 years leak free lifespan for both bitumen and EPDM. And this is in climates which experience mild winter winter with plenty of 0*C crossovers which force water in every possible hole. EPDM is newer then bitumen so naturally has less "in real life" experience but so far +30 years with no leaks shows that is equally good with bitumen.
@@FlatRoofDoctor Other thing... do not use glue! Glue is good for DIY shed repair! For commercial contracts you must go with welding! Welds as long as UV protected with ballast will last as long as rest of the sheet!

If you change the color of the seam it will reflect the heat. Even on the top of my truck this has worked.

As long as its either rolled on or brushed on, it should hold for over 7 years easy. Spray on would not be s as good.

You have to use a polyester fleece everywhere where the transition is.

Quick question flat roof Dr after say 15 years of the life expectancy of this Super Silicone Seal can you just apply another layer over it or would you have to replace the whole roof before you can apply another layer of this stuff to it?

I love your videos! I need to ask if you can use this same patch method and product on a torch down roof? I need to do some repairs and extend the life of my torch down (modified bitumen). About ten years ago we applied GACO rubberized roof coating and it was working awesome. Can I put this product over the GACO to add another layer of protection? The GACO is finally starting to peel in the corners by the scupper holes. Also, I have a few seams around a vent that are needing to be patched. I would love to hear your thoughts. Should I use this product, the asphalt emulsion and webbing or what. I am in Washington State and it rains a lot here!
Hi Sarah - Yes you can. But make sure you use the fleece where any repairs have to be made first. Over cracks, open seams. If the membrane has severe spider cracks, then this would be an excellent way to extend the life of the roof.

The right way to do it you would prime it and put 9 inch peel and stick thats the right way by manufacturer standers and its not the heat that make those bubbles it because water go under the 6 inch peel and stick and froze
It's actually not freezing that causes the bubbles.... it's the water "bubbling". I have some roofing that I started a few months ago.... it has bubbles where the water got stuck under. It has not been winter yet. The water evaporates / boils and expands into a gas.

EPDM Seams and walls are terrible but schools like them .rocks thrown by kids don't effect them much with insulation
Also 95 pecent of the time thw leaks are coming from holes in the roof not the seams

All you need is to cover EPDM with gravel (ballast). It will protect EPDM from UV and extreme heat! Just do it right and it will last you +50 years without any kind of maintenance.
not so, I have seen so many EPDM roofs with ballast that had piles and piles of stone moved around just to get and find the leaks. The glue never lasts. It becomes a nightmare when you try to repair a leaky roof with stone on it
@@FlatRoofDoctor Yes, stone gets moved in snowy climates. Either by snow itself of snow removal procedure. But it is same case for both EPDM and bitumen. Both should be ballasted!! And repairs for both are painful. But for roofs with ballast you do not need to any repairs for +30 years! And it is down to contractor what he prefers - torch with gas cylinder and hose, or electric welder.
What you are showing here got nothing to do with roofing. It is some DIY glue-on rubber. Done this way neither bitumen nor EPDM will last.
Well done flat roof with right slope, drainage and ballast gives you at lest 30 years leak free lifespan for both bitumen and EPDM. And this is in climates which experience mild winter winter with plenty of 0*C crossovers which force water in every possible hole. EPDM is newer then bitumen so naturally has less "in real life" experience but so far +30 years with no leaks shows that is equally good with bitumen.
@@FlatRoofDoctor Other thing... do not use glue! Glue is good for DIY shed repair! For commercial contracts you must go with welding! Welds as long as UV protected with ballast will last as long as rest of the sheet!

Flex Seal does not come with Polyester fleece which is crucial for any repair
