Please correct my math if I am wrong... around minute 6:18 you ask, Would you rather invest in an asset that makes 7% but is taxed at 40% or an asset that makes 4% with a 0% tax. If we use simple math with $100, the first scenario would have a capital gain of $7 which would be taxed at 40% ($2.80), leaving a capital gain of $4.20. In the second scenario, the capital gain amounts to just $4.00. The first scenario still provides a higher capital gain which in investment numbers that are much larger than $100 can amount to a great deal of money. Am I missing something?
Question on your #3 point, Municipal Bonds. If someone sells a long term real estate property and have a $1 million profit. If they place that total amount into a Municipal bond, it would waive all the capital gains tax?
I don't think so. You may want to look into investing into a "Qualified Opportunity Zone" or "Charitable Remainder Trust" to avoid taxes on something like this.

I think short term cap gains is more like 50% if combine fed and state
