Don’t file wrongful detainer, file for a tenant holdover since that person was a tenant before you owned it and they’ll come up with a lease whether real or not. Went through this in Baltimore last year. You’ll wait for months for a hearing and the judge will dismiss your case and you’ll have to file a tenant holdover.
