    EMI hurts only for a few years. Then inflation, salary everything goes up and the emi feels not as much. 33000 will feel like 15000 after 10 years.

    I wanted to add something which my father is pursuing - he pays an extra emi every year and increase the emi by 5% every year.
    with initial calculations, he can pay off 25 years loan in just 10 years....

    Har 3 months may interest rate change hota so 20 saal ka loan 25-26 saal may khatam hota hai bcz by default automatically apka tenure increase ho jayega and emi same rhegi

    Again wrong information or saying precisely wrong calculation if he increase his emi amount he have to pay same amount (as interest is calculated at time of loan sanctioning banks takes interest amount first then principal amount).
    If he wants to do something put extra amount in mutual fund or develop more skill to earn more....
    & One more thing home loan lete time nhi pta tha kya 20 saal tak pay karna hai 😂😂

      Your emi will cover interest and principal both. Paying extra amount will reduce your principal only. But I agree with your point that if we have extra amount to pay we should invest in long term mutual fund

    Guys the best way is if you have more 5000 to shell out every month invest in Mutual funds which will give atleast 12+ % rate of interest. Therefore you can pay your home loan much faster later. This is better than what she has suggested. Put it on Excel and see.

    The point here is people forget to change EMI even after their income is increased or whatever EMI bank set for them, they keep it that way. Which cost the net property more . So if u have more savings this year u can increase the EMI. and save more .
    One more way is to pay lumpsum amount u got in ur bday or some extra source of income and reduce the principal. Much more savings on intrest cost that way.

    I would rather suggest to invest seperately 3-5k per month in sip. And after 10-15 years repay the amount to the home loan account. It will reduce the burden.

      Yeah tell that to bank to restructure your emi or loan first they don't do it easily and if they do they charge for it as well. Better invest that extra income in some sip fund.

    Better to spend that extra 5k in a mutual fund which will give 12% return back. So net 4% profit will be there. Rather thn increasing the emi amount and decreasing the tenure. Invest in Mutual Funds.

    This is wrong. The extra payments will go towards your 40L interest, it won't go towards the principal amount repayment. Your tenure of payment will decrease but you'll end up paying the full amount anyway.

    Your maths is wrong for 8% interest for 40 lacs for 20 yrs the emi would be 43,333.33rs & total interest would be 64 lacs
    & If done for 15 yrs the emi would be 48,888.89 rs & total interest would be 48 lacs

    EMI 20 saal hi rehne do...Jo extra 5000 ap EMI me dene vale the uska govt bond ya MF le lo 20 saal ke liye... or ye socho ki extra EMI de diya... Ye investment apko minimum 8% intrest de dega... Joki agle 20 saal me 29 lakhs ho jayenge... So this way loan ke khatam hone pr apke paas 29 Lakhs honge....
    Or haa main safest minimum intrest ki baat kr rha hu... Agar intrest jyada mila to you can do the math...

    If you invest that 5k/mnth at minimum 10% interest for 20yrs you will get approx 38lacs which is i think a better option then increasing you monthly emi.

    I have an idea loan 2 lakh more extra and invest that extra in lumsum investment funds of hdfc for 20 years. You will minimum 20% ROI. Now calculate total amount after 20years. I hope your maths will be good or use lumsum calculator. This is how you can earn by getting loan.

    Extra 5000 mutal fund me or ppf me invest kardo... even if you get a return of 7% over a period of 20 years..majority of your interest will become free.
    So you will end up paying nearly 40lakh over a period of 20 yrs without much interest.
    I guess this is better solution 🤷

    Perhaps, paying an extra 1 lakh per year can reduce a lot of Pain!
