25 -29 Degrees? Ha ha when do you ever have that temperature? If, then just a couple of month during "the winter". The rest of the year, specifically now more like 31-35 feels like towards 40! The house seems nice with a few flaws and some water leakages which a future buyer better check out beforehand to see how much damage has been done and how much the repair will be. But landsize and construction in general and the price seems to be of a just value. Someone who wants to be a bit away from the main town, definitely worth checking out. Closer to Hua Hin you get just as nice of a villa but not with the same land size. I like to have some land. Too often newer communities being built these past years are too close together for my taste. Sometimes the roofs are almost touching. It might be okay if you only want to be there a month or so, but if you want to retire and live there permanently then I would say that is a big issue and something like this house might just be the better option.

be very careful choosing contractors... better her family chooses and asks around their area - I am sure an uncle/brother/cousin knows someone - you know why. Don't pay upfront and have a solid contract from a good lawyer with partial payments as they complete A, B C etc. with a guarantee. They may ask you to pay for materials upfront - so pay for them at the store yourself and arrange delivery, yourself (her family).
