I'm scheduled to stay there this late fall/early winter, in a place beside St. Mary of Roses. I've never been abroad before, and, from what I see, Assisi is incredibly beautiful. Florence, but Tuscany in general, is among my most favourite cities and regions in Italy. Umbria and Assisi are quite different; many can confound the countryside from one to another, but they're quite peculiar in their own way
The Cathedral of San Rufino is NOT where St Francis was baptised. The font inside is the actual font, but it was in St Maria Magiore , which was the cathedral during St Francis time. The font was moved here when San Rufino became the cathedral. St Clare was baptised in the same font, and her home was just to the left of the Piazza San Rufino. There is a small chapel there to mark the place.

On the other hand I personally love avoiding the touristy areas in favor of seeing where the people of the town live and walk. I'd prefer going to where the "locals" hang out.
