    Sounds like these are studios not HMO rooms. If they have kitchenettes they might well be rebanded and have no comeback. No wonder they will get these rents, studios for couples would command that price. Lovely rooms thought.

    Intresting video, congratulations on such a big project, but with the current interest rate on a commercial mortgage i could see you beeing able to pull out 70,75% LTV.? I had this pryon a smaller project with a childs care home .

    HMOs in my old town in the north west struggle to do £400 a month per tenant

      Surely the first thing you should have known is the local market. It’s Like saying houses don’t sell for a million pounds in Burnley like they do in Chelsea.

    Just gonna throw it out there....but the reason all you property UA-camrs end up with tens and hundreds of views instead of the thousands you probably got on your first videos, is because you only seem to cater to the working employed people with working partners with capital in Bristol etc, instead of going back to where the majority of people I know are sub £70k cash, unemployed and wonderin how to test property flips without ruining their benefits (especially people on PiP etc with inherited money) and people who live alone with no real income to suppliment these mortaes etc. Low hanging fruit developers and investors are easy to find but I skip these people now due to not representin people i know who actually need the education.

      It’s difficult to educate people who don’t want to be educated.
      I’m not catering to a specific audience type. Whoever wants to learn about property, my content on UA-cam is always free.

      Tbh if you're unemployed and living off benefits maybe holding down a job is currently more important than worrying about property.
