Great Explanantion! You mentioned the tenant costed you $25,000? Curious to know as a beginginer investor, in buying properties with a tenant in place and how you plan to recover those costs. Would'nt that mean your end numbers be negative?
A wrap can be a good solution, but it could be an issue if the note gets called due. I know in your case, Michael, you'd refinance and pay off the note. However, this option may not be available for everyoe, especially newer investors.
Careful going through mail like that on UA-cam. Not sure the laws in your state but typically that’s very illegal. Love your content would hate to see them go after you for that.
