This is an ideal home for humble people who would leave total refurbishment to one more future generation in maybe 30 to 40 years from now. There is just one common dilemma with technically intact homes like this. Sellers might be tempted to wait for longer and ever longer for these folks with no cool calculated expense budgeting in mind to show up. Rick, would you agree...just by a little?
Prices are all wonky in Maine. Maybe I've been watching your videos for too many years, but when I compare this home to the river home in the Allagash (?sp) same price a few months ago ... there is no comparison, like chalk and cheese.

You didn't say whether the boiler is gas or electric. For the amount of updating it needs, I'd say the price needs to come down a bit. It needs at least one more bath, ensuite for the master, and possibly a half or even full in the basement. That is a lot of acreage but how many people can actually make good use of it?

The placement of your microphone picks up a lot (if not all) of your nose and mouth breathing, swallowing and sinus clearing sounds which (at least for this viewer) is quite distracting, if not all together annoying. If you do a UA-cam search you can easily find a number of audio solutions that will make your videos even better. Sorry for the complaint.

asbestos is great in situ, fire proof and wears like iron. It was the siding of choice for Portland Maine triple deckers and abatement is expensive.

The boiler is oil fired which is the most common source of heat in New England.
