1660’ of waterfront on the Penobscot River! Need I say more?
This unique property is 16.4± acres of land on the shores of the Penobscot River, and an additional .7 acre lot across the road, making the total amount 17.1± acres. The sandy loam of the property has made this an ideal spot for farming through the years. The seller used to plant 1100’ rows of potatoes in the lower fields near the river, and still has a 32’x62’ garden behind the house yearly. The wildlife on the property is abundant. Deer have their fawns every year on the property down by the river. Beaver come over the bank from the river to cut small trees, and ducks and geese are plentiful. The fishing from this spot is absolutely amazing!
The property also features a 2550 sq ft. farmhouse that was built in 1898. The seller lives on the first floor, and has the upper level currently blocked off. There is one bedroom on the first floor, one bathroom with a large stand up shower and washer and dryer, a large kitchen with a beautiful antique wood cook stove and a butler’s pantry, a formal dining room, and a mud room. There is also a formal entry in the front of the house that features a wide yellow birch staircase. The seller has added insulation in the downstairs walls and replaced the plaster with sheetrock.
The second level has 3 more bedrooms and a lot of unfinished space that the seller had planned to finish. There is a layout for two bathrooms, another bedroom or inlaw apartment, and an open area at the top of the stairs that could be used as a sitting area to look out over the river. There is also a staircase on the second floor that leads to the attic.
The basement has a pointed granite foundation and poured concrete floor. The HWBB furnace and homemade wood stove are located in the basement along with the new hybrid hot water heater, which also works as a dehumidifier. There is a wood shed at one end of the house that will hold 2 cord of firewood and has a poured concrete floor. The large barn on the property has rooms that have been used for potato storage, grain storage, and has a parking spot for a vehicle. The two sheds on the property complete the package. Come see this property today!

Very nice land -- never thought in Lincoln houses in this shape could fetch $280k? In January some acreage just sold for $30K for 3.3 on Penobscott River in Enfield - short ride down the "crick". So maybe the land itself here is worth 90K or little more and $190k for the building might be too steep - but you never know in this market. Folks got a lot of cash on the slide-lines and eager to spend it - houses still go quick. Will be interesting to see what this sells for. Thanks for the video!

@@goingagainstthegrain best places to live in Maine depending on your needs for hospitals, schools, city life and such is staying south (e.g. Bath and South from there). If you want none of that stuff or its less important--Around Macias to Lubec - lots of bang for your buck (even ocean waterfront).

lots of potential, nice to see a price listing after so many recent auctions. I would have liked to see a map of the lot and or explanation of the road frontage. Seems a neighbor or 2 is quite close for a 17 acre lot so the shape is perhaps triangular?

I have been looking at properties in Maine for about 7 years. It is quite common that the neighbors are located rather close to each-other when there is so much land. My guess is it has to do with where you can drill a well and possibility slope of the land for drainage.

Great potential to renovate the house for your needs and possibly to build a second home? The outbuildings are in need of complete replacement before they fall down. It’s certainly an opportunity for the brave and someone who has the funds to do the amount of work required. This is a large undertaking for sure but at the right price has potential to be something special.

Absolutely stunning! But.... Why are you not a fan of attics? Is it haunted? 😂 I'm sorry, I just thought that was the funniest thing to say.

When you own property like that, is anyone else allowed to fish/walk along the river front without permission?
