There is no indexes and benefit and has to pay 12.5% tax on capital gains of 90 lacs which comes to ₹.11,25,000. He invested entire 1 crore in purchasing new property. You'll get around 30000 as rent. So early rent will be 360000 and for 2 years it will be 7 lakh 20000. He sold a flat at say one crore 10 lacs after 2 years. So his capital gains is just 10 lacs rupees. Now he has to pay ₹. 1.25 lakhs as long term capital gain tax. So he hasn't paid any tax to the government

Agar mujhe pehli baar property, bechani hai,toh mein kyun sale karoonga, mein sarkar ko faltu ka tax kyon doon, mehnat meri , Paisa mera , sarkar kyun maje kare, main property bechne ki jagah us par commercial construction karoonga aur property nahin bechunga. Ultimately, property bechne waale , property nahin bechenge, purchase karne waale ko property hi nahin milegi khareedne ke liye.kyunki koi loss mein property nahin bechega.
