Perhaps that's just for the older ones and in certain locations.....I don't know. But another potential fee for those of us on fixed incomes.
Useful info. I’m a Recently retired (62) guy from NE looking for a place to split my time, and avoid miserable NE winters. Was focused on Tucson because of warmer winters, but now considering northern AZ for climate reasons. I might reach out to you. The mfg home option is something I’m exploring, but a big HOA fee is a turnoff. Also, here in the NE, many legacy mobile home parks are being sold and the new owner proceeds to kick everyone off the land so the land can be developed for higher end house construction. Are there any protections for this in AZ?
I have not heard of this happening nearby, but I have heard about it in other parts of the country. If it is happening elsewhere, it can eventualy happen here.

You mentioned in another video that some buyers are now acquiring land and then having a contractor stick-build a house. This video gives your upvote to manufactured housing. Do you have recent buyers putting a land purchase together with a manufactured house successfully? If so, do you find advantages in: total cost over an existing house, newness, or customization ability? Assume the buyer/builder can pay cash and is not in a rush.
Actually there is another Dawn Dickenson in Phoenix who you might be seeing listings for . I have one listing in Phoenix right now but the rest are in Flagstaff/Sedona. I have helped some buyers find land for manufactured homes before, but it can be difficult because not that many options due to zoning. I don't really specialize in these manfuactured homes, but I wanted to do the video because I think its helpful information for a lot of people exploring their options.

What if you are 55, but you have a child/teenager. Are they allowed as long as one person 55, or does every resident have to be 55.
Its going to depend on the community rules. Although often if one person is above 55 than a younger person can live in the same household.
