  • A big thank you to Gonzague Le Nail at Cabinet Le Nail for the opportunity to tour this stunning French Chateau! A link where you can find the chateau for sale on Cabinet Le Nail's website can be found at the end of this description.
We'd also like to thank the owner of the castle, Ivo Fornesa, for his hospitality and for letting us tour his beautiful castle. He had amazing stories about the castle, and look for a video with him soon.
I mentioned he's an author of over 50 books, and I'd like to recommend his book,
    Death in Saint-Chartier
    which is available here: amzn.to/3A62Cae
    ----
Come tour this renovated 12th century French castle, located in the beautiful Indre department of France. Priced at €3,750,000, Chateau St. Chartier offers a blend of historical charm and modern luxury, set in an picturesque countryside setting.
    Castle History
The history of this property is long and rich. It had it's beginnings as a fortified Benedictine monastery from the 6th century, when a monk from Syria, Santus Carterius, came to evangelize and build a monastery. The defensive aspects of the site were built up more over the years, and the first mention of a castle on the property was in 1102 by the Archbishop of Bourges when he was visiting the area. More is known when André de Chauvigny (1150-1202), cousin to Richard the Lionheart, was given Saint-Chartier when he married Denise de Deols, Countess of Devon. The authors George Sand and Alexandre Dumas were apparently common guests at the castle, and it must have served as inspiration for their many works. Rumor has it that Joan of Arc even stayed at the property during one of her campaigns, and that Napoleon stopped by St. Chartier after his loss at Waterloo and buried his personal treasure on the property.
The castle's high towers, spacious rooms, and centuries-old architecture reflect its long history. The grand rooms on the second floor open to a terrace with breathtaking views of the surrounding park. Inside, you'll find stunning features like parquet and marble floors, monumental fireplaces, and a beautifully chapel with stained glass.
    Main Castle Layout:
Ground Floor: Entry Foyer, Dining Room, Lounge, Kitchen, Library, Powder Room, and Bathroom.
First Floor: The Red Room, The Great Room, A chapel, Salon.
    1st Mezanine Floor:
Library with a Secret Passage to a Bedroom with Enstuite Bathroom. One Additional Room and Passage to the next Floor.
Second Floor: Primary Bedroom suite with Bedroom, Study, Ensuite Bathroom and dressing room, Secondary Green Bedroom with Ensuite Bathroom.
Second Mezanine Floor: The Blue Bedroom with Ensuite Bath, Home Office.
Third Floor: Game room, Bathroom, and Staff Flat with 3 Bedrooms, Living Room, Kitchen, Bathroom and access to the Watchtower.
    Outbuildings and Parkland
The estate includes a partially restored 15th-century annex house, office, tavern, stable, and tack room. The park, enclosed by walls for privacy, features ornamental trees, paths, a vegetable garden, and an orchard with cherry, apple, walnut, and pear trees.
    Park Details:
    Area: 12.1 Acres
Features: Large ornamental trees, reconstructed paths from the 19th century, vegetable garden, and hundreds of newly planted fruit trees.

I've never wanted a property more!! I would immediately ask how much extra the owner would need to let most of the collections be left as well. The placement of paintings and religious objects from so many cultures are so magnificently displayed! It is truly a dream of a castle and having watched restorations of these types of dwellings I am aware of the amount of labor and money that goes into them. This place? I can't imagine. I'm obsessed. PS. I just looked at the price and find it beyond reasonable. Thank you for the unveiling of this historic gem!

I loved reading this comment -- I'm obsessed too :)
Much of the art and religious artifacts would have to be separately negotiated, but Ivo mentioned that most of the furnishings could be had for an additional $1M.

This is now my favorite castle. With $15 mill, I could live out the rest of my life in that library and bedroom. The extra money is for maintenance and taxes…
I get people wanting to understand the layout better, but I really enjoyed this wandering exploration of incrediblemess,

Wow! This is an honor to have shared it with you and made it to the top of your list. I’ve always loved castles and it’s so much fun to share them with people. This is the one I would buy if I could as well.
I don’t think you’d need quite so much- the taxes are actually quite low if it’s your primary residence, and perhaps if you were creative and hosted some events or airbnb you could cover most of the taxes and upkeep!

There aren’t any elevators, although one could be installed in one of the other towers. Currently no AC either, but until recently most of the properties in the area haven’t ever had it. Plenty of ceiling height for air ducts and room for compressors on the roof though if the buyer wanted to add.

*$4 million????* Does the castle come with all the furnishings, antique weapons, books, paintings, etc.? If not, how will Ivo sell all that stuff? One giant auction? ( I'm assuming he will be "downsizing". LOL!). And then the new owner will have a pretty intimidating decorating job ahead of him! I guess he could go to Ivo's auction and buy the lot, but at what price? That collection looks extremely valuable. And if Ivo leaves all those furnishings, antique weapons, books, paintings, etc. what's to stop the new owner from auctioning it all off for a huge profit? Is there some kind of contract in place whereby the buyer leaves the collection and passes it along when he sells? And truthfully, as a homeowner (of a much more modest house), I see owning this castle as hugely expensive and a lot of work in and of itself. The new owner must basically be a curator/historian, and willing to dedicate his life to maintenance. Looking after this seems all-consuming. Anyway... *UNBELIEVABLE* place... and a fantastic tour! Thanks!

But life in monastery gave me better vision on collecting. The sad things is that many of the monasteries I lived in were years later closed because lack of vocations and were given by free to local municipalities. My order had 7 monasteries in Egypt and all of them were abandoned; then...If I had knew that then I am sure I would had keep many books for me. Regards and do not hesitate to be curious. Ivo

A wonderful castle. But the low price surprises me. It costs less than my house here in Melbourne. Why is the owner selling this? No doubt because of high maintenance costs and property taxes? What are these exactly?

    • @philipwellsrealestate
      @philipwellsrealestate  15 днів тому

I’ll let Ivo comment as to the ongoing maintenance expenses-but the taxes are surprisingly low in France and many of them for this property can be deducted through a program that encourages the maintenance of historic properties. Send me an email for details philip@philipwells.com

    • @ivofornesa513
      @ivofornesa513 15 днів тому +1

Hello Befeleme. You are indeed right, the price is not low but is neither expensive. In fact Is 30% under the money I put in. Why I am selling? Because , although I love the place, I am 66 years old and I do live alone in the place with my dogs and remember that all the buildings together makes 3400 sqm. Too much work for me alone.
I am also interested in another place, also an historical building, smaller but isolated surrounded of dark green forest.Clearly I like solitude.
Maintenance cost are not a big problem, forst at all because I restored the whole place and consequently is in good shape. Tap water is good quality and cheap (520/year), electricity price is also reasonable but remember that some lamos has more than 30 bulbs, you must just be careful, heating is the most costly but myself I never used for last 8 years (you can just heat the areas you wish to use in winter but as I move around I prefer not to waste my money in heating focusing in good wines and licquors). As Philip mentioned, land taxes are really low, only 1300 dollars per year.
Only gardening becomes expensive if you wish to have a wonderful flowerry garden but as I have big dogs they step on every flower
Hope you ok with my answers. Regards, Ivo

@@ivofornesa513 Hello Ivo, thank you very much for your response. The expenses are lower than I expected. I have a couple more questions, please: I noticed that you advertise the chateau as a B&B accommodation on several booking sites, did you find this worthwhile? I noticed there are security locks on several internal doors - are there several separate, self-contained apartments? How far is the chateau from the nearest international airport? Finally, please let me also take this opportunity to congratulate you on this amazing renovation!

@@befeleme Thanks for your kind words. B&B is an interesting thing to do, you know many people and some of them become characters of my books but also is a profitable activity, not to become rich but it is another way to pay all the expenses related to maintenance: insurance, services, taxes, etc and some more: The horrible locks is because of B&B, the insurance company requested in order to adapt the policy.
Normally I land in Paris Charles de Gaulle airport. There is one in Chateauroux (30 Kms far) that it was the longest ground for atomic bombers. Now is private places and just some European airlines and mainly good transportation flights. There is also Limoges , just 80 minutes far. But as I said, myself I use Paris and later I pick the train and in 1H . 45 minutes I arrive to Châteauroux; Best regards, Ivo
