  • In this video we talk about, what we think are important ommissions by property buying programs when you are buying a property in Spain, or anywhere else.
    In the first couple of series, I think they did mention communal charges but then stopped. Maybe the producers thought it was "not good telly".
    We love A Place in the Sun and watch all the episodes and repeats and I'm sure they don't mean to "pull the wool over anyone's eyes" but we think it is important to know about the 10% property tax on top of the wiggle room price and the communal charges which can be quite substantial.
    Ours, fortunately, are only 87.30 euros every 6 months, so about 15.00 per month.
    We think everyone will appreciate a solicitor would be involved in a house purchase so that would be a cost everyone would expect.
    Another surprise for us was the non-resident tax which we didn't budget for. It's not too bad, in our case it's about 280.00 euros per year.
    We may do an episode on that at a later date.

    Glad to hear you letting everyone know about the HOA fees, we always say the same as you when we hear them extolling the virtues of buying these wonderful properties. We owned a condo on a gated community in Palm Springs CA, the HOA fees were just shy of $400 per month, and the restrictions are another story although they apply to everyone, they can sometimes feel draconian. Keep up the good work!

    You are spot on with all the financial “extras “ to be taken into consideration. We bought our property in Canaries off plan 2003 , finished 2006 . Had many many great holidays in the sun .

    Great video guys & good to see you back. Good info. re hidden costs & as a general rule add on 15% of the house purchase to cover costs, also worth mentioning the standing charges for electricity & water, for obvious reasons we haven’t been to our house in Atalaya Park for 15 months but aiming for September. So, although the electric & water has been turned off we still pay a monthly charge for electric & a quarterly charge for water so something for potential buyers to be aware of.       Hi Bryan and Debbie, yes, standing charges are another one to consider, we are still paying for water, electric, about €18-23 per month and our wi-fi which is €20 per month from Connect Fibra plus the communal charges and non-resident taxes. It all adds up and doesn't bode well when you can't get there because of the pandemic. Anyway, we are looking forward to getting there and making the most of it.

    Only very recently discovered your videos. We watched Place in the sun for years before we moved to Spain (Rojales) and we still watch it now except these days we shout at the screen "what about the purchase tax..?"...!

    Great video again! Keep them coming, loved the drone footage. We have booked to fly out on the 20th of this month for a week to go check the place over and the local bars and restaurants. Like the look of Frank's restaurant which is pretty much a steak house...

    Hello Mike and Yvonne - It is Nov 2022. I do not own a place in Torrevieja but I stay in my Sister Paulines Apartment anytime I go there. I normally Drink in Murphys on the Park (Naciones) or MInos - 2 euros a pint and 1.90 for a soberano in Minos.

    Adding the fees takes a €100,000 property up to around €115,000. DO NOT take any notice of an agent who says that they will record a lower sale price so that you pay lower fees. Its totally illegal and can lead you into all sorts of problems. Go by the book and be able to sleep at night.

    Make sure that the habitation certificate is valid, otherwise it’s another €500 for plans to be drawn up and approved, without it they won’t connect water.

    Good to see you both again. We are back on august 25 for a cheeky week. Maybe see you at oasis. With regard to the pharmacia opposite habaneras for €40, we were told by a lady that it doesn’t include the correct stamp. We don’t know if correct or not.
    We got our rapid antigen test at la siesta clinic for €50. They have a website and can be booked online. Stay safe, best wishes..Alan & Cher 🥳😎

    Well done guys for the update on buying homes. It is as you quite rightly say “A place in the Sun” never tells you.
    That programme has been going 20/21 years now. A very popular show.
    I did hear that channel four won’t be recommission it after next year. Not sure how true it is, but maybe part of the sell
    Off if channel four.

      with problems when they realise they can’t afford it.
      I know someone who went on that show
      and they were quite badly treated on the last of filming they were asked to leave the hotel they were in. Almost kicked out in the streets.
      Not good.
      Yes all and being good I go at long last
      on Saturday 24th, have the jabs, the electronic and paper certificates.
      The PCR tests in Torrevieja seem to be
      the best value at Imed opposite the shopping centre.

    Love the videos Mike and Yvonne , this will be the first year not having my autumn hols in Montesinos ,it was very quiet there last year but masks and isolating on my return, i thought best to wait and see. What model of drone do you fly . Keep safe Peter

    Hi Mike & Yvonne. Hope your both well. The old tourist attraction by the pink lake. It’s called la caracola. Designed by Japanese architect Toyo Ito…. 3 were planned to be built. The plan was to build Spain’s largest SPA..but financial mismanagement and environmental concerns led to conflicts and project abandoned. Destroyed by a fire in 2012 … it is completely mosquito infested today with a distinctive smell 👍👍👍

    Very Interesting Video ...Here in Florida USA we pay US$3,500 Communal Tax per Year and this amount is only if one Pays in Full Annually if it is Paid Quarterly there are Interest Fees .....Home Insurance is near US$6,000 per Year that Covers Wind,Flood and Home Interior ...This is for a 3/2 Vila or as we say in the US Single Family Detached ...Then there are the fees for Water Sewer Garbage Electricity and the list goes on .........

      Wow, TC that is some serious money for communal fees in Florida, but it is very beautiful there, I know the committees are very keen on everybody making sure their grass is cut and everything is so clean and tidy.     I have just discovered your channel, having watched the episode about you both buying your property in Spain. I have since watched all of your previous episodes and am really enjoying them! We moved to Spain in 2015 so have already been through the buying process(twice!). We know the area you cover well and it is great seeing all of the drone footage - it looks so different from the air! We popped into the Oasis complex last week and had a drink. Work is still progressing. They are working on the pool and function room at the moment. Looking forward to seeing more episodes when you come back over!

    A good video content as always. Just one point, to return to the UK at the moment you need one of the following tests PCR/Lateralflow/antigen test. PCR being more expensive around €80, the antigen test is around €40

    Hi Mike and Yvonne, hope you're both well. Firstly, thank you both for your insight in Torrevieja, I'm currently looking at properties there to purchase a few of which are between the lakes. I was wondering is Torravieja centre within walking distance from the lakes or too far to walk? Also, if you go into Torrevieja I'd love a tour of the streets and beach front as your vids give a good feel of the place. Also...I'm cheeky I know with all these questions/requests...could you give any info/insight into letting property out to holiday makers in Torrevieja and any info on different areas to buy too. I'm hooked on your video now my minds made up but honestly, thank you again, it's making grey August days better here in Lancashire ;)

      Hi M Viz, thanks for watching and commenting. We are very well thanks and we hope to be over there again by the end of this month. We hope to do some more videos in lots of different parts of Torrevieja while we are there. We may even try a live video.
      The area between the Lakes, we would class as the areas of El Chaparal, Torretas, St Luis, La Siesta, Limonar, Altos del Limonar and up as far up as Los Montesinos. It's the areas at the side of the CV905 road which comes out of Torrevieja. Where we are in Altos del Limonar in Torreta 3 it's about 2 km to the city. We can walk to the centre in about 45 mins or 15 mins on our bikes but where the lakes are closer to the city (The Pink Lake) its a shorter walk.
      We don't know anything about renting properties in Torrevieja, we are basically retired and do as little as possible except make videos we hope people will find interesting and helpful.

    The biggest con in Spain is the electricity charge, it’s done monthly, we pay 40 euros a month. Also the extra for buying property equals 13% ......great videos, keep them coming.

    Happened on you by chance, I live in Benijofar on the Costa Blanca, about 20 mins from you. Just a quick note, I would try to book your test at the chemist before coming or if you know someone on your urb that they can book for you. I have just heard that most pharmacies are booked for the whole of August and going into September, a friend has just booked for September, they were turning people away for August!! Hope you have good vacation

      Hi Sharon, great information thanks. We are coming for 90 days from the end of August so hoping it will be a little better by the time we have to go in November. (It could be worse, who knows...lol)

    Hi Guys lovely to see home. We have an apartment in Los Altos Punta Prima sadly due to Covid we've not been home since September 2019. We're due to fly out this September but I recent paying for PCR tests. Not so much when leaving Spain, but when you get home. I don't think you mentioned you have to have another PCR test booked 2 days after you return. I believe it may cost us in total £300 and I totally resent that. We're desperate to get back home but not that desperate.

      Hi Robbo, Thanks for watching and commenting. Yes the tests are very expensive and we feel the same. When we return after our trip which is from the end of August to the middle of November we are hoping it might not be required on our return, but it seems to be going through quite a bad patch at the moment and could even be worse. We will just have to bite the bullet and do what we have to. The tests from the pharmacy opposite Habaneras are no more than €40 each so that's not too bad. Back in the UK not sure how much, just done a search and Dante Labs are the cheapest I can see at £49. That's why people are stopping at home, a family of five could be paying a small fortune just for the tests, as you well know.     Hi guy's, great footage. Another thing they never mention (although to be fair the series was filmed pre Brexit) is the 90-180 day rule which unfortunately makes it very difficult for Brits to move to Spain permanently

      Hi Tom, yes you are correct. It is more difficult to be a holiday home owner now with the 90 days restriction and they haven't made it any easier to become a full time resident either. There are a few extra hoops to go through now that we are a third country and the application
      has to be made in the UK initially and it's quite expensive - do-able but not as easy as it was.

    I think the extra fees for the gated community is worth it for extra security. I used to own a property there prior to it becoming gated and it was a free for all for undesirables. It also makes the street safer from speeding cars

      They are not really hidden extras as such, it's called doing business apparently. You have to play tough and ask all the right questions. They will not volunteer any information, no matter how important it may be. Once you contract to buy you can't pull out without a forfeit, same applies to the seller. By that stage it's too late to find out about additional costs, so get all that information upfront BEFORE you commit to a contract to buy.
      Don't be tempted to by-pass any "rules or processes" and no cash buys, you'll get burned sooner or later. Get your own notary from another area, preferrably another region altogether. It's well-known that many will be in cahoots with eachother in any give area, which will leave you wide open to nasty surprises. Without a thorough notary job to conveyance all aspects of the property, you could end up "inheriting" any debts associated with the property, the same applies to buying cars. The Spanish Laws are different to what you may be familiar with, so you'll need expert advice from trustworthy professionals. Finding them is another thing....

    Just like UK , after buying you still need to pay the solicitors, etc.. so same all over, but for sure PITS do not highlight but buyers know .... always negotiate the price down and save a few pounds , and remember better owning than paying hotel bill for 20 years or worse buying a caravan!!!.. Torrevieja is a great place

      It's good that PITS do explain and tell the guests all about the extras but like you say its a shame they do not highlight this to the viewers.

    Hei, I have owned several properties in Murcia and you should always add around 11% to the house price as a rule of thumb to cover all other costs.

      Here in Madrid, Spanish people often don't pay more than 4% on fees. It's a question of which estate agent (inmobiliria) you deal with. On the coast, it's well-known that fee fixing goes on to squeeze more out of foreign (to Spain) buyers.

      I agree, l am shouting at the tv every time l watch this program, they obviously have to edit it to fit it into the time frame but even so...they very very rarely mention communal costs and never the purchasing or running costs. Another thing that drives me mad is when Yasmin or whoever says of a tiny apartment 'You can get a rental of 400 euros a week in rental for high season', yeah right....Anyway, as you may gather, l bought a place in Spain once and l did sell it. l would still get another at the right price, even if l could only go over for 80 days in the winter. l am assuming prices will drop as many x pats will have to sell up, l don't mean that in a mercenary way, it is just the way the market will go l expect.What do you guys think? Glad l found your channel.

      @@amandaroberts5111 Yes, Amanda, thanks for your comments, We think it will have an adverse effect on holiday home buyers buying in Europe in general due to the 90 day restriction since we left the EU. We think if one of the countries, preferably Spain chose to have a reciprocal agreement with the UK others countries may follow. We give EU countries 180 days in 360 and not the scenzen 90 days in 180 which is far more restricting.

    You mentioned el chaparel , torreta 2 etc ? Are these classed as areas of torrevieja or are they what is known as urbanisations ?
    Are they all relatively close to each other ? And in particular Torrevieja city/town centre area ?
    Are there bus routes between the areas and torrevieja centre ?
    I'm trying to get to grips with the area from afar . I will be trying a visit when able , but just to give me an idea .

      I'm also trying to get my head around Torrevieja from afar, especially the bus system. I've found that the app moovit helps a bit with the buses, I don't know how accurate it is though.

    Hi Mike was over there last week completing on our house purchase in lo marabo by the Aldi
    Quarantining at the moment but hopfullout tomorrow after test to release result back
    Also looking to get back over there in late august got to sort out WiFi and buy some new furniture for external areas
    I’m a big guy so where would you recommend for pool loungers etc not the sort of some sit on it once and it breaks

      Hi Gary, sounds like your in the posh part of Quesada. We bought some sunbeds from Aki and they seem quite strong. Carrafour in Torrevieja sell some decent ones. There's a place called Jysk near you off the CV905 if they are still there. I would just avoid the china shops, they tend to be what you don't want, a bit flimsy. Our wifi is with Connect Fibra, they are €20 per month and its very reliable as its cable. Not sure if they are there where you are but worth a call to see I would say.     No. They don't tell people back home that you must pay all the extra fees, but they do tell the people that are on the show, I know because my sister and her husband were on the show. Before filming, they are told all the extra fees that they need to know about..

      Hi Gerald, Yes we are going to talk about this in the next video. Holiday home buyers have to pay non-resident tax which is due at the end of December every year. The amount is based on the cost of your property. It is payable in all parts of Spain

      Hi D W We can only speak for Torrevieja as we have experience living here. We have been to Costa del Sol but the prices there are much more than Costa Blanca South. Even in Costa Blanca to the north of Alicante City is more expensive property wise. It may not matter to you about the extra cost we don't know, everyone is different.
      We always say as our videos state, you have to go to the places you are interested in and spend time there to see if it is right for you. That's what we did, we looked at dozens of places before we knew where we wanted to be. Hope you find the right property for you, best of luck from us, best wishes, Mike and Yvonne.

      Hi Patrick, the sunniest place in Spain is The Costa del Sol with 3262 hours of sunshine according to the National Meteorological Agency. But The Costa Blanca is not far behind with 3250 hours of sunshine. In winter it can get cold at night anywhere in Spain.

      Ive been there in the winter .nice warm and bright through the day . But with clear skys it can be freezing at night . I bought a place in Torrevieja in 1999 .as a holiday home . It didnt take long to be broken into. Must have been over 8 times in tolal so i decided to sell.it seems there is an evening culture of dodgy people about comiting crimes everything from robberies to rape . Iwas lucky and did manage to sell through an agent . Even more lucky i made a good profit before the market crash . I dont reccomend Spain its too unsafe . . I put the money aside for a couple of years and bought again in 2007 in Paphos Cyprus . I found a lovely area around Tala so look it up on google " Kamares village Tala Cyprus" it has been smashing .
      i reccomend this one .For those looking for foreign property .

      Hi Darth, yes we are aware of the correct pronunciation of Torrevieja in Spain but we are from Cleckheaton and the Yorkshire accent doesn't lend itself well to the Iberean dialect.

      @@BetweenTheLakes a bit of spanish goes a long way! There are free spanish courses offered by the municipality. You can get informed at the language school on the street to the left of the football stadium. A little thing i had to add about the community style urbanizations is that they have a lot of restrictions to how a house can be reformed and/or expanded depending on the community. I have seen people being very unhappy after hearing their pool/extension wasnt permitted by the comunidad. Always a good idea to seek contact with the president and explaining your plans for the property before buying.

      Hi to you both, what are your views on the Non Lucrative Visa, do you think the current policy will change. Personally I don't know where they get the €33,800 income or in the bank figure from as we all know it does not cost that much to live in Spain and that figure doubles for years 2 to 5. I can only think this will affect the housing market with Brits as I assume most buy to retire. Hopefully this will be relaxed in time. Love to know your thoughts on this.

      Yes, they are not giving much incentive to either buy holiday homes or retire there. I think it will change but it will take time. You would think they would realise it’s putting people off and it will affect their economy long term.

      Hi Dezza1 D, Yes I have my Civil Aviation Authority Drone operators and flyer ID for the UK and my A1 and A3 open sub category registration for anywhere in the EU and finally my EASA Registro de Operador UAS operator registration for Spain. And that's not all you need. you also have to have insurance and I have that also.

      @@studezza Yes I am well aware of the privacy laws and respect and adhere to them. I never fly over houses or crowds. All the shots you see on all my videos are shot over baron land or open fields with only myself underneath. If you look closely you will see that I very rarely fly forwards or backwards to prevent me from flying over buildings or people. If I do fly it is ONLY over open spaces.       @@BetweenTheLakes sorry but it's not the drone thats the problem but the camera. Wherever you flew this video from you were over looking people's property and that's where you broke the privacy law as you need permission off all those affected before sharing on an open forum/Site.

      @@studezza I'm confident that no laws have been broken here or in any of my videos. I follow the distances from buildings and people for larger drones with cameras. My drone is in the C0 category as it is under 250gms which means it actually can fly over buildings and people but not crowds of people but I still don't do this just in case, I am very careful. The EASA and CAA rules have changed recently in favour of small drones under 250gms. I would be too far away from buildings and property to breach privacy laws.

    We live inland nearer the city about an hours drive away. Been a while since we visited Torrevieja, so it was nice to see the super drone footage. By the way, you could do with some work on your pronunciation of Torrevieja, it's a J not a C, just saying ;-)

    Are you resident in Spain or do you travel back and forth because of Brexit.
    I have no sympathy for the thousands who were living in Spain full time but never bothered to get residency.
    Bet they voted for Brexit to stop immigration,well were they not immigrants in Spain so on your bikes and get back to UK.
    Hope place in the sun goes down the pan as well.my brother and sister in law bought a place that featured on a place in the sun and they were not the people who featured in the program who were going to buy the property so that episode was a con.

      No Peter we are non residents. We are happy to go for 90 day stays every 90 days as per the new rules after Brexit. It would be better for us if we could get 180 days in 360 the same as we give EU member states but hoping that might change when Spain realise they are losing holiday home buyers from the UK.
