Best bar concept I ever witnessed and used it daily for many years. Serve yourself ice cold glasses provided from fridge as you walk in serve your self ice cold bottled beer then pay for each beer as you drink it. This bar has been in Pattaya many years opposite Soi Lenki corner of the junction near Soi pothole. Its full all day long from early morning. It runs with two members of staff no bar girls and the large bottles of beer are cheaper than you can buy a small bottle in any bar in Pattaya. Must be the cheapest bar to run great value for money if you can get a seat. Certainly works this brilliant idea that's loved by its customers.
In koh Kood there is this bar where you just write down what you took and leave the money in a box. One day the Thai owner went fishing and I was the only one there with his dog.

Good video - always believe a bar is a lot more work than most people envisage. I'm a QS and an ameteur in Thailand, but even I can see how the costs soon add up and I always take my hat off to guys who open a bar.
Interesting video mate , good to see other Aussies around , i been there since 2006 , I’ve seen a lot since then , boom times when you couldn’t find a bar space under a mil baht for a toilet sized room , to ghost town through covid . Wish you the best of luck , No people 120k per year leasing the bar , to own it would be around 20 mill or more they wouldn’t even sell the land , and a westerner cant own land without a Thai partner having a greater share in the land or business .
Good video. I remember when all the bars were taken. The land changed hands then covid happened so less than half the bars were left. Looks like it's starting to pick up now there. See a few new good looking bars now.

It doesn't help when the landowners set such a high price for the empty units but I understand from their POV it is better to get a load of money up front than a few months rent when the keys are likely to be tossed back to them. That being said, bars with good hosts that are properly run can build up a following and overcome not being in a prime spot. The problem you have then is how you handle people wanting to buy you drinks all day :)
Before the lockdown the Rompo bar complex was rumored to be shut down for some larger project, I think shopping center. Guess that's not happening now?
Setting up a bar in an area full of closed bars seems nonsensical to me. Obviously the area is not popular. Plus the customer needs something to look at, such as the sea, or a busy road. Not just another bar across a quiet soi. Do a moonlight flit and put your bar stuff in secret storage. Let the tilack have the empty bar and bills. Go home and return when the screaming has died down.
You have to pay also 1000 US$ per month to the police and I don't know how much to the mafia as well. The owner of the Walking Street bar told me he had paid for 8 different mafia organizations but his friend didn't pay anything because he paid every month to the Thai army colonel 1200 US$ and his soldier sit down every night in front of the bar with other security guys and no mafia or police never came in at all.

Early days yet, but we are on track and going to plan. I'll leave it at that for now. I won't be doing a video about that. All I will say is I should recoup my outlay and be running at a profit with 12 months.
If you don't mind me asking how much profit do these bars make every month ? , with such a big outlay up front I don't know how you would get ahead in the bar game.

Hi Greg, low season is fine so far and sustainable. The bar is growing already and our Aussie pub food is becoming a bit of a hit. I'm working to a business plan and so far we are ahead of schedule. When we started we had the capacity to seat 24 people we've already had to increase that to 32, and are adding a further seating for 8 more In the next week. So far so good and more to come in the months to follow. All going to plan we should recoup my outlay and start making a decent profit within a year. Getting time to make videos is the difficult thing.

Every bar around has something fiddling , stealing and cheating! That's inclusive in what you pay for the bar! Don't ever say It doesn't happen in my bar ! It's endemic here in Thailand.
yes it does happen, But not everyone in thailand is a thief or prostitute, That's a pretty narrow minded view. But having said that if you walk around with your eyes closed you deserve what you get.
During my 20's which was the 90's I was bar hopping in Thailand. Like everyone then i was getting on the piss bar hopping and spending like no tomorrow. Sadly now the younger generation don't drink alcohol much and are so health conscious and don't spend nearly as much as mine did. I hope you make a buck but the younger generation are weak and pathetic.
I have a feeling there wil be a lot of smaller bars forced to close in the next few months, cant see it been possible for them to stay open with no customers

I have a feeling there wil be a lot of smaller bars forced to close in the next few months, cant see it been possible for them to stay open with no customers
@@J.mac35 Where do you get this no customer thing from? We do get some quiet days now as it low season but we also still have some really good days, and especially now we have food.

@@aussieinthailand1965 hopefully mate not saying you do but looking at some of the other bars around tree town and those areas that are not busy every night how I would imagine they need to be with rent prices in those areas , I hope to hell im completely wrong and I wish every bar the best of luck
