Definitely dodged a bullet. Realtors are not your friends, neither is the builder or mortgage broker. They have a job to do and money to make, they have bills to pay too.
Someone will come and buy that home at the inflated price but that's them. Right now in this economy, making educated financial decisions is important. We're entering another market shift where many things will be negatively effected.
Best thing to do is to stay prayed up, keep stacking your cash, and wait for a better opportunity. Patience is very key right now since so many are in a absolute panic to buy a home. You'll get a bigger house the next time. Blessings to you.

Exactly, it's a blessing in disguise there are people in Vegas whose new houses are literally sinking and they have no where to go!

Class action lawsuit. Sounds like their hoping people would back out because they can sell for more money. People are so unethical now a days. Don't give up guys! Maybe consider buying land and building on it. Just an ideal.
Actually this builder has something called an escalation clause in their contract and they can do this. It’s unfortunate but that’s why it’s important to know what you’re signing

90% of the builders are horrible right now because there is no competition due to the current market.

Same thing we are saying...it doesn't make sense at this point..... Later down the road u will be stuck with a house with no equity! That just don't work for what we have planned.
@@NNKsFAMILY Absolutely while a home is great for privacy etc the end goal is to buy low sell high. Never in my life have I purchased a big ticket item and paid full price. I’ve been outbid by as much as 45k for a 350k home. I’m stepping back down to reality for a while. I waited this long no need to stick my neck out any further. I think you guys made the right choice and so did I. This should be a happy joyous event not full of sleepless nights and stressful uncertainty.
im 10 years in mortgage and construction financing, you are getting a blessing in disguise. How free-spirited you are and having kids, this house don't have enough space, this house will requires another $50k in work or sweat equity to really look complete. For the same price, wait for existing home with all landscape works done, much better value.
Take comfort in knowing that that house was not in the plans for you something better is coming your way.
Our hearts go out to you all. We definitely understand the connection that is created when building a house. We nearly lost our house also, but praise God everything came together at the perfect time. At the right time, the perfect house, the perfect rate, the perfect neighborhood will open their doors to you all! Keep smiling.

This is the bad thing about new construction homes. They homes are just trash in general & usually start to fall apart or have costly repairs within 5 years or less.
My SIL house flooded 1 months after moving in because the water pipe broke. This is CALIFORNIA. This shouldn’t be happening.

Sounds like the same bad practices many companies were getting away with back in 2007 before the housing market crashed. How they're never truly held accountable for questionable business practices is unreal. The warranty is how they hook you, but in reality it's not all its cracked to be. A completed home is probably a smarter move. Good luck.
I've seen a particular builder who releases the homes where they are 2 months to close.You can't pick anything but it's a new home and no long waiting period.
So glad this company was brought to the forefront. Sometimes what we go through is not just for us but for other people. Thank you for making us aware of this company...

This is a mess but when one door close another one opens....your house is out there......you'll find it don't worry....I love that you're still smiling.......and thanks for sharing your issues because hubby and I are looking at new build also so this was good to know.....you guys are the second couple (in 2days) that mentioned that the company they started with was sold......so again thank you and I'll have to do some more research on these builders.,..stay blessed and upfull
I wish I would have known about them before I went through the process. We started our process in Oct 2021 and it was the last lot in the neighborhood. They cut the trees in the lot Jan 2022 and seemed to be moving along, then after the crawl space and framing was up (April ) there was no work being done for a few months( About 4). Same situation you all were in while other houses were getting finished, then it was like pulling teeth to get some info on what's going on. After My Realtor (which is a good friend of ours) demanded updates because the ones we were getting wasn't matching what's supposed to be done, they finally start working on ours. Our process took a year and three months, closed on Dec 19, 2022. I would have backed out as well but I put a lot of money in upgrades in the house so we were stuck. But the warranty people here in NC have been somewhat helpful to say the least with getting some of the repairs and stuff that wasn't completed done. But I will NEVER go with this company again Dream Finders is more like Dream Horror FInders.

New construction has its problems. Unfortunately, the courts will side with the builder. Consider it a blessing to get out.
We’re going thru exact same thing with Pulte Group in SC! Coming up on 1 year mark and all other houses around us are almost completed despite signing 6 months after us. Interest rates doubled, no closing date and nothing but the run around. There has to be a way to hold these builders accountable

Personally speaking, I would have backed out anyway. Home prices are likely to fall in about 3 months from now after the next rate hike and the foreclosures start to hit.
I don't know about that. The supply of homes is still low and the demand is still high. There's a lot of investors buying houses who plan to rent them out or resell them. I know this couple was frustrated but it may have been worthwhile for them to endure and lock in the lowest interest rate they can. If they wait and buy a house a year from now they could be paying an even higher rate and more for the house. I know they were in a difficult spot.

1) Median HOUSEHOLD income is about $82K (take home: $4,900)
2) Median Homeprice in US: $405K
3) Median Home payments including taxes and insurance: $2700
4) Average cost for two adults to live (not including housing): $3000
Fact is...the average person can now NOT afford to buy a house. In fact, only about 30% of households can now afford to buy a home, and that number gets lower with every rate hike.
A lot of times they stall so that you can back out and that allows them to put the house back on the market for more money, especially if they know they have lots of buyers with more cash in hand. It sucks big time.
You can lock your interest rate up to 6 months, shop a lender.

I think you did the right thing, where there is smoke there is fire. My friend tried building a house it ended up costing twice as much as it did from the beginning because of the delays.

DR Horton is another bad Builder be careful there out there
Meritage homes does not come back and ask you to pay more. However the Quick move ins are not so Quick due to the current economy, etc. They did lock me in at 4.5% and home hasn't been built yet. I do expect that I am very close to being priced out of the market anyway and may have to back out too. We'll see.
Where are you located? I like Meritage homes product. They just have sky rocketed the past 12 months as with every other seller.

Good for you! Shouldn't be this much trouble. I remember my parents had to back out of a new constitution home. Took forever to get in that home. They finally bought another home. Strange that house caught on fire about a year later. Walk away. Class Action lawsuit. People in Vegas are suffering with new construction homes also.
I feel your frustration! I just went through this same thing with the exception that my builder was honoring the contract price. I just canceled after waiting a year and a half!
I think you we made wise decisions by backing out and waiting. The right home will come along. All the best!

I still drive by "The House We Lost" 5 years ago & think THANK GOD we didn't end up buying that house! The house we ended up in Is Light Years Better than the one we thought Broke our hearts!! Keep the Faith... This house wasn't meant to be & You too will be glad that it didn't work out in the end even though it's painful now!!

The buyouts are exactly what happened in the 2008 recession, I had a refinance and it was sold 3 times! Then it wound up with Bank of America, as it ended up with Countrywide.
Sorry for what you guys went through but we just brought a house in December build from the ground up we went with Taylor Morrison everything went great but we had our own lender but may God bless your family with the right company and house 🏠 in his name sake he’s going to give it to you’ll at the right time it’s wasn’t for y’all because of all the negative things with this company but God has plans for you guys for bigger and better and the right place 😊

I understand your frustration, we bought our new build home from Dreamfinders in Central Florida in Dec 2021, nothing but problems, they rushed it at closing even though we told them we had time and they could please push it to February, nope they wanted their numbers for end of the year and even though many issues that were left to be fixed , they pushed on to closing. The communication was awful, quality of the home is awful, this is our 2nd home and was suppose to be a move up home so expected better quality from our KB home we built in 2015, but honestly KB was alot better experience than this one and never had to use our 1 year warranty for any issues. 4 months into this home and we have vendors almost every week fixing something, they even covered up an A/C vent! like for real? More than likely we will end up selling as soon as we can, not sure how long this house will hold up over time with this quality.
wow! I thought the quality of the houses they were building here were bad because of the price point, but it looks like they are just an awful builder! Looking back now, we are happy we did not get it!
The only thing we were excited about is the location (close to beach/with decent rental income) and the price and incentives we were getting! It was too good to be true🤷
You are better off because house values are going to crash. That will give you a better opportunity to buy at a much cheaper price. Get a real estate attorney for your contract and closing you'll save even more money not paying agents for what, finding you a house. I think you know the house you want. Best to ya.

I did a custom home. I signed my contract on Jan 21, 2021 and closed July 23, 2021. My windows, appliances and mirrors were on back order due to Covid. They upgraded my stove for free. I’m in Florida so maybe that’s why my experience has been different from yours or others. I’ve had 1 issue with the tile in my guest bedroom cracking in the corners, I called and 2 days later the tile guy came out to repair it. I’m sorry about your experience their houses are beautiful.

To be honest, we aren't even mad about the wait but it was the fact that we signed and watched the whole community built up leaving our house

Who is your realtor? You have a contract and can sue them.... you have a true lawsuit contact BBB and your local Attorney general office. This happened to me and they had to finish, they sold houses when the people backed out for over a xtra $100k.. Report your realtor too she had no knowledge of what to do.
If you’re already thinking about updates, you need to go with a custom home builder! Start looking for land! That already tells me you’re not satisfied with the way this builder is constructing homes.
Your builder sounds like mine except they canceled all the homes that were not closed on. I was under contract for a year and a day. 4 months after signing they let me know prices were going up. It took them 8 months to tell me the price was going to be 50k more. They kept pushing my close date out and the estimated closed date was 3rd week in March. They termed my contract and then relisted it a month later for 85k higher. It wad a year wasted and the market is completely different. Greed and unprofessionalism has alot of people screwed.

Lol It really stinks my son was so excited about his room and doesn't want to look at another house. The same thing you all mentioned about them not following up with warranty issues is exactly what I was told my a neighbor and saw on recent reviews. I wrote in to the news to shed light on this builder. I did get my EM back but I had already paid for the appraisal so that money is lost.
Those cookie cutters houses I don’t know why people want them My house was completely re done practically new when we bought it there are no house exactly alike on my block even the twins and I lov that but to each their own btw I did buy a cookie cutter house before thou

I am a Realtor, investigate these companies first. Get the license numbers. It's not to big to fight back.
they did you a favor by pricing you out. by the time that house is ready to close on interest rates will be even higher and by that time everybody looking to buy will have already bought before the interest rates continued to climb. They'll be lucky to get what y'all were in for. whoever ends up with that house will be $75k upside down by 2024.
There's a good reason they're called Dream Crushers.

losing their house's cause they got suckered into buying. We lost our place
in the 08 housing market crash & that's why we aren't buying just yet cause
it devastated us that we learned it's not a good time to get caught AGAIN.
I hope you find another place that's ALREADY done & not get shammed
like this went, but it's a lesson to be learned by experience in hard times
after the market crashes there will be all kinds of places to buy for a better
price cause the banks want to get rid of the cost their paying to hold them
so just ride this out till things get better (2024) & get 1 then.
Lost your house? Called contract without it got nothing. I know these builders have in house contracts protect them rising costs which includes materials and labor.
Welcome to the circus. They were happy you canceled - it will be miraculously and quickly finished and sold for a TON more than your contract price. The dream is a nightmare.

Ryan Homes in Florida did me and my family way worst they go is 3weeks u til closing built my home took way over the first closing date to build abs canceled our contract left me and my family basically homeless as we where prepare to move in 3weeks they lied through the process it was a big mess huge they lost my home for 100k over what we where under contract for we had out 35k upgrades in the home they wanted to make more money off the home I’m so glad I saw this because I was going to go with Dream Finders 💀 WOW
Never buy a home without bricks no matter how “cute” they make it. That beadboar is the absolute cheapest material known to man.
Wow! Bad builder! - From the time my homebuilding company stakes the lot till C/O is 81 days tight! - Insulation, drywall hang, tape, texture and paint is 10 days TOPS!

Yeah because they want to raise the price of the house, so they muscle y’all out, in my situation they took long to finish the house, they want to more money for the house because the house appreciate it more, but we were already in contract, so if they take longer to finish that house they were losing money not us, I was upset that the house wasn’t going to finish on time, but I know the house was going to be finish, because they were gonna lose money, because at the time it was in contract it was in April 2021, there wasn’t a labor shortage, they wasn’t material shortage, there wasn’t an increase of interest rate, they was willing to give us back the full refund, but I stay in and I hold on, and now the house is worth 140,000 more. Once they saw we wasn’t going to back out, they start working on the house immediately, because they realize the longer they take to finish, it they are losing money.
Exactly 💯.....we just didn't have the time. We really wanted to live in the house and rent it after 1 year but with the price increases we just couldn't hold on to it! The house is located 5mins from the NC coast so we know it would be good rental!!
Oh my god. So unprofessional on the builder and realtors part. Looks like both are in cahoots with each others undies. Don't bother with lawyers. Instead go to small claims court or better go to Google Maps and give 1 star and give a bad feedback and tell people to runaway from these companies and realtors. That is what people in our city do and also call the city and county officials. Our county and city people are very responsive and they even come out to our home or neighbourhood to evaluate issues just by sending 1 email. You will find a home soon. Good luck.

Depends on what the plan is and where it's located.....I would buy these all day!.......rental after a year, located 5 mins from beach .....low value/ high equity!
