I'm. a thatcher living in New Zealand. Looking at the state of the roof I would recommend you get a couple of quotes if you haven't already (Parkinson Blackwell are in the area and are very good and Kit Davis Master Thatchers are in Oxfordshire but also work in the Cotswolds). You have two options. One, get the roof repaired by patching and a butt up ridge, which will give you another two or three years of waterproof wear or a rethatch. Repairs would be probably 10% of the price of a rethatch but would postpone the larger cost of a rethatch. I hope this helps. Good luck with the renovations of your lovely cottage.

      This!
I was wondering, though, how much structural work needs to be addressed in tandem with the roof? -ime I’d say to have the thatching removed and plastic sheeting installed well, then the structure can be addressed while keeping water out, and new thatching put up after the walls and roof infrastructure is solid.

@@sierraroseprzybyla3333 Absolutely DO NOT strip the roof without talking to a thatcher first. The thatchers will address the roof timbers and top of wall timbers. It's part of the job. If its water reed, which it appears to be, and not straw, and if its only one layer then it would probably be stripped to timbers, but definitely get professional advice first which I am sure you are intending to do.

My hats off to you! You are gonna breathe such life back in to this cottage :) May I offer you a tip regarding mould? Bleach will only clean the surface, the mould will return pretty quickly as the spores run deep. White vinegar is the only thing that kills the pores - cheaper than bleach, too. The smell dissipates in a day or two. Spray bottle with white vinegar (ONLY THE WHITE TYPE VINEGAR), spray every surface with a fine mist as many times as you can, without adding too much moisture, letting it dry in-between. Then use the bleach to clean any dead spores. Also, don't be fooled by any expensive ''mould spray' - the only active ingredient in any product will be the cheap white vinegar... This comes from a LOT of experience :) Good luck

It's great that you took care of the mold first. Mold can cause serious illnesses, I unfortunately had to experience it and am also highly allergic to some types of mold. After moving I was fit again quite quickly, the fact that I was permanently ill for a year and a half was entirely due to mold and the mold was only visible three months before I moved out, it was hidden.. Your positive energy is simply contagious, you will make it, I wish you all the best for the project and thank you very much for taking us with you! Have a wonderful Christmas!

Ripping out stuff - both the most disgusting and exhausting, but also satisfying and fun part of renovations!
I gotta say, it already looks loads better after this rudimentary clean up. Fingers crossed it stays that way and you don't discover a lot of hidden damage!

My spouses ex trashed a house he owned 30 years ago. Kitchen the same, I know how you feel. Be glad you don't have the addition of animal waste from cats and dogs involved.
We stripped the whole interior. That smell went away gradually as we removed everything. The carpeting was where most of it was. Animal urine did get into the wood subfloor, but you can't remove that part of the floor. We washed it with a mix of vinegar, bleach, disinfectant, and water, sprayed on and wiped off. Smelled like that combo when we were done and animal smells were gone. We let it dry for a couple of weeks then painted it with cheap floor paint, put down underlayment over it. That prevents the smell from ever coming back. It worked, but it took awhile because we worked around the baseboards and door trims. Looking back, we now would have removed all of that first then put it back on when done.

When you love something, it’s natural to take risks. Don’t get too discouraged with all the mold advice. Having renovated my own less spectacular, super young, 100 year old home, I know that the first cleaning is only the first of many cleanings. The home will feel so much lighter by the end.

It's likely the thatched roof that caused it to be left empty - most people are scared of taking that on - much as we all love the old thatched homes. Everybody knows that is the biggie expense you simply cannot do yourself ! Then with old houses there's all that 'must breathe' business which means lime plaster & other techniques that mean ancient expertise again. BUT - what a wonderful place this is, so I hope all your gutsy decisions pay off handsomely - go for it, and you will figure it out bit by bit ! Some projects take an innocent to ever get started in the first place !!! We took on an old cottage with no internal plumbing around 1967 - spent 6 months with a cement mixer chugging away in the evening after the kids had gone to bed, first digging a giant hole, then making a big cement septic tank in the hole - not fun, exhausting, but as we were young & mad as hatters, we got there in spite of it all ! So we ended up with internal plumbing & an extension & loved every minute of living there once it was all done !

So jealous of your smelly quest and will be watching every minute. Even in the state it’s in currently it’s beautiful and hopefully you manage to save and keep everything possible, inc the wonky floors, walls etc. if you ever need a hand just give me a shout! I’d help in any way I can. Not that I have any useful skills lol.

Oh my. I think you would be well advised to use the services of a professional mould specialist. Bleach is not the best solution. It is wise to use experts in their fields to advise you on how to proceed on the various issues. Love your project.

    • @horsemaskreplica
      @horsemaskreplica 4 години тому +7

Exactly. Bleach removes surface mold staining, but it doesn't kill it, so it will come back. Vinegar is better as it will kill it, but with that amount of mold you absolutely should consult with professional mold remediators; mold is no joke and can be incredibly damaging to your health. Wishing you the best of luck though, it's a beautiful house with lots of potential!

I hate to tell you but any of the walls that were wet that are drywall or wall board needs to come out otherwise the mold will most likely return also any of the floors that were covered with linoleum and were wet probably have significant issues with rising damp and need further investigation. Simply coating the wet floors with water proof paint won’t solve your problems and you may even need a sump pump to correct the issue but you need to fix any exterior drainage issues before you make a decision on how to fix the floors. Good luck 🍀 you have a long road ahead.

@ sometimes people who have gone through and had to correct the problems that they have identified can give some insight based on mistakes that were made on their remodels and do not wish an inexperienced set of new DIY’er’s to go through what they eventually had to go through. But thanks for the critique bud.

Bleach is effective at killing mold on non-porous surfaces like tiles, sinks, tubs, glass, metal, plastics, and varnished woods. However, it's not effective on porous surfaces like wood or drywall because the mold roots grow deep into the surface

Hopefully, you will use the correct materials during the repair. If the house was originally constructed with lime, you should do the same. Many owners of older properties that used lime opt to use concrete and non-breathable materials, which can lead to trapped moisture, as well as structural problems. I’ve seen homes where the walls and lime plaster have become powder-like and brittle due to improper materials, such as paint. Imagine the damage that using concrete could cause. This would only be acceptable if the house was originally constructed with concrete, as you mentioned those previous walls were.

Your "extremely well high rated masks" are only as good as the seal on your face. Which is sub-par.
Why not invest in your long-term health with an N95 respirator with replaceable filters? £40!
Black mold awareness is not a new thing and black mold dangers are real.
Also, when spraying large surface areas like that and upsidedown at that, a £15 pesticide applicator with a pump action pressure system will lay down an even spray of bleach mixture without all of the hand cramping and upsidedown shenanigans.
Are there no adults in your circle - someone who has owned a home and can guide you on sound practices and considerations? It seems like so many things that you are doing are simply poorly thought out due to a lack of life experiences and not knowing what questions to ask.

Black Mold is some of the worst kind. My husband and I and our children lived in an old farmhouse in this farmhouse was dear to us. but the bathroom did not have a vent for when you took a shower and so we ended up with black mold all over the walls and ceiling of our bathroom and my husband and I tried Dawn dish soap and bleach mixed together and baking soda we also tried the vinegar solution and just from us having the black mold and we only had one bathroom in our farmhouse. I personally ended up getting MRSA and my twin sons who were in high school at the time also got it as well as my husband! I ended up having an emergency surgery where they had to tunnel, three tunnels in my abdomen under my skin and take out infected tissue. While we lived in that house I had MRSA over 25 times and ended up having to see an infectious disease doctor because of it. My husband must’ve had it 10 times but once we moved out of that house, I never got it again ever and that’s been six years ago please please be careful. I know you’re watching your budget as I can imagine but black mold is nothing to play with. I wish you all the best of luck.
