Don't take out your grass. New contraction used for vacation homes and 2nd homes are putting in artificial grass just to cut cost. I see many new homes without any grass at all. New construction neighborhoods are being fitted with 2 water sources, 1 for clean water to drink and bath with, and another for recycled water (which is still clean) for yard use.
Great info and very well done. It would be helpful if you included some map pics or links for those of us who do not know the area well enough to follow all the transitions as you describe various developments and locations. I try to follow with google maps but that often is not sufficient.

The development needs to stip. There is way too much growth and that leads to restrictions on the resources on which we all depend. Stop the business that caters to tourism from coming in. They don't have high-paying jobs and the means to contribute to the communities they are in. There needs to be more businesses that will offer better-paying jobs to help offset the cost of living and the high rent prices. The rent for apartments have become so high that people aren't able to pay the high rent prices. This area is becoming more and more unaffordable.
I'm not against responsible development, but I understand and share your concern. I just hope those that are moving in remember it was a recreation area first. The last thing we need is people trying to get the park shut down due to noise, dust etc.
As of now, no. Locals have to pay for a $90 campsite to get access to the park. Go to Quall Creek St Park (off Why 9, north of the jail), they have tons of water toys and a state park pass is only $50 for the entire year.
I hate that all these water intensive developments are allowed by the various local governments. I know growth is inevitable, and that’s understandable, but these are incredibly shortsighted and irresponsible decisions by people that should be more protective of our limited natural resources. I’m sure the developers spun how “water conscious” their projects are, but that’s all just marketing bs to paper over the fact that they’re taking a large portion of everyone’s water for a very select few (Desert Shores, a surf community in the desert for a small number of wealthy people. What a sad joke).
I might be the minority here, but I hate seeing this type of massive development. Just more homes, strip malls, and people people people. Everything that has ruined St. George keeps spreading to other areas.

The jerky drone footage is so confusing going back and forth and circling around. It is very difficult to get your bearings. A flight straight down the road would more informative. Just a thought.
I did before I bought and built there 12 years ago. It is fine. You should be more concerned about aliens coming to abduct you, or that you might fall off the flat earth.

Saw that water park being built. Was there a few months ago it's definitely booming. A beautiful area, stayed at Sand Hollow Resort. Great video!

Everyone have the soil and foundations tested before you buy a home in sand hallow. This place is going to become a ghost town from poor building.
