The moral of the story is that in Mumbai, unless the builder is A Grade, such as Raheja or Hiranandani, never go in for a WIP project. Pay a few extra lakhs to move into something that's deemed ready possession. Tragic tales of people's money getting lost in these black hole projects are too many.
@@kshitijm9 u get good offers while under construction .. only thing is it should be a reputed devloper .. with history of completed projects .. not every UC projs get stranded .. in rare cases it happens ..

Runwal are cash rich but are unethical builders, lots of buyers have burnt their fingers with them!! They should also cover Nirmal Lifestyle who had similar track as Rajesh i.e. going bankrupt.

I did so much home work and the projects whom I shortlisted are over but my choice of rajtorres has put me in such a mental trauma that every time I pass through the project I feel how dumb I was when I finalized after listening to so many false promises. . There is no clarity how long I have to pay pre emi? There are no updated from the builder what he is going to do? , he keeps coming with new story and shows green picture for short while and situation is back to square one. I lost my father this year to whom I promised I will show him my new flat.
What seems clear to me is not only is this the developer's issue but this is also very clearly an issue of the nonsense legal system of India where the matter could not be sorted out in 17 years.
In Andhra Pradesh our capital is only stopped , many people got severely affected , but your news channels only focussing on Mumbai or delhi ,india consists of 29 states and 8 union territories not Just few cities
Never Buy under construction project. Builders gets unlimited extension in possession date and flat buyer paying EMI for longer period. End of the day you paying more price than Resale flat.
Most of the buyers put their life savings for a better life ahead but these builders are ruthless.. This matters should be escalated to concerned authorities and a remediation should happen.. I am one of the victim of Raj Torres... The kind of mental agony we all buyers are in, is beyond imagination..

I booked the flat in 2016 and am still waiting for any update, Rajesh Lifespaces is just pushing dates everyday, without any future plan. But the real frustrating point is that neither Maha RERA not legal system has any proper process to handle such thug builders, they are roaming freely and we as middle class buyers are struggling with no end in sight.
I am also sailing in same boat since 2018, in other project. Prateek and Rajesh are most irresponsible person we have ever seen. They have never stood by their promises. We ran post to pillar to resolve their every problem still they pretend helpless. They are shameless creatures. Should be booked under money laundering charges and shall be put behind bars ASAP.
Uncertainty on every thing will I get my money ? Will I get the flat ever ? Or should I lifelong pay to ICICI bank preemi ? Are these regulations like RERA really of any use ? What a mess I did with my over enthusiastic home work in this selection of a flat .
This kind of projects are in all cities of india..mainly this happens if the promoters are involved in politics... banks have to seize the bank accounts and see no new projects are started by companies...and main reason is the judgements of courts..builders are not at all worry of courts or rera...in hyderabad there is a project which started in 2012 and not complete yet...
Also runwal is at 100% fault, why all permissions are not obtained before launch Buyers stop buying underconstruction as project may not have all clearances

In China, people have stopped EMI payments to these crooked builders. I think this will happen in India, too.

I booked an apartment at 5800 per sq ft which will cost 1cr now at 8000 sqft. Luckily my builder is genuine and completed project on time.
