Omg this is great because I have crazy neighbors that refuse to stay off my land.

This will definitely help identify your property lines but keep in mind it will be more or less accurate depending on the level of your WiFi/net signal etc
I was able to be within 4 feet of my actual lines and markers with the signal I had
I tried using My Phone when I bought my 20 acre Parcel, biggest Issue I've had was the accuracy of the GPS is not 100%, luckily My Neighbor North of Me had His 20 Surveyed and Fenced so I have both the Northwest and Northeast Corners established, I plan on using My Drone GPS which is more accurate for plotting My Fence Line, besides it's more fun than walking around with My Phone....lol 👍🤠
I would say i was within aprox 10 feet of the exact lines from the markers that i have on site and i do have a survey from 2 years back the previous owner made available, but yes the app is not 100% accurate to exact lines and signal strength is definitely a factor.

You will not get exact with this app or any app for that matter unless your using what surveyors use. onX maps is off on my 101 acres by 15 feet or so.

Aerial photography is off 20 to 30 yards if not more at best unless provided from a LiDAR based survey which will still be off + or - 5’. Additionally most county parcel line work has been created from scanned images from many decades old tax maps unless a licensed surveyor actually surveyed the property and shared his electronic data with the County GIS mapping department and they correctly overlay it upon the aerial photography. Keep in mind this is only approximate at best.
Approximate was way closer than my initial thoughts/findings.... my property was professionally surveyed and marked 2 years prior to my purchase, and for us we don't plan to fence the entire 40 acres in nor to build close to any of the boarders, so this worked out great for us..
I have noticed that Google Earth tends to be within 1 m of being correct. If a smartphone has dual frequency GPS and sbas corrections it can be as accurate as 1.2 meters.
If that app is anything like onX map, it can be off as much as 15-20 feet so if you're building something on the edge of your property or building a fence, you will need a surveyor to find your exact boundary line. My 101 acres have survey stakes and I know within a foot of where my boundaries are. OnX is off by 15 feet on almost every side either on my neighbors or too far on to my side.
Yes this and other hunting apps are going to have a variance as well your signal strength will effect the accuracy. I was told i could get within 4 feet aprox of boundary lines using this one and it did vary from signal strength on our property, and i have no plans to build anything touching my property lines nor a desire to fence the perimeter in so for our application the app worked great....

How is Catching Pokemon on your lot? Just kidding. I will give this a try as we have one corner of our lot we have never found. The other corners only have a pink marker. Still want a survey but they are busy. We only have 1.2 aches and need a fence. However we want every inch. Eventually want to buy the neighboring lots. They are up to 10k an acher in our area and we paid $850 for our lot pre pandemic prices. Definitely making money equity wise.
Haha ..... yeah no rare pikachu discoveries yet! The app definitely helped me understand our layout better, plus in July i thought our 40 acres was more like 20 acres by some middle markers i found thinking they were the corners and never owning this much land i thought, well maybe thats 40? haha
Wrong instrument! A smartphone with a gps tracker is only accurate to about 15 feet. Surveyors are required by law to survey in mm. I would not advise using a smartphone for a boundary dispute. A lot of coordinate geometry, spherical geometry, and celestial observations are also used.
Yeah I wouldn’t suggest using this method for exterior fencing of a property or legality disputes but I was able to get within 4 feet of my property markers that were placed during professional survey 2 years prior using this hunting app.
Since the last few years, there have been some GPS circuitry within smartphones that has dual frequency gps, or GPS corrected with something called SBAS, or both. If a smartphone has both, it may be as accurate as about 1.2 meters.
But keep in mind that most survey documents do not label the locations with latitude and longitude.
Only within the last 20 years has there been GPS survey equipment accurate enough to make a measurement within about an inch.
@@jimbell4137 the previous owner on our property had a professional survey of the property about 2 years before we bought it, unfortunately with some run off from the monsoons two of the corner markets were not visible but the other two are and I was pleased to see the hunting ap got us within 4-6 feet of those markers.
We are so only developing pretty much directly in the middle of our 40 acres so accuracy wasn’t pivotal for us at this time.
You have to understand that the lines on these hunting apps are not surveyed lines and at best are only approximate. They are usually lines taken from tax maps that again are not surveyed lines. Tax mapping plots are based on plotting of the individual deeds for each parcel and putting them together to prepare the. Tx maps which maybe further shown on GIS for the locallity

I’m building whatever I want to in the middle of my 40 acre property, and I used this app to find professionally surveyed markers installed aprox 2 years prior to my purchase. So this method covered what I needed to accomplish and was much cheaper and easier than hiring a professional survey person.
If I was installing a perimeter fence or building close to my property lines I would use a different conventional method, however that’s not what I’m doing so once again I do not need to understand anything you are throwing out there.
Please keep in mind that you being a know it all in the UA-cam comment sections means nothing in the real world, best of luck to you out in the real world.
does the app already have your parcels in it and you just look it up? or do you have to get it from your county and then add it into the app?
Now i have to remember how i did it! Haha I think i looked up the parcel number then found it through the app and renamed it once i located it. I will watch my video again and suddenly i will recall the process, get back to you tomorrow....
What exactly is the app that you used? Apparently I can’t seem to hear what the app is.
"Hunt Wise" is the name of the hunting App that i used for this. It got us within about 4 feet of the property lines, the accuracy will depend on the strength of the internet signal you get on your property or from your phone etc.

This app worked out amazing for what we were looking for on our property and from the comments i've received has helped many others.
There is no one size fits all in this world and there will always be some person out there critiquing everything they watch or read thinking they are the smartest man in the room......
