    God bless this man who is building a house for himself and the wife or the family… take care of yourself too . God bless the kind soul. PH is too hot in summer. Life is short we need money for convenience but you need to take care of health and your peacefull retirement.Just love❤️❤️❤️

    Thank you for the video and both interviews. As a contractor with 30 years of experience it is very interesting to watch, how houses are built in Philippines. I can say right away that second house does look more solid and agree - foundation must be strong. Thanks for using drone to see around, the views are amazing!

    Great informative video!! This is a different kind of video that I have not seen before and thought it was excellent. I was amazed it I heard it correctly, that for the last couple the roofing guy said if he was the contractor he would have charged 20 million for the project but the couple said they believe it will cost them 6 or 7 million. HUGE price difference.

    My fiance and I just got engaged up in Buscalan (that's where she's from.) As a gift, we received 50 acres near Tabuk. We've started fencing the property now, but I can't wait to start building!

      you do know that no one can own more the 5 hectares under philippine law so I doubt you legally own 50 acres

    Great video Alex..new subscriber here and I've been watching your house tour videos with the expats in Dumaguete since I'm planning to build our own home in the next 3 years.
    I'm excited to see the final outcome of these two houses especially with the one that didn't hire a contractor. It's a fact in the Philippines that you can save a lot if you can find
    a skilled foreman/mason that can oversee your construction instead of hiring a contractor.

    Allow me to convey my inch of thought on this venture:
    1) do you have a written contract with the contractor? Scope of works are to be itemized with corresponding unit price/pay item as basis for progress billings as per accomplishment of works.
    2)is there a warranty period to compel the contractor in rectification of whatever deficiencies at their own cost that might arise after maybe a year from turn over.
    3) at least 10% of the every billing amount is to be witheld as retention money to be released after warranty period expires, to ensure faithful performance of works.
    4)have a deep well for your alternative water supply , it doesn’t cost much but ensure ample supply as utility providers can not guarantee.

    Appreciate your great questions. Great interviews and thank you for including costs. Different approaches, but both due diligence was done. I understand renting...only until you find your deal. It's never wise to pay someone else's mortgage

    Great Video Alex as always enjoy the drone footage and loved the 2 different perspectives. Interestingly I am a Mechanical Contractor in States where i build and rehab houses as well as a landlord. So now semi-retiring as I am moving at end of July to Dumaguete.as I've been there multiple times and know a few contractors there. So I'll see how it goes. upon my living there as my Girlfriend is excited as last year spent a 1//3 of year there and now it will be 3/4 as i phase out and let property manager until i decide to finish selling if my kids don't come in to assist. I personally Don't agree in building a Large home as you want something completely off-grid or self-sufficient and include some space for gardening or growing food and supplies maybe even some livestock Unless you have an agreement with local farmer. Best to get direct. What happens down the road as Taxes increase or his Filipina has to support the utilities, taxes and upkeep as just keeping it clean like a pool is a big expense. But everyone has to choose what is best for themselves.

      These foriegners build big houses to impress everyone, he spends all his savings to Impress his Filipina partner, once the house is built she'll kick him out, he's not the owner, many expats have lost everything by their Filipina lady, don't be the next victim, as an expat myself I only rent, this country is unstable anything could happen in a flash, you need an exist pla, seems these dummies don't realize this, I have a few belongings enough to fit in a small suticase incase I have to leave.

    I Rather pay a contractor and an architect. To make things right. Its because i am afraid thinking that might something goes wrong. And you have to rebuild again the portion that it could be wrong, and more money to spend then. In short, leave it to the one who know and a proffessional one, just saying😉

    We have the same fear building house for that reason I paid the workers that no one can beat their daily wages in our neighborhood and now it is already finished and ready for occupancy also during construction our challenges were when workers are asking for (bale) it means paid in advance because we never know if that workers is going to come back

      An hour away from manila I’m located in the subdivision paying monthly hoa it’s quiet in the neighborhood with security guards patrolling 24/7

    Remember.... doing it by your self it's will cost you a lot too.. because you have to provide your own tools.. this is also not smart thing to do.. if you do it by your self the mistakes can happen often.. unlike having contractors you can after them when something happen.
    Our first house we spent 800k 😅 to provide tools for our house. Compactor. mixer . Vibrator, so on. So on

    Do they treated for termites and tested soil?? Is the place close to the hospital?? Is the place not prone to flooding?? Where is the place located?? Dumaguete??

      So far there are only concrete structures. One is about 15, second about 50 minutes.

      Yes.mine was treated for termites. Build is in Valencia. About 15 minutes to all 3 hospital in dumaguete. Not prone to flooding, at least not my place. We are also have drainage pipes built in the perimeter walls

      I don't think so. There are several hospitals in Dumaguete, both government and private. If someone wants to invest in such an idea, I think it could be possible.

    I don't know how much money you had in the bank, but if it was enough to buy land and build a house it should have been in an investment instrument that can bring regualr income.
    For example, find stocks that pay dividends and dump the money across several sectors.

      They’re not building investment properties. They have no intentions of renting them out or selling them. They’re building houses to live in and enjoy their lives.

    Philippines is good country Fantastic Nature .just several things is concern able there first of all if you decide to live in Philippines you feel poorness always because you are collecting SSA also the health system is base on cash . this is big problem there .
    also even if you bought the lot this is not giving you any financially improves at all lot of expenses
    first the Climent change, the labor, the chemicals and also most important thing is trust to workers . if you are Foreigner they think everything is okay no matter what goanna happen also they think the Dollars in US are on the trees free.
    this is most Philippines Attitude another hands they are okay people nothing extra ordinary but again best in Philippines is Islands you could enjoy a lot

      Iba, Zambales is located in Luzon.
      Check your map of the Philippines or google it.

    Can you help me out here I live in Australia and my girlfriend lives in Philippines but she just told me I can only get a month visa then I need to leave and come back do you know about this ???

      It's not true. You enter the Philippines without a visa and receive one upon arrival. If you wish to stay longer, you can extend your visa. The first extension is for one month, and subsequent extensions can be for two months at a time. After three years of continuous extensions, you need to leave the Philippines for at least a day before returning and starting the extension process again.

      There's no place in the world where violent crime can't happen. Filipinos are allowed to have guns after getting a license for them. Greg is from the US, where guns have been part of the culture for a long time. The fact that they bought a gun is their right to have protection, but it doesn't mean the crime rate is high in this area.

      You're a fool, first I came here to retire, not to get married nor build a house nor to feed her family, I only date ladies, I rent, i have a very decent pension not gonna throw it away. All these ladies are used, have Filipino kids.
