  • Ducted heating systems use air ducts to distribute heated air throughout a building. The return air plenum via the floor in this video is responsible for circulating the cool or heated air back to the air conditioning system to be re-conditioned. The return air ducts must be airtight to the wall plenum to ensure the system operates efficiently and effectively.
    If the return air ducts are not airtight, several negative consequences can occur. Firstly, air leaks can cause the system to lose efficiency, as heated air escapes from the ducts before it can be circulated throughout the building. This can result in increased energy consumption and higher utility bills.
    Secondly, air leaks can allow unfiltered air from the roof space to enter the system. This can lead to a buildup of dust and allergens in the ducts, which can be circulated throughout the building and cause health problems for occupants sensitive to these particles, especially asthmatics.
    Finally, air leaks can cause negative pressure within the building, leading to back-drafting of flues and chimneys. This can result in carbon monoxide and other dangerous combustion byproducts entering the building, posing serious health hazards.
    To avoid these and other problems associated with air leaks in ducted heating systems, the return air plenums in wall cavities and ducts must be properly sealed and airtight. This can be achieved by using Air barrier tapes, XPS Board, caulk products and other sealing materials explicitly designed for use in ductwork mechanical systems.

      It’s the builders not building as per the drawings and the building surveyors not doing the proper checks. Look at all the new building standards that just came into effect in the new NCC. But without making these builders accountable nothing will change

    The Australian building industry needs a good going over. Nothing has changed in so long yet we keep paying for rubbish homes to be built. Volume builders should be banned as they only care about a quick buck and not about the customers or the quality of the homes they're building. If you want a quality built home, use a custom builder and consider an ICF or SIPs house. These can be built extremely tight, increasing efficiency and saving the owners money in the long run, which offsets the extra cost they pay for a quality build. In such tight homes mechanical air systems to bring in fresh air is usually required. The air is filtered and conditioned giving the owner a clean and healthy environment to live in as well as being super quiet due to no air leaks.

      Spot on. If I ever build again I'm going with ICF for the combination of airtightness, thermal break and thermal mass. + Heat recovery ventilation and multi-pane windows to limit the need for heating and cooling. After 20 years living in an Australian builder-spec brick veneer home you realise just how low our standards are and how simple things like insulation and draught sealing done right, would make a difference to the occupants comfort and energy consumption.

    Unfortunately, that's the reality of our terribly low building standards and practically zero completion inspections or certifications. We do however have shiny stars stamped on construction plans... and that's where the standards end.

    Yeah that’s terrible. So many issues. Although I’d say the indoor AC unit probably had filters mounted on it as well (hopefully)

    An energy efficient home or business is more comfortable and saves money in the long run.
    Solar energy on your roof combined with battery storage can make people more independent from the grid and natural gas supplies. Add solar and supplemental electric heating or a heat pump for home heating..
    Added insulation, triple glaze windows, energy efficient doors, energy efficient heating and cooling systems, energy efficient appliances, LED lighting, smart thermostats, solar panels combined with battery storage and a electric vehicle charger in the garage or car park. People are too focused on the short term costs and miss out on long term savings and comfort. Blower door testing and air sealing are under appreciated tools.Even if you have money to burn you should not waste it. Climate Change will impact everyone. Leave a better future for your children and grandchildren. Join in and speak up for the future of the planet.

    Great video on thos topic.iits not just new homes.
    I pulled the toilet cistern off the wall and found the prior owner used masking tape to patch the wall instead of plaster and then painted it over. Disappointing what you find when you have the know how to look.

    Unbelievable. Where was the certified building inspector? This could have easily been picked up, saving a lot stress, anxiety and health issues.

      No cap on the return, and all the exhausts were not ducted to the outside, even though it was documented on the plans that they must be. It’s a complete disgrace.

    Do you guys do inspections to check insulation and air tightness on new builds? If so, at which stage is it best to engage your services?

      Air tightness and insulation consistency audits are done when the building is finished, and the heating and cooling system is operational. We can do inspection of works during construction as well, and we are very meticulous with our reporting marking everything off, on the floor plan.

    Good work guys but where is the return air connected to now? You just capped it off and didn't cut the return air duct into the void lol
    Did you just leave the air handler open?

      The return was going through the floor on this one. We may have missed putting in the B-roll of the ducted return penetrating the floor🙃.
      We are doing a connection via the roof on the next video. It’s a problematic one too, here is a short showing it off.
