If you want to rent condo there's a lot in Makati Area not to much expensive like in BGC.. You can check Cityland Gil Puyat Makati.I think they have 10 to 15K for a month.They have long terms 6 to 1 year also.We are always watching your vlogs.
Has nothing to do with being wealthy or not, it’s a bad investment. A one bedroom sells for up to 20 million, but you can’t rent it out for more than 40k at the most, bare. That’s 41 years (!) to recoup your investment!!
You might want to get in touch with other foreign vloggers who have decided to move to the Philippines on how they did it. There’s Mike of Making it happen vlog and the British couple George and his wife Lucy of the Juicy vlog. They actually became good friends here and have bought their condos in BGC. I think Mike also set up his own business here.
I hate people who suggest to vloggers to contact other vloggers for assistance or colab. Dont you think the other party will like it. Theyre busy with their lives and being contacted by other vloggers may be a threat to them as theyre competitors. just fontbassume that one vlogger does not watch other competitors vlogs as thats very elementary! Its likely they know more than you do!

i hope seda bgc gives you a good deal. You will save a lot of $ just because their breakfast buffets are amazing (and normally included in price), the gym is CLEAN and the aircon blows COLD, the pool is awesome, and the staff-well, just look at them! Hello to you, I live in the BGC area. If you do a rent to buy scheme the bank will reduce your monthly payments considerably for about 4 years to say 25k php, but after that you will have to come upto scratch and your monthly payments will be way higher. The 25k php is only a deferred payment, you will pay the difference down the line. After those 4 years if you can't make the payments you will lose your condo and that happens a lot, condos being bank re-possessed. Take a lot of things into consideration and be careful. Well in most cases foreigners have extra cash, buying condo in BGC is investment you can rent and visit Philippines twice a year Airbnb can do the rest, young professionals travelers is good way to describe it.

I've looked into a few the last few weeks and decided to stay away. They're asking for way too much, especially SMDC; and if you look into how these look after five to six years and how many signs "apologize for the inconveniences while management takes care X or Y gets repaired" it's quite telling.

The view is very different from the hotel one you shown in your last episode, the latter is the one that is worth yearning for .. You'll probably be sick of BGC after a few months so may be a good idea to just rent for 2 - 3 mths at some glamorous place with a good view to live it up while it lasts .. Manila condos are hard to sell at fair prices if i recall so better dig deep n be very sure that you are staying in for the long haul before considering anything .. Reputation of the developer is super important here as many places are badly maintained after the first two "honeymoon" years .. so will need to do the legwork to visit 8 -10 year old projects previously done by them to have a feel of their maintenance standards n see how responsible they truthfully are ..
Very good advice. Also try to ride their elevator to see how much it has degraded, and how long you have to wait to get to/from the ground floor. I've always chosen the 2nd or 3rd floor after I lived on the upper floors for several years. I just got tired of waiting and riding crowded elevators.
THREE prices: 1. NEW from Developer, 2. Secondhand from the market, where buyer arranges finance, 3. CASH buyers price, which can be closed fast. WHICH do you think is cheapest? And by how much? If your condo unit is in bgc, then it is always attractive. The location of the condo unit is important. Look at the neighborhood. If it is located in a depressed area, then don't expect it to be attractive.
Buying these condos is generally a bad idea. The prices are highly inflated with no equity and most investors just use management companies to rent the units through Airbnb or Bookings. Some do Facebook marketplace. When you factor in $40-$50 a night, commissions, cleaning fees, management fees, it’s a very low rate of return. Better you use your money for something else.
Just the right vlog I needed. We are going on vacation next year to visit family and friends after 10 years! and possibly look for a condo around BGC to buy. We might be moving back in 5 years so my son can go to school there.
my daughter is one of the occupant in that condo... Of all the condos that she lives in this one has the nicest staff... And in my opinion very sturdy building... You'll be comfortable there.
Why not consider Newport City. Where Resort World Manila is. And across NAIA terminal 3. 20-25K for 1 BR is easy. You have not been there yet. You’ll love it!

340,000 Aussie dollars for a one bedroom in that location seems like excellent value. The only thing that I was surprised at was the low budget quality of the kitchen and also the stand alone wardrobe instead of having built in which looks cheap and nasty also. The bathroom actually looked nice though. I'm assuming foreigners can purchase and 100% own property in their name only. In Thailand I believe a Thai national must own 51%. What is the situation in the Philippines?
@@stevens8785 Foreigners can purchase condos but not land/properties. From my own experience when I was looking at condos and houses they are not good quality. They use the cheapest materials and you’re right looks ugly. It’s not worth buying for the price they’re selling it for. I had my house built where I bought good quality materials for less money than the condos Mergim showed us.

Maybe you can try condo across the Pasig River in the side of Pasig City. Just a bridge away from BGC. It’s DMCI or you can try Vertis North CBD in Quezon City. Once subway is finished, it will be just 30mins away.
If i just have money i will also buy a condo or a house for investments. The Philippine economy is no other way but to go up. New graduates every year, skilled and english fluent, it's every Int'l company basic needs, businesses will all be directed to the Philippine economy. Buy a condo now and make 3-5x profit in a few years.

Rent to own scheme is the same as paying your monthly ammortization at a given o r certain term e.g. 36 or 72 months, its a sort of marketing strategy actually.
As a foreigner the best way to buy is cash, otherwise you'll get fleeced on the interest rates and fees associated with financing. Rent-to-Own is a misnomer, especially if it's a pre-construction unit.
Be careful of the lease length period for condos there as some are relatively short. They might not be as long as the typical lease length period you'd get for flats or apartments in London of around 125 years

Welcome to BGC. It’s a good time to invest in BGC because of the rate and now price is a little lower because of 2 years pandemic . I can retire now in 30+ age ,because of I bought not only 1 condon in BGC several years ago. The rental income enough for me live a comfortable life in BGC.

If you’re born in the Philippines no problem to buy a property where its cheap and build your own home like I did. I bought it when it was still cheaper (12k pesos per sq/m) in 2016. The price now is 35k and going up due to Ayala building a mall/residences in Kawit, Cavite

Just the right vlog I needed. We are going on vacation next year to visit family and friends after 10 years! and possibly look for a condo around BGC to buy. We might be moving back in 5 years so my son can go to school there.
my daughter is one of the occupant in that condo... Of all the condos that she lives in this one has the nicest staff... And in my opinion very sturdy building... You'll be comfortable there.

340,000 Aussie dollars for a one bedroom in that location seems like excellent value. The only thing that I was surprised at was the low budget quality of the kitchen and also the stand alone wardrobe instead of having built in which looks cheap and nasty also. The bathroom actually looked nice though. I'm assuming foreigners can purchase and 100% own property in their name only. In Thailand I believe a Thai national must own 51%. What is the situation in the Philippines?
60% of the units must be Filipino owned. The other 40% can be purchased by foreigners

@@stevens8785 Foreigners can purchase condos but not land/properties. From my own experience when I was looking at condos and houses they are not good quality. They use the cheapest materials and you’re right looks ugly. It’s not worth buying for the price they’re selling it for. I had my house built where I bought good quality materials for less money than the condos Mergim showed us.

Maybe you can try condo across the Pasig River in the side of Pasig City. Just a bridge away from BGC. It’s DMCI or you can try Vertis North CBD in Quezon City. Once subway is finished, it will be just 30mins away.

New graduates every year, skilled and english fluent, it's every Int'l company basic needs, businesses will all be directed to the Philippine economy. Rent to own scheme is the same as paying your monthly ammortization at a given o r certain term e.g. 36 or 72 months, its a sort of marketing strategy actually.
As a foreigner the best way to buy is cash, otherwise you'll get fleeced on the interest rates and fees associated with financing. Rent-to-Own is a misnomer, especially if it's a pre-construction unit.

Be careful of the lease length period for condos there as some are relatively short. They might not be as long as the typical lease length period you'd get for flats or apartments in London of around 125 years

Welcome to BGC. It’s a good time to invest in BGC because of the rate and now price is a little lower because of 2 years pandemic . I can retire now in 30+ age ,because of I bought not only 1 condon in BGC several years ago. The rental income enough for me live a comfortable life in BGC.

If you’re born in the Philippines no problem to buy a property where its cheap and build your own home like I did. I bought it when it was still cheaper (12k pesos per sq/m) in 2016. The price now is 35k and going up due to Ayala building a mall/residences in Kawit, Cavite

Find somewhere outside of bgc nearby cities its more cheaper because bgc is in business district .Go to Pasig, Taguig area ,condo rooms are cheaper and affordable.
My wife purchase a condo in the Megaworld Uptown building 1 for 60m and is been rented for 650$ per month with no problem, now the value is about 80m

You still have cheaper Monthly when you buy a condo.. than renting in Makati or BGC area. Look for DMCI, SMDC developer.. or Ayala..
