I have a rental in Nice France & the maximum period you can rent short term is 90days or up to 23000€ they also are limiting short term rental licenses to 5 years… all of this is a good thing imho
if as a non resident you want to buy and rent in Spain you are in for a real tough time, especially if you have a bad tenant.....and some tenants take advantage of it when they find out you are not a local
I prefer letting for long term. 100% less problems in long run.
Exactly the same issue occurs in tourist spots such as Cornwall and Devon. But holiday letters pay upfront and on AirBnB have reviews left by previous owners. Longterm rental is a minefield of renters rights.

Rent long term to Local.. Holiday let's are a pain in the butt.. Neighborhood /&police called out. Parties all night/ loud music... Orrible lot..
Rent to a local and they break everything and ask you to pay. You end up losing money after you’ve collected their pittance and paid all your taxes and bills.
It’s a tricky one; I currently pay 850 euros a month for a 2 bed 2 bath near calahonda and apartments in my complex go for €100 plus a night on Airbnb, mostly the apartments facing the pool. So if you’re buying as a holiday let make sure it’s facing the pool haha

Cheaper on the Costa Blanca, we rented a I-bed apt last winter in Torrevieja, 3 months, for 400 euro/month inc water and wi-fi. 3rd row 2mins from 2 sandy beaches and 5 min from centre

It's a problem here too in tourist areas such as Cornwall and Devon. Why rent for £1,000 per month when you can holiday let for 3 or 4 times that?
The problem is if you rent out a property long term the tenants have incredible rights and if tenant stop paying rent big problem getting courts,to wvict them and chances od getting back rent owed nigh imposible. Ive had,this problem and its heartbreaking to see your investmenr going down the drain. So can understand people taking holiday rent option
happened to me too...took 3 years and the tenant left to rip someone else off
I personally know several people who have no choice but to live at home and they are in their late twenties / early thirties. It’s a scandal. The Costas need more Social housing.
Just got a non payer out . My Spanish lawyer did not hold out any hope in benahavis . She said it could take years to get them out. Fortunately the tenant who had not paid for eight months has a property in the UK and I am chasing to get the UK CCJ charged against his flat in London. It will be over 30,000 euros debt.

Seems to me that authorities should tax holiday lets until the pips squeak or invest in rental homes for Spanish and permanent residents only.

Never again! I rent to a local and can't get them out. That's the main reason people stick with holiday lets!

Agreed. My friend had this problem with her long term tenants (a family with a kid and undeclared dog). The law protects the tenants. That’s the reason I can’t rent to families.

Funny to hear that Spain is short of workers. In the UK we are told by the remoaners that the shortage of workers is caused by brexit. Mind you, airports in Australia are very short of labour. I suppose that cannot be blamed on brexit either!
