(Expiry 31 Mar every year) GST inspection : Bribe 12000, Fire Protection Licence : Bribe 7000, Pollution Control Licence : 1 lakh for 15 years (for apartment when the building has one) bribe 20000. Over and above the agent fees of 25000 for all these. Each process takes months and by the time one is complete the other is up for renewal.

Hi Akshat. I have a few questions: 1. What is the assumption regarding occupancy, price, etc. based on which your agent has agreed to pay you 75k /60% whichever is higher? 2. Is this 75k post all taxes (GST, etc)? 3. What are the failsafes you have put in place in case the earning is more than 75k, but your agent under-reports when you are not in Goa? 4. What will happen to the agreement if the monthly income is below the amount guaranteed to you by your agent? 5. As a tourist, the society rules seemed like a mood spoiler for me personally, so I won't prefer to stay in such a place. Keeping my view in mind, what is your target audience? Youngster will prefer inns or guesthouses any day as you can bring whoever you want whenever you want, drink however much you want. Families will prefer full-service proper hotels. So who are you catering to? 6. How will you deal with your neighbours? They will not like this for sure and will try their best to make it tough for you. There have been several cases of rowdy tourists creating a scene in societies. I, for one, would not be comfortable with an Airbnb near my house in the same premises. 7. Who bears the cost for maintenance, damage caused by guests, etc? 8. Can your license be revoked? What is the duration of the validity? Under what circumstances can it be revoked? 9. How will you monitor activities in your Airbnb if you are not living in the same city (not in your case obviously, asking generally)?

I work for them. There have different seggregation of voilation that leads to listing suspension. In most case they are of temp nature and eeviked within 5 days but the frequency of infractions also matters. Well your locations matters the most. Renting is a good idea because built up property tends to loose valuation over time. The occupancy rate is around 50 to 60 percent
I started watching you only recently and this topic really hit home as my dad is sitting on properties and not even renting one! I have been trying to get him to turn a couple into at least air Bnb but he thinks it’s too much hassle. Sadly none of them is a villa. I being a Dr have neither the time nor the experience in business.Also ironically I had asked him to invest in a villa in Goa in 2010(properties were much more affordable then and I really wanted to live there) But he didn’t. After running a multi-team member business for 8 years, I've realised that not every business needs to go from 1 to N. There's much money to be made in 0 to 1. Most of the home owners don't want other owners to run short term rentals like Airbnb as it will disturb the residents. There are lots of complaints on the misbehaving tourists in Goa who come for a wild Goa experience who check-in Airbnb's and create nuisance.

AirBnB gives the host a chance to check reviews of the guests before approving them. This way, you can eliminate a lot of riff raff. We stay in a residential building, and my wife runs an AirBnB from our home. We have never had a single bad experience. My wife is very clear about the kind of people she will allow into our home.

I have observed that you have entered into Leave and License agreement to give permission to another party to enable them to use your villa for holiday home business like listings of properties on Airbnb on the basis of a notarised Leave and License agreement. In order to properly secure your interest as an owner of the Villa property such Leave and License agreement should have been registered in the local sub registrars office and not merely notarised.

Its a complex world, try to build up more knowledge on your own before you take big decisions. You can make small mistakes to understand things better.

Love your content dude and I watch all your videos. I am a real estate investment fan but this video does not make sense to be honest. Following are the reasons - Airbnb concept was started for letting out any extra room you may have in the house. It works very well as maintaining it is easy and you can offer local fkod and experience. Does not work by buying a lone villa and giving it to a company to manage. - Multiple villas built and managed by common staff under owners control still is better than this - It would be better to buy a shop in a city and let out as the you don't need to manage it daily and it is not a seasonal affair - If you say it is a business then cashflow has to be positive. Here at 80% loan on 2cr emi would be 1.6L and nwt income is 75k out of which maintenance for a big villa would be 10-20k per month. If you manage it and rent out for 8 days at 20k per day only then you can justify the cost. This is similar to point 1 above. To give an example for less than half the price of above villa I bought a 16acre farm at Goa border with cashew and mango trees. I can stay there for as much as I want and let out extra room for 5000 per day. Also have caretaker who manages farm as well as guests. Generating income to justify emi for 80% loan here is possible. Again this comment is not to criticise you but have put down what I think and would like to here from you on this.

If possible please talk about the taxation and better way to manage them when doing these cash flow businesses because as an individual you will be heavily taxed on profits. So it would be helpful to guide us regarding taxation .

Vultures and land sharks come to Goa, enter a nice peaceful village, buy land or a house, set up an Air BnB. Before you know a bunch of vultures swoop down the hapless village and turn it into their small dusty town with blaring bollywood music thumping over loudspeakers till the wee hours, louts drinking and zooming through the village lanes, disrespecting everyone and converting it into hell.
I did this startup quite early, my total investment in building my terrace was around 20L. I earn around 1L from that and it has a potential upto 2L/mon. I am quite proud of this😊

AirBnB gives the host a chance to check reviews of the guests before approving them. This way, you can eliminate a lot of riff raff. We stay in a residential building, and my wife runs an AirBnB from our home. We have never had a single bad experience. My wife is very clear about the kind of people she will allow into our home.

I have observed that you have entered into Leave and License agreement to give permission to another party to enable them to use your villa for holiday home business like listings of properties on Airbnb on the basis of a notarised Leave and License agreement. In order to properly secure your interest as an owner of the Villa property such Leave and License agreement should have been registered in the local sub registrars office and not merely notarised.

Now it looks like he is changing his colour, probably because the current market dynamics, people are not interested much. Young people, be warned that dont take any financial decisions or be influenced by them, you can learn few concepts, with their videos to get some knowledge if you are beginner. Its a complex world, try to build up more knowledge on your own before you take big decisions. You can make small mistakes to understand things better.

Love your content dude and I watch all your videos. I am a real estate investment fan but this video does not make sense to be honest. Following are the reasons
- Airbnb concept was started for letting out any extra room you may have in the house. It works very well as maintaining it is easy and you can offer local fkod and experience. Does not work by buying a lone villa and giving it to a company to manage.
- Multiple villas built and managed by common staff under owners control still is better than this
- It would be better to buy a shop in a city and let out as the you don't need to manage it daily and it is not a seasonal affair
- If you say it is a business then cashflow has to be positive. Here at 80% loan on 2cr emi would be 1.6L and nwt income is 75k out of which maintenance for a big villa would be 10-20k per month. If you manage it and rent out for 8 days at 20k per day only then you can justify the cost. This is similar to point 1 above.
To give an example for less than half the price of above villa I bought a 16acre farm at Goa border with cashew and mango trees. I can stay there for as much as I want and let out extra room for 5000 per day. Also have caretaker who manages farm as well as guests. Generating income to justify emi for 80% loan here is possible.
Again this comment is not to criticise you but have put down what I think and would like to here from you on this.

If possible please talk about the taxation and better way to manage them when doing these cash flow businesses because as an individual you will be heavily taxed on profits. So it would be helpful to guide us regarding taxation .

Vultures and land sharks come to Goa, enter a nice peaceful village, buy land or a house, set up an Air BnB.
Before you know a bunch of vultures swoop down the hapless village and turn it into their small dusty town with blaring bollywood music thumping over loudspeakers till the wee hours, louts drinking and zooming through the village lanes, disrespecting everyone and converting it into hell.
I did this startup quite early, my total investment in building my terrace was around 20L. I earn around 1L from that and it has a potential upto 2L/mon. I am quite proud of this😊
