    I'm going to have to be very patient with myself. I started applying all I've watched from you so far...not easy. Ingenuity has become my bestfriend, its how I was able to obtain the right contracts at no cost. Estate agents are harsh, some people don't honour their word, but all in all, thank you for providing this information for free. I am shocked at times by the information you give for free. I'm always in the shadows, but I fel it appropriate to comment for once and probably the last time haha.

    Thanks for the video, some good tips in here. Not sure I would call it a premium rental however, if your kitchen is so small that everyone is forced to keep their food in their rooms. you could have made the extension a massive combined kitchen living space instead of squeezing an extra bedroom in that is next to the kitchen. So it was a business decision to make a 6th bedroom but the trade-off is a small kitchen and food storage in the rooms

    I think this is a great video and I party agree with your philosophy that if you treat your tenants nicely, they will reflect that back. As a student and young professionals the only thing I would say is that where is the clothes storage space within the first bedroom? I think the workspace is also really high for a normal desk space. But overall this hits so many points. The amount of plug socket is amazing.

    Love your videos Saj - thanks for sharing your knowledge. My question is you said the mortgage valuer will value the house on its rental income. Which lender are you using and are they valuing the mortgage on bricks and mortar or rental income? I was told commercial mortgages on rental income only interested in HMOs bigger than 6 beds.

    Great video,
    You mention the surveyor basing the end value on the rent, can you expand on this please?
    I recently bought a freehold block of flats,
    Its an old chapel which was converted.
    I am refurbing the whole building,
    And am unsure what my end value will be.
    There is no other building local to compare it to,
    Purchase price 255k, 40k refurb.
    Total rent received will go from 1800 to 2300.

    Hey Saj. just wanted to ask when you were taliing about how much the property generates and said it was £1000 on the 22:00 minute of the video, did you mean each room with an unsweet generates £1000 or overall including all the rooms.

    Hi Saj, that is a lovely place you have built. quick questions i would be interested to know. how do you waste out from each room for your built-in bathrooms when I mean waste out, I am referring more to the soil pipe as of course its very big to go through a joist to the outside

      It will vary in each house. In this case it's through the ally way. We try to keep the ensuites (where possible) to the same side of the house and on top of each other.

    Been watching your vids for a while but hesitant to subscribe, now finally subscribed as I see you give out a lot of quality and honest content. Good job. Do you use the same plan for most of your HMO properties? And does one need a HMO architect to pan out a plan or could I just use a professional builder? BTW, just starting out in this business.

      Firstly thank you for the subscribe I really appreciate it, this is what gives me the inspiration to keep sharing.
      We have a general plan for each HMO. However, as each house is physically different in layout the detailed plans vary. We do much of the design work in house and use floor planning software floorplanner.com/ We still use architects to do the Building Regulation drawings. I hope this answers your questions.

      Another question I would have for them is about trying to pull my money out of a deal. What qualifies a person to do that? Are they looking at my income and ability to pay it back or is it solely based on the value of the house? And how do we go about getting as much money out as possible? I have seen lenders offering up to 80% back of the value, how do i make sure i can get that 80% rather than them just giving me 60%? Thanks Saj.

    Hi Saj, Is the floor area for your built in wardrobes included in your room Square meterage like a normal wardrobe?

      Fitted wardrobes are excluded when measuring the available room size.

    Hi Saj, great video. You mentioned the Valuers base it on the income generated. Could you please let us know what the formula they use ?

      Unfortunately there is no set formula. It will vary from lender to lender. A very crude guide is 10x net annual income.

      Hi Sandeep, of course there is a profit to be made in flipping but you must remember to do your due diligence beforehand and ensure the numbers stack and it is a viable deal for you.

    What should the yearly maintenance cost one should allow for HMOs or do you pay when breakdowns occur

      A fully renovated house like this will have very little maintenance for the first few years. We would still budget around £100 pcm.

    Really great content Saj, Question, Do you buy or have you bought in areas with article 4? and if yes, How do you manage to get the planning permission from c3 to c4, as I hear its extremely difficult? I live in Nottingham and its all article 4 here. Thanks James

      I've not previously purchase in Article 4 areas. Birmingham has only recently become an Article 4 City wide from 8th June 2020. So watch this space as my strategy evolves.

    How much the end valuation are you thinking? It should be way more than £270k

      It should be about £360K. A 75% LTV mortgage will release £270K which should cover the cash we invested in this project. So no money left in.
