I sell Farm and Ranch- Show ALL my properties, listings use tons of gas and go to all inspection, ect.. I WORK HARD for my clients no matter what. I deserve every penny!!! Every market is different.
NAR is asserting the “benefits” to the buyer as a guise to artificially inflating buyer agent commissions. How many buyers would actually pay full 2.5 - 3 % if they had the choice? I wouldn’t, I would pick and choose the options for representation on a piecemeal approach. True competition with decoupling of the commissions is necessary, the rest of the world does it, commercial real estate does it, the Justice department wants it done, and so do consumers. This price fixing needs to stop! Also I don’t believe in any way shape or form buyer agent commission will be folded into the loan, buyers don’t finance title fees, inspections, appraisals, it is ridiculous to argue buyer agents are so “valuable”, that their commission will be folded into the home. NAR simply wants this illegal gravy train for them and their agents to exist in perpetuity. Btw thank u for the excellent podcast as always!
How is it artificially inflating the commission when you were allowed to put $1 as compensation? Most sellers understand that the x% of commission paid is to the listing broker as a fee to get the home to the closing table. The listing broker paying “x” to the buyer broker at closing is a fee from really has nothing to do with what the initial charge was considering the fee could be any amount including $1 and now zero.
some brokers wouldn’t allow sellers to list with them for $1 buyer agent commission. The system as it is set up is self servicing to realtors, seller agents use deceptive sales tactics to keep buyer agent premiums high. If the job of the buyer agent is to find the right house for the buyer, then how come listings with lower buyer agent commissions get lower numbers of offers and longer time on market. There are plenty of scholarly articles explaining how the coupling of agent commissions hurt consumers. Even if plaintiffs lose, the FTC and the DOJ is coming. Time for change!
@@BushyTop08 yes and some brokers let you charge $1. Others are flat fee services. You can even sell your home on you own and pay absolutely nothing. Just because a law is made does not make it just. I guess it is a matter of opinion. Good luck
