      To be true these airbnb videos are useless. The person who have that much money don’t waste his time watching youtube for financial knowledge/advice . And people with salary around 1.5 lakh per month . They just have money to buy house for himself good education for their children .

    I have been following Akshat sir for the past 1.5 years. Six months ago, I started my own Airbnb business in a small city called Ratnagiri, The villa is named as Sea Nest and the response has been excellent for that property. It has been like my Minimum Viable Product (MVP). I watched this video and it helped me a lot, and now I have decided to expand my business by adding another property to my portfolio this year .Akshat sir has been a huge influence on me, and I even started learning about investing from his channel. I am grateful for the valuable content that he creates.Fact that i am just 23 years old but the knowledge i got is only beacuse of following Akshat Sir.

    Hi Akshat. I have a few questions:
    1. What is the assumption regarding occupancy, price, etc. based on which your agent has agreed to pay you 75k /60% whichever is higher?
    2. Is this 75k post all taxes (GST, etc)?
    3. What are the failsafes you have put in place in case the earning is more than 75k, but your agent under-reports when you are not in Goa?
    4. What will happen to the agreement if the monthly income is below the amount guaranteed to you by your agent?
    5. As a tourist, the society rules seemed like a mood spoiler for me personally, so I won't prefer to stay in such a place. Keeping my view in mind, what is your target audience? Youngster will prefer inns or guesthouses any day as you can bring whoever you want whenever you want, drink however much you want. Families will prefer full-service proper hotels. So who are you catering to?
    6. How will you deal with your neighbours? They will not like this for sure and will try their best to make it tough for you. There have been several cases of rowdy tourists creating a scene in societies. I, for one, would not be comfortable with an Airbnb near my house in the same premises.
    7. Who bears the cost for maintenance, damage caused by guests, etc?
    8. Can your license be revoked? What is the duration of the validity? Under what circumstances can it be revoked?
    9. How will you monitor activities in your Airbnb if you are not living in the same city (not in your case obviously, asking generally)?

      This man would tell if only he had answers. His actual business is UA-cam ad revenue, join button, courses he sells. This house story he has pulled to keep the attention of audience for which actually he is paid, earlier he was narrating crypto Vauld story to get mass attention. He tries to look trustworthy and he is successful. Good salesman.😅

      I work for them. There have different seggregation of voilation that leads to listing suspension. In most case they are of temp nature and eeviked within 5 days but the frequency of infractions also matters.
      Well your locations matters the most. Renting is a good idea because built up property tends to loose valuation over time.
      The occupancy rate is around 50 to 60 percent

    Hey @akshat , heard somewhere that Warren Buffett was also your student in the advance stock market.
    Also, as you can see spacex is not making solid movement in the space program, can you plz launch your biz in space program. I am saying this - bcz you started with some biz case study, then you move to crypto world, then stock market and in between you also get good amount of money from these sponsorship - i think your favourite one was that insurance company promotion. And now this rental ..
    I am amazed how one person can continuously fool the audience. ..but to anyone was just want to increase their hold on internet, Mr. Akshay is the best example... Sikho ense😂

    I started watching you only recently and this topic really hit home as my dad is sitting on properties and not even renting one! I have been trying to get him to turn a couple into at least air Bnb but he thinks it’s too much hassle. Sadly none of them is a villa. I being a Dr have neither the time nor the experience in business.Also ironically I had asked him to invest in a villa in Goa in 2010(properties were much more affordable then and I really wanted to live there) But he didn’t. I’m hoping I can make him watch this video and being a businessman it might change his mind. Some great info though

    "I am more of a 0 to 1" guy - best advice @akshat. In a world where they just tell us about doing a job or building a unicorn, your middle way of running a solopreneur business is very attractive. After running a multi-team member business for 8 years, I've realised that not every business needs to go from 1 to N. There's much money to be made in 0 to 1. Also the peace of mind that comes when you don't have to think "scale" all the time. thanks a lot Akshat!

    Hi Akshat! Checked your videos on Airbnb.
    I am interested in this business, however, I need to buy property and then put it on airbnb.
    So, need to be careful. Would like to know more about the business in depth.
    Here are some questions that come to mind :
    Which locations are best for Airbnb in India? Is it a city setting like Kolkata / Chennai / Bangalore or say a tourist place like
    Pondicherry? Or may be a medical treatment town like vellore, tamil nadu? How do I reserach on this?
    Should the location be in sought after areas like the down town areas / close to the beach areas .
    Because for the sought after areas we need more money to invest
    What occupancy should I look at per month / per year to make a profit?

    Akshat have been following your videos for past few months. Appreciate your guidance and efforts to educate and inform people about making investments. This is a nice informative video about building a business. Appreciate your sincere advice. I have observed that you have entered into Leave and License agreement to give permission to another party to enable them to use your villa for holiday home business like listings of properties on Airbnb on the basis of a notarised Leave and License agreement. In order to properly secure your interest as an owner of the Villa property such Leave and License agreement should have been registered in the local sub registrars office and not merely notarised.

    Hey Akshat... Then u have to reduce property tax, income tax, Gst(if any), regular maintenance.... Then ur returns will come down to 3% to 4%

    i bought a a 3 bhk 2900 square in donna paula fully furnished with everything in the works. I hired a consultant to run my airbnb and after paying they take their profits, I make 50,000 a month which is not bad and they make the rest profit. got few investment in dubai too. Airbnb makes a killing in goa too. Paid 3 cr for the apartment with gym, pool and private gate security included 9 minutes to the beach

    One window clearance to operate an Air BNB in Goa.
    The fees and the bribes to be paid
    Hotel / Tourist Licence : 5000, bribe 10000(Expiry 31 Mar every year)
    Trade licence : 10000, bribe 20000. (Expiry 31 Mar every year)
    GST inspection : Bribe 12000, Fire Protection Licence : Bribe 7000,
    Pollution Control Licence : 1 lakh for 15 years (for apartment when the building has one) bribe 20000.
    Over and above the agent fees of 25000 for all these.
    Each process takes months and by the time one is complete the other is up for renewal.

    Most of the home owners don't want other owners to run short term rentals like Airbnb as it will disturb the residents.
    There are lots of complaints on the misbehaving tourists in Goa who come for a wild Goa experience who check-in Airbnb's and create nuisance.

      AirBnB gives the host a chance to check reviews of the guests before approving them. This way, you can eliminate a lot of riff raff. We stay in a residential building, and my wife runs an AirBnB from our home. We have never had a single bad experience. My wife is very clear about the kind of people she will allow into our home.

    He used to talk only about stocks and claimed that he invested most of his money in that space. Now it looks like he is changing his colour, probably because the current market dynamics, people are not interested much. Young people, be warned that dont take any financial decisions or be influenced by them, you can learn few concepts, with their videos to get some knowledge if you are beginner. Its a complex world, try to build up more knowledge on your own before you take big decisions. You can make small mistakes to understand things better.

    I was making 2+ lac per month from 2017 to 2020 from my 8 airbnbs. Had to close down during covid.

    A great name that suggests a high-end, luxurious accommodation that also offers a peaceful and relaxing atmosphere, as "sukoon" means "peace" in Hindi. The name is simple, easy to remember, and has a nice ring to it. It could also appeal to travelers who are seeking a comfortable and tranquil stay during their holiday in India. Overall, I think "Sukoon Suites" is a great choice for a holiday rentals business in India.

    Goa va POEVA it means po means go, va means come back in tamil u can use the oldest language. Almost all south and konkan language means the same. Most people in gulf countries, meddle east will understand.

    I would suggest keep AkshatBNB, as Akshat means WHOLE, not BROKEN, by providing wonderful, high quality Villas, like 7 star Hotel, you are trying to provide Complete happy holiday experience. Why BNB? BNB is Bed & Breakfast. You are trying to provide more then home like experience to guest. So, I think AkshatBNB is great name.     Love your content dude and I watch all your videos. I am a real estate investment fan but this video does not make sense to be honest. Following are the reasons
    - Airbnb concept was started for letting out any extra room you may have in the house. It works very well as maintaining it is easy and you can offer local fkod and experience. Does not work by buying a lone villa and giving it to a company to manage.
    - Multiple villas built and managed by common staff under owners control still is better than this
    - It would be better to buy a shop in a city and let out as the you don't need to manage it daily and it is not a seasonal affair
    - If you say it is a business then cashflow has to be positive. Here at 80% loan on 2cr emi would be 1.6L and nwt income is 75k out of which maintenance for a big villa would be 10-20k per month. If you manage it and rent out for 8 days at 20k per day only then you can justify the cost. This is similar to point 1 above.
    To give an example for less than half the price of above villa I bought a 16acre farm at Goa border with cashew and mango trees. I can stay there for as much as I want and let out extra room for 5000 per day. Also have caretaker who manages farm as well as guests. Generating income to justify emi for 80% loan here is possible.
    Again this comment is not to criticise you but have put down what I think and would like to here from you on this.

    Akshat, if you are getting 1Lakh per month from villa, that is 5.7%. Even if you invest in somewhere, you will certainly get more.

    If possible please talk about the taxation and better way to manage them when doing these cash flow businesses because as an individual you will be heavily taxed on profits. So it would be helpful to guide us regarding taxation .

    I did this startup quite early, my total investment in building my terrace was around 20L. I earn around 1L from that and it has a potential upto 2L/mon. I am quite proud of this😊

    dont fall for this bull crap.
    Im from Goa, Running an Airbnb in goa is not safe bet if you are non goan.
    Moment locals are disturbed by the tourists menance they will shut down ur place ,
    75k rental in Benaulim rofl you wont earn 1/5th of it for most of year, beaches in salcette are not popular with tourists either its right up north or south.

    Hi Akshat,
    You mixed the terms startup and business. I am sure you know the difference, but your points sounded like you don't. The people doing a startup have a different vision than running a business which is a low-risk venture. Even the issue of equity was not correctly put there; people take investments so that the value of their equity goes elevated.
