Lodha Upper Thane -- Is it good value for money? Discussion with a prospective flat-buyer

  • A spacious 3BHK flat in Lodha Upper Thane costs about Rs 1.2 crore, give or take Rs 10 lakhs. Considering its location and considerable distance from Thane railway station, and all the surrounding railway stations like Bhiwandi and Kalyan, is this under-construction project worth the money you would be paying for it?

    There is no such official place as new cuffe parade, upper thane or Thane Extension. All these are fraudulent ploys to charge high amount for remote places.
    Dahisar project is being sold as borivali on website by a builder.
    A few days later virar will be called colaba north.

    Name of this project is just a gimmick to fool buyers...
    Distance of Thane from this project is 20min away and Dombiwali is 10min away.
    It should have been called Lower Thane and Upper Dombiwali

    Do not invest in Lodha company at all the video explains it very far and is over prices project. What ever Mr Rao is saying is 100% correct. Buy a ready property only and that too not from builder.

    The dream of staying in such ambience is being sold at sky high prices. Eventually except for a place where you can take walks of some fresh air... There is nothing much that you achieve for the money that you pay. Resale value would be low

    Buyers need to spend some time on the RERA documents even before thinking about any project. I suggest spending at least a week reading all the documents and ask pertinent questions to the Sales/builder/broker even before visiting the property.
    There is nothing called Upper thane and it is into Bhiwandi and not thane. That's a Sales gimmick, very soon they might call it South Bombay downtown after some years.

    Football stadium in society won't give any exposure. You get quality players only in publically available stadium.
    Never seen football player coming from society level exposure. Society will tie you with the same coach who won't pay attention.

    Offer them 60 lacs, they might co.e down to 80...
    Or else leave it. It ain't worth it. Those highways sometimes will kill your 2 - 3 hrs of time....

    There is nothing like upper Thane. Just marketing gimmicks by builders.
    Even after staying in Thane for more than 10 years, I was shocked when I heard GB road on builder advertising. Then i realised it's Ghodbunder road.
    Please don't go for such long distance for so high price.

    Lodha doesn't sell apartments it sells dreams with its strong marketing skills.....it is indeed a trap and unfortunately many many innocent people get trapped.....I wish aise builders and hand in gloves bureaucrats and politicians ko bhagwan narak mein bhi jagah ne de....

    1045 square feet ka room 1.20 cr itne mai toh 12000 square feet ka accha construction kaam ho jayega its around 12 room bana sakte hoo..

    I bought 2 BHK Flat from Lodha in 2018 now they are asking for more payment saying that your payment made in 2018 is not reflecting on Lodha system. I have all payment proof and shared with Lodha but still asking for more time to recheck and this project is already delayed for 2 years. Customer care are not sharing the correct information and not that much helpful.
    My personal opinion is that this organization is money minded and self-centered.

    Even Dosti which is much closer to station can give 3bhk in 1.25cr
    Cost of 80-90L would be ok
