      Life shouldn't be spent doing things you're unhappy doing! If you think you will enjoy real estate jump into it! You're still young so you have a lot of time to figure out if this may be the right path for you. It is definitely a fun and rewarding career!

    One of the biggest lessons I've learned as a realtor is that anything can happen and every transaction is different. So I really identified with your story of things not going according to plan with your closing. Happy for you and your client that it worked out in the end!

    Ive been licensed in MA for about 3 months now and the brokerage I work for has no type of team environment and i know you always say that you love working with a team for support. I always work better working with a team for sense of support, motivation and education. Do you have any recommendations for a gal like me struggling to figure it out as a new agent.

    • @NicoleConnell
      @NicoleConnell  3 роки тому

      Hi! I would start looking into teams in your area. You can search Instagram for them or you big name brokerages like RE/MAX, Century 21, etc. typically always have teams you can interview with. I can't recommend joining a team enough when it comes to being a new agent. Even when I am years in the business I will probably still be on a team. There are just so many benefits and I feel it really does help you succeed in this career!

    Mortgage rates are already near 6% and will touch 7-8% by summer.
    ✔️Buyers who pre qualified at 3% are no longer qualified during closing now with 6% Mortgage rates leading to CANCELLED CONTRACTS in spring/summer. Or if they have locked at 3% 3 moths ago great!! At 6% no way homes will sell!! Or if they do very few will…
    ✔️Foreclosure stopped for last 2 years will start hitting the market.
    ✔️New construction supply will start hitting the market at the same time
    ✔️The wallstreet ibuyers will start dumping their real estate purchases once they realize there is no more price appreciation left.
    ✔️It takes just 1 house on the street to sell at 10-20% below asking to start the trend and pull values for the remaining "comps".

    I had a question about working with a team, do you still set your own daily schedule on a team or are you required to come into the office and work there at certain hours?

    • @NicoleConnell
      @NicoleConnell  3 роки тому

      yes! I still plan my own schedule and work when I want. You're still an independent contractor even under a team. We just have mandatory meetings once a week and I like to utilize the office when I can.

    How's the commission split when you joined the new team with the new brokerage? Is it a pay cut for you?

    • @NicoleConnell
      @NicoleConnell  3 роки тому

      No, my split actually increased in my benefit when I switched which was one of the deciding factors when making the switch.

    How much are the team splits? I’m from Massachusetts but living in NC and a realtor in both states. I’ve been thinking about moving back but not sure where i’ll work. I’m lucky enough to have a firm now with 90/10 split 😭

    • @NicoleConnell
      @NicoleConnell  2 роки тому +1

      90/10 is a crazy good split ! As long as you have the resources and tools to get leads/clients and close deals I don't think you can get any better than that. But, 100% of 0 is still 0 so if you're not getting what you need from your current brokerage I would look into teams as you may have a less split but get a LOT more business.

    Can you make a video doing SOI calls? I stay in touch with my friends and family, I'm on social media advertising and making sphere touches but for some reason I still get really nervous when it comes to calling my sphere to ask for business. What kind of advice do you have for that? I'd love to see what you do and hear how some of these conversations actually play out!

    • @NicoleConnell
      @NicoleConnell  3 роки тому +1

      Hi! I can absolutely do a video on that! Just know these are already people that know, like, and trust you so just have a normal convo and don't come off super "saley" at first. I like to utilize texting and DM's when it comes to sphere mostly.

    Do you have any good online licensing schooling I could do to become one? College is expensive and I’ve been looking around..

    • @NicoleConnell
      @NicoleConnell  2 роки тому

      Real Estate school in each state is different. The info should be online or you could also find a local realtor in your state and ask them which school they did! I personally did mine in person but I know most states do offer online as well. Benefits is it is WAY less than college lol
