I am just curious to find out whether due to the recession people have been forced to lower their prices to rent or buy. I am from Ireland by the way and hope to immigrate to New York in a few years. Now that years have gone by since you initially posted this, I hope you are okay. Thank you. For me, NY in the late '70s was daunting but I thought that I could take anything after 17 years in NY but then I moved to Paris, France and it is way, way more complex here! Egad. I do two channels here and try to put up expat-oriented how-to clips on a regular basis -- also on Dailymotion. I think this sort of thing does some good.

To expand on Matt's comments..... I'm a New Yorker (born and raised). You can get a decent apartment at a decent rent in Queens. I live in Queens. I know all areas of NY. I was born in Manhattan....lived in Brooklyn.....worked for a while in The Bronx and on Staten Island. Queens is the cleanest, quiet and very safe with the exception of Jamaica and surrounding areas. You can get a one bedroom for 1,100 or a studio for 900 in Woodside or Elmhurst Queens. PS -- Train is $120 a month now

Your best bet if your looking for a cheap apartment, just move right outside NYC or at the edge of manhatten, but this vid did help me thanks man im 20 and im about to move toNYC
@mattznyc I would give anything to have the experience of living there, I went there once last year and I know it sounds stupid, but I cried when I saw the skyline right when we were coming in because I never thought I would be able to ever see NYC. Plus big cities kinda scare me, there's so many people lol and I'm so used to country life where everyone knows one another and its just fields and cows and all that, I don't think I could get used to a concrete field. I would love to try though!

It has always been my dream to move to the states. New york to be precise and i also visited New york in the summer of 2008 aswell. I was so taken with the buzz of city life and the kind people. What did you think of Dublin? Irish weather is... dull but it makes up for it in atmosphere. Im sure NYC is much better than Ireland.

Astoria is a good option for you...as I said, it's young, good commute to the city, relatively affordable. There are other neighborhoods as well, in Queens for example, you could look at Sunnyside, Woodside, Long Island City...those all offer good commutes, pricing, etc. You could do northern Brooklyn, like Park Slope or Williamsburg or Greenpoint. Do you know where you're working in the city? That will have an impact where you want to live as well. You do not have to use an agent!

i'm in germany, yes. i will be finishing my master's degree in 2015. i'm planning on moving to ny as soon as possible after that. i'm trying to get some more work experience through internships during the course of my studies. i think that'll raise my chances. the thing with the apartment is that i don't know how the purchasing (and payback) process works. i don't know how quickly you have to pay the money back to the bank. i expect to have about 45,000 $ at my disposal by then.
I was looking at craigslist and found some fairly cheap shared apts in Washington Heights. I dont mind sharing but whats the area like? Wikipedia says its not as bad as it was in the 90s. Is it safe for an Irish guy?

I suppose it is the same as any big cities.. there are lots of job and lots of turn over in jobs, but there is lots of competition too. I think finding the first job is always the toughest. It is also easier to find one if you are living here already instead of trying to look long distance. What are you studying in college?
Astoria is a great neighborhood in a lot of ways because the commute into manhattan is very short, there's lots of young people, and housing is reasonably affordable nyc-wise. In terms of apt pricing, this video is pretty accurate in terms of Astoria - for a one bedroom, you're not going to find anything less than 1300, and you'll be extremely lucky if you find that.
i'm in my 7th of 8 semesters of a bachelor degree course. my subjects are "english and american studies" (specializing in "cultural studies") and "educational science".
what's more is that i think it would be very helpful to have a contact person in the city. or even a friend (which would be more difficult than just a contact person i guess). anyway, then the whole process of managing everything with the local authorities, the bank and the real estate agency would be way easier to manage. but i've never even been over the big pond, so this might just be wishful thinking... : )

I've always wondered what it was like to live in a big city, I was born and raised in a small town. My graduating class had 47 students. Just hearing how much people pay for rent there is unreal! I just bought a house in my hometown for 40 thousand and my mortgage payments are $400 a month. Renting an apartment is between $400 to $600 a month and houses rent for $700 to $1200 depending on the size and the area. I would love to live in NYC but I think I'll stay where I'm at for now lol.

It really depends if you want to live alone, live with roommates, and where you want to live. When I moved to NYC in 2000 they said you needed to make $50k a year to survive there. I think now it is probably more, like $60k, $75k. Anyone else want to way in?

Matt is right on all points. But he didn't mention luck and persistence. You need to be close by, Jersey, Queens, to take advantage of opportunities when they arise. Real estate agents are better than just reading the real estate section of any paper. It's kind of a long process. You will need a good paying job to be in it for the long haul and nimble in your movement. IT'S NOT CHEAP. I found a perfectly decent apartment on Central Park West for the same price as a Chelsea studio on 23rd Street.
Education field is always good in NYC, but honestly the apartments are SO expensive, I think it might be hard to buy one unless you are making six figures... unless you come with a lot of money. Are you in Germany?

There is a difference between having a job and having a job that pays well. Matt is right that there are lots of turnovers and people are going in and out of jobs but that, from my experience, tends to be in low paying jobs. It pays to have an education to get a good job that pays a good salary and benefit. Despite cost of living here for a 30 y/o, I may pretty decent living but keep in mind I have a college education, and a corporate office job.
You ought to spend some time with a local to get some of the security tips and stuff. I lived in NYC for 17 years. I am from Ohio and now live in Paris, France. That city changes every five years completely I have found so I could not advise you best, but really, talk to a bunch of locals first.
Hi Matt, thanks so much for your awesome vid. However, I feel that an exterminator once a month is pretty heavy on the rat/roach scale. I have never had an exterminator (or rat/roaches) come up ever in my home in normal-scale Montreal... :) The only place I ever saw roaches in an appt was Beijing!
I don't think you can generalize that NYC cost of living is the same as rest of the country because it really does vary. In the midwest (non-chicago), you won't spend more than $5 for a beer and that is top price. Milk is $4/gal, $3 on sale. Gas is $3.79 6/2/2011. How much is it there? I had a 2 bedroom apt for $500. How much is public transport -just to get on the bus/train? $3?

Here's part of the problem - NYC has a long history of rent-control. This drives up prices by creating an artificial shortage. Also, the 25 year tax abatement doesn't help matters. It drives up costs for developers which translates into higher rents.
This is a common myth. The problem with rents in NYC is that there is a glut of "luxury" bldgs. going up that are rented by students or post grads that suck up the ridiculous costs bc they're only here for two or three yrs & chalk it up to "the NY experience". Each of these bldgs. cause a ripple effect - every other bldg. in the area suddenly decides that they also will jack up their rents bc they're in close proximity to this "luxury" bldg. It has absolutely nothing to do with rent stabilization.
The theory that rent stabilization creates an "artificial shortage of housing" is mythological. Real Estate developers that contribute to the overabundance of hyper expensive units create an artificially expensive rental mkt. That's a major part of a very complex & important issue.

I think that would be pretty tough unless you were farther out in one of the boros. But not in Manhattan or close to Manhattan in Brooklyn or Queens

Despite cost of living here for a 30 y/o, I may pretty decent living but keep in mind I have a college education, and a corporate office job.
I know! It is still a good deal but was really good back then!
You ought to spend some time with a local to get some of the security tips and stuff. I lived in NYC for 17 years. I am from Ohio and now live in Paris, France. That city changes every five years completely I have found so I could not advise you best, but really, talk to a bunch of locals first.
Hi Matt, thanks so much for your awesome vid. However, I feel that an exterminator once a month is pretty heavy on the rat/roach scale. I have never had an exterminator (or rat/roaches) come up ever in my home in normal-scale Montreal... :) The only place I ever saw roaches in an appt was Beijing!

I don't think you can generalize that NYC cost of living is the same as rest of the country because it really does vary. In the midwest (non-chicago), you won't spend more than $5 for a beer and that is top price. Milk is $4/gal, $3 on sale. Gas is $3.79 6/2/2011. How much is it there? I had a 2 bedroom apt for $500. How much is public transport -just to get on the bus/train? $3?
I'm a stand up comedian in ATL and it's time I move to NYC or L.A but I'm having a real difficult time deciding , help ?
Matt, I am very interested in moving to NY and was wondering if you have any advice. Currently I live in Richmond, VA and live in a neighborhood that's in the process of a lot of gentrification. However, it would be nice to live somewhere that's more quiet than noisy, but I don't want to spend a fortune. I have been looking at renting apartments in NYC and most sites say around $2000. Is this per month?
Here's part of the problem - NYC has a long history of rent-control. This drives up prices by creating an artificial shortage. Also, the 25 year tax abatement doesn't help matters. It drives up costs for developers which translates into higher rents.
This is a common myth. The problem with rents in NYC is that there is a glut of "luxury" bldgs. going up that are rented by students or post grads that suck up the ridiculous costs bc they're only here for two or three yrs & chalk it up to "the NY experience". Each of these bldgs. cause a ripple effect - every other bldg. in the area suddenly decides that they also will jack up their rents bc they're in close proximity to this "luxury" bldg. It has absolutely nothing to do with rent stabilization.

The theory that rent stabilization creates an "artificial shortage of housing" is mythological. Real Estate developers that contribute to the overabundance of hyper expensive units create an artificially expensive rental mkt. That's a major part of a very complex & important issue.
