      I've been watching her videos for a bit today, and It's making my jaw drop LOL. I spent 5 years of my childhood in the bay area, poor as the dickens, and decided to look up that childhood home... $1,300,000 FOR F****S SAKE. My mom and step dad bought it for $200,000; and in just 20 years, it's $1,300,000... absurd.
      Unfortunately they sold it at a loss, when they split up a couple years later. RIP

    I love, love, love that floor! So many go for the dark wood, or the gray wood - that light wood looks so much better; modern and expensive. What a difference.

      Yep that’s been the trend here in California for ages. Dark floors went out of style in like 2005.

    I'm liking this house reno!
    Perhaps I'm old now but is this house really considered 'tiny' nowadays? Looks like a perfect medium (certainly not the big boxes popping up over the last few decades). I love it.

    Your book stresses the importance of turning around properties quickly in order to keep the costs of borrowing money under control. This project is relatively small but I didn't hear how long it took to turn around the house. Very good renovation!

    It’s such a light, bright and airy house now. I love the large window in the living room. You’re right, the view is fantastic. I love what you’ve done with the kitchen. It’s now a home anyone would love.

    I love the remodel and how you kept to the style of the home. I agree the gold brass handles go with the design of the house. I am curious on the stairway. I was considering doing the horizonal railings on the interior steps on my flip. Can you please tell me if the railings are metal or wood?

    1,2m for a home that only has one small bathroom? Not even a half-bath/powder room additionally? Sorry, this is crazy!

      lol it’s the Bay Area.. this is actually considered a good deal.. most 1-2 bed rooms are between 850-1.5 m depending on location. And 3-5 bedrooms are 1.8 - 2.5m
      Regardless, with high interest rates pricing should start coming down over the next few months/years.

    Trees make the house more attractive. Please choose a different color next time aside from the different shades of gray. This house is better in color white with black trim.

    Normally love the vids.. but how on earth are you supposed to open the refrigerator door with that layout??! ESP with modern double door refrigerators that swings open

    A bedroom with no bath on the main level? That’s a problem for many families. That bedroom would be a great office. Going up and down stairs multiple times a day? That would suck.

      yeah, she didn't show it this time, probably not much to see. I would have found a spot to put a half bath downstairs, even if it meant losing part of the downstairs bedroom, with the balance an office space.

    I get why you would remove the shade but for a buyer, I am sure that window treatment was custom. It is a shame to get rid of it if it was cleanable. The owner will end up spending a lot to regain privacy.
