Just to help you out, when you walk into an empty basement. The big pipe is for the toilet, small pipe is for the shower, sink will tie into the toilet . Think of a bathroom and the tub next to toilet and sink next to toilet. There is nothing else to tap into without digging up the floor. So tell people there is stubs for install. Also tell them they will need more stubbing to complete rooms. Along with electrical and hvac. I know you walk through them quick but you have so many that don’t know the process. Also it helps to let them know that no builder Will complete basement and that this can be an extra 60k to 100k depending on what they want.

My videos would be 1+ hour long otherwise but definitely when those interested individuals reach out to me myself and team ensures they are guided all the way through. Also depending on the price point some builders do offer completed basements so “no builder” is not necessary true. The average don’t that’s true. Cost to complete the basement can be much cheaper than your numbers but I understand your sentiments.
I’m curious as to what level of income one must have to afford these nearly $600,000 homes? If these homes are selling, the job market there must be lucrative. Continued success in your business.
Roughly about 130K+ per year combined household income with limited debt. However this is just an example and the specifics of the individual plays a huge role outside of income. So for an example: husband and wife both makes $70K per year = $140K combined should qualify fairly easily. I’ll be bringing some lower priced communities to the channel soon!
Unfortunately debt, Imagine the total cost of the home when you add interest, property taxes, and property insurance. Majority of americans doesn't even have $400 saved for an emergency, let alone contributing towards retirement.
Okay I was just in Duluth Ga looking at some apartments a few weeks ago. It's a nice area and my cousin took me somewhere to eat called Chicago Pizza. But buying a house right now you gotta have some money. Fam I really like the videos but when you go on new construction. Maybe invest in a hard hat or vest because there is always a very high accident rate. Stay bless ✌🏾
It’s all relative to what you’re looking for. Downpayment for FHA is lowest as 3.5% of the purchase price. The market is in a shifting nature so more favorable terms for buyers are being seen so maybe you won’t need as much as you think.

I wish it was more affordable homes in the metro area.. Years ago my grandmother son bought her a 3 bedroom and bath home for 10,000. When my grandmother died my mother paid the mortgage and when she died I paid it off . The only problem was it was in my uncle name. He didn't live here. But when he died his wife put myself and brother out the home to sell for 62,000.. The economy is not for the average person with a salary under 50,000 to ever own a home.🤔😢
Master Bedroom is pretty small and would prefer a formal dining and living instead of the bedroom downstairs since there is a large basement. Thanks for posting this
I wouldn't dare pay $600,000 to live in an HOA Subdivision and those houses ain't worth that with them sticks holding up the roof..HOA tell you what you can do to a house you supposedly Own...No thanks
It's a double-edge sword. While HOAs can impose fines for violating covenants, the rules also protect you and your investment. How'd you like to spend $600K on a house that you take pride in, but your next door neighbor paints their house some shocking blue color or rents it out to lowlifes who haven't mowed the lawn in a month or they parked their broke down car sitting on blocks on the driveway? No thanks, I'll deal with the HOA letting me know if my yard looks a bit unkempt.

The Taylor Morison model is nice but it doesn’t come with a powder room, a basement . And a front formal dining is a no for me.

You got it. But there are a few outlier that still have some decent acreage. Areas like Acworth and Cartersville for an example.
