All power to you, your criteria were great. I bought property, paid it off, poured my heart and soul into it. The mistake I made was one you were aware of, I didn’t calculate on adjoining land being sub-divided and turned into suburbia. I endured, constant trespass, damage to my plantings, stealing from my fruit trees. Then the Local Government tried to re-zone my land so that nothing could be done to it, to meet their “green space” objectives. I had enough and took the local government to court and forced them to buy the land off me at fair market price for the land without the ridiculous zoning they tried. I made a very good amount and have been searching for land to try again. I love central Colorado, but couldn’t survive the winters, I love parts of Arizona, but their local governments can be awful once they have you in their grasp. I love the hill country in Texas, but way to expensive. I’m tempted by some of the Southern seaside countryside, but also wary of their local government.
I appreciate your effort. I left Colorado because the government kept encroaching our life. Eventually regulations changed our water use, then it was land, then it was being to close to Federal land. And on, and on, and on! We moved. Wishing you the best.
What were the restrictions that became problematic? We have land in Northern Ontario, Canada. Unincorporated township doesn't have restrictions and the area we're in has a lot of water and predicted to get more water due to local geography and climate change. Haven't had any issues getting our house built aside from being forced to be off-grid.
@runningfromabear8354 we had cattle, EPA came and said we had to put them in an enclosed area and build or purchase a retaining building for the dung. Then they came back and said we had to keep the cattle out of the creek as they were peeing. So we got rid of the cows. Afterwards we no longer had trout in the stream because the cows were no longer providing food. It was a vicious cycle. We were told to keep them away from the fencing to forest land, yet someone else had a permit to graze. It is too much, we are no longer young and able to fight this garbage...so Idaho was more friendly.
Congratulations on finding your property! Looking forward to seeing your progress and success! Wishing you all the best - and patience through your learning journey.

This made me tear up. You guys are actually choosing the lifestyle you want to live. So many people do not have the courage, skills, or resources to be able to do this.
you mean money. most people can't do this because by the time you add car, rv, land, then home it will be around 250-500k. Depending on how big you want your home ofc. A cheap cabin would work but after foundation and materials, yea. I'll do a breakdown. their vehicle and RV were probably 10k. Add insurance, gas, food, etc. The land will be at least 20-30k minimum in Colorado. Not counting property taxes, water, and electric. Even off grid solar, sewage, and a well or water source is going to add a bit, so I'd estimate another 7-10k. On the low end this leaves about 200k to build the cabin/home. Add tools, materials, and time. You might have 20k left over. Can't survive off that so you need a job. Ideally work from home(+internet). If not, 30 mins from a small city and or 2-3 hours from a major city. Gas will be an issue as well as time spent driving. Ofc this can all be done for less, but anything less than that low end isn't going to be worth it Imo. On top of that, neither of them knows about building, at least that's how it sounded from her voiceover. I want/ed to do something similar and have researched all of this.
Im excited for you and your journey! You are living a life most people only can dream of! Im 55 and just bouvht my homestead. Shouldve done it sooner! God bless! Good luck! Youre never gonna regret this! Your videos make me so happy! Ty!
You are such a good story teller! Ive heard your story but always interested in hearing about it again and again. Here's hoping public lands stay public.
That's what I thought. Now, I'm hoping they don't have aggressive creatures visiting, trying to run them off like we had. 20 years, and we couldn't win. They can push your home off it's very foundation.
You said one word and I now know where you are. If I am correct. You picked an awesome place. You are right. The people are like none other. Looking forward to going back to that area. Been searching for the past three years for our place. Got a 28 footer & my truck. Have seen a few places online but I won’t buy till I have walked the land. Spent half a year through the winter in an army tent building a cabin for a friend now it’s my turn to build my own.
Good luck. Wait until you apply for permits--if they are needed. Zoning and building codes can be tricky. Typically, you can't just slap a house up. There are lots of inspections throughout the process: foundation, building, HVAV, plumbing, and electrical are the typical, but where you are, it may be different, and you never know what's in the ground until you start digging. Make that one call to find out - even off the grid.
Or till they find out that campers are not permitted on the land or you need engineer and architect to draw up a cabin plan and no wood stove allowed for new construction. List goes on and on. When we were looking for land my first question was if the county has building department.
