Revaluation upwards will act as profit on revaluation in case of partnership and will be added to revaluation reserve in case of a limited company. Similarly, revaluation downwards will act as loss on revaluation in case of partnership and will be deducted from revaluation reserve in case of a limited company. So yes, asset revaluation, both upwards or downwards, will have an effect on equity.

The profit/loss on revaluation is divided among the existing partners, so we always use the old sharing ratio for it.
