With all those drawbacks I prefer buying a house for less money, more space, more parking space and less problems.
Thanks for your comment Robert. It's really all about your lifestyle and budget. Some people want to buy a house but it's just too expensive for them and/or they like being closer to the city. But a house here with a pool in the back....... the best! :)

wonder what the monthly fees would be on say a 300 thousand dollar condo?
It really depends on the building and their budget and if they carry reserves or not....... super generally speaking probably around $400-$600 per month.

Hey, quick question, around the 9:35 mark, you mention not all buildings are eligible for "traditional financing" and there is layer of approval with some condos, can you comment on that more? (I'm looking into to moving to Brickell, and maybe Brickell Key. My property in Colorado is worth around +600k and in theory, I was thinking about selling here, and buying there.) Also, I've been doing a lot of research into moving into the area, is there anything else I should know that isn't always talked about? Thanks for the video. From one Prezzi to another Prezzy.
So sorry, for some reason this was held in moderation and I didn't see it until now. Yes, there is a layer with condo financing that is different than with single family homes. There is a separate qualification process with condos. It's important to work with a lender who knows condo financing very well. Happy to chat, call me any time. 305-793-8965

Hi. If you purchase with cash, you are not obligated to purchase with insurance. If you purchase with financing the lender will require a policy. However keep in mind the bulk of condo insurance is usually covered within the condo association maintenance fees. You would just need a policy for your specific unit. Additionally some associations ask that owners have a policy.
Where can I find out all information and regulations on short term rentals in Brickell and Miami in general?
Hi Julio, sorry I am late in responding, I just saw this comment. This is not an easy question because it depends on the zoning of a particular neighborhood and then also the building rules and regulations. You have to find out building by building based on their specific details and then check with with the city websites and find out about the zoning areas for short term rentals.
What flood zone is Brickell in? Is flooding insurance high in this area? Thank you
Tony, you can use this tool from Miami Dade to search for flood zones. www.miamidade.gov/environment/flood-maps.asp Most of Brickell is in a high flood zone and the streets do flood when we get heavy rains. Because most of Brickell are high rises, I would say that the condominiums carry the bulk of any flood insurance required and you would pay for it in your monthly maintenance fees. For a house, it really depends on the elevation of the home and that specific area of Brickell, it's case by case for the houses around that area in terms of the cost of flood insurance.

Do you know of the condos that allow VA home loan financing in Brickell?
