Thanks for these real-world examples of contracts gone south and why they get cancelled. When I make an offer, the goal is to look solid. I don't put down only a grand like the realtor recommends but instead $10k to show seriousness and liquidity. Then I check the fine print to determine how deposits are returned when exercising a due diligence escape clause (like bad inspection). If the clause says that return of funds is up to mutual agreement of the parties, I cross it out and put in escrow instructions that funds will be released to buyer when exercising within the timeframe for cancellation. If the general house inspection shows problems, I want a specialist (e.g. roof inspector, termite company) to drill in and render a quote to fix. That will often take longer than the short due diligence period. So I'll ask the seller to allow more time for a follow-up inspection and if necessary I'll add more deposit to show I want the house and am not just wasting their time. If the follow-up inspection shows serious flaws and provides a quote to fix, then I ask the seller to either fix it, give me a rebate to fix it, or cancel the contract. Their choice. Once, my primary inspection revealed roof flaws and giant plastic tubs in the attic that the seller installed to catch the rainwater coming through the roof. I followed up with a roofing contractor's inspection and bid for $28,000 to fix the roof. The seller disagreed and paid his own roofer to inspect, who told him the same as my roofer did -- serious problem. The house was a bargain, so I split the difference with the seller. He was grumpy at me finding the roof flaws but knew my financing was solid so went through with the deal. If I hadn't drilled into the roof problems, I'd have been out $28,000. On another house, my general inspection revealed termite dust. A follow-up termite company inspection and quote revealed load-bearing beams bending due to being cored out by termites. The termite dust barely showed, likely because he was sweeping it up prior to showings. This was on a top-tier Carefree house with fancy Territorial logs. When presented with the facts, he said "take it or leave it" so I withdrew from the contract. He probably hoped for a buyer who would do less checking, or maybe accept the inspection he had pre-paid for and showed all buyers. It didn't show any termite issues.

Not afraid to list the price. Its in the description where I say to go to find details on the property. But I'm not going to list it on the video because if the price changes, I can never change it on the video.
There are two separate cultures in Flagstaff. One is lives mostly from paycheck to paycheck - trades, ranchers, and retail at minimum part time hourly wage. The ranchers and trades dominantly are politically conservative. The other culture is the university - professionals, administrative staff, and students. Dominantly, the professionals and admin are politically Left to woke. Dominantly, the students are the product of early 2000 middleclass education. Dominantly they are glued to texting and social media. They don't read unassigned books. The elected city and county representatives dominantly are unresponsive to questions from residents.

Health care in prescott and prescott valley is just ok. There's a shortage of MD's most are not accepting new patients. Specialty care is slim, and quite a few people have to travel one hour 30 min too two hours to receive specialized care. As far as shopping, there's Dillards and JC Pennys. Over the past two years, rainfall and snowfall has been poor. This is a big concern for most of Yavapai, being that everyone depends on ground water. Just telling it like it is...

I suppose the locals in Prescott thought it would be easier to say Prescitt. because you don’t have to open your mouth as wide to say it. Maybe started in a local bar or some place .
What's also frustrating is when you are trying to send a text with voice translate and you say "prescitt", it transcribes it wrong and you have to back up and correct it. But I think you have something about it starting in a local bar about 1:25 am on a Saturday night.

how is it for remote workers in northern az suburbs? Is there good internet? Does it go out of service when its below zero in winter? That is my main concern..is the internet service reliable @livinginnorthernaz
@@jadedgypsy3526 That will depend somewhat on "where" in Northern AZ. But I have Starlink and it has been great for me. I upload and download huge contract files from my home office. And these UA-cam videos I upload weekly are very large and I'm able to upload them every week. I've only had outages a couple of times in the last two years. And usually its during a snowstorm. So I would check if Starlink services the area, and if not research the backup options.

You guys up there really believe a 140k ( at most ) manufactured house is worth 450k on 1-2 acres. I would love to understand what that audacity is about? Absolute po dunk town miles away from infrastructure
This whole area has increased almost double since we bought our home in 2018. Highest taxes in the state and worst roads. Safeway is a RIPOFF. 30-45 minutes to pv or Prescott depending on area of town. Air quality stinks because of wildfires and controlled burning. Have had maybe 2 weeks good air quality this year. But compared to ftw Texas area its better and the national forest is why we moved here.
Short term rentals - yes - one where I live was feeding the cats that neighbors get but don’t take care of, so there were cats showing up to eat after this person left. Parties are a real problem too, the police where I live basically don’t even respond.
Buy a house in a lower income working class neighborhood and see if hoa fees and rules are really that much of a burden compared to driveways full of rubbish and junk cars, parking on the front lawn, commercial vehicle parking on your residential street, etc. ✌️
I once showed a really nice house in a neighborhood in Flagstaff with no HOA. Across the street was a guy who parked his giant taco vending truck on the front lawn. So that was all you could see when you looked out the front window. "Come get your tacos".
Seems it would be good to check out all the HOA's for the homes and Condo's someone is interested in as well as the neighborhood itself before buying. Sounds like this issues could be major problems!! Thanks Dawn for the heads-up!! 😊

Arizona is an illiterate MAGA shithole. They already have severe water usage problems due to over-population.
Some of these are a bit weird. Sedona is WAY overrated, extremely expensive, SOO crowded with tourists! And a LOT of mismanagement when it comes to town politics! Constantly bad decisions being made giving way to money rather than the people that live there! Never anything that will benefit local workers that are constantly having to move further and FURTHER away, because affordable housing, NOR affordable solutions are EVER approved for workers by the town governance, of a town that is like 95% Service Industry driven! So probably should have been even lower, specially because Sedona is NOT a retirement driven town nor are the prices, unless you are VERY well off. Also neither is Scottsdale or Paradise Valley 🤷♀

We were considering Prescott for retirement, but then I read on several forums that healthcare is a problem. It’s apparently difficult to find a PCP with availability, and many people just resort to driving to Phoenix. And if you need a specialist, it’s even worse.
I'm looking for a town with 10-15000 people. Nice even weather year round a small town. How to get out of the Northeast.

There are NO antelope in the USA, or anywhere in North America. What you call antelope are Pronghorns and not related to an antelope. Living in the west you should know that!

Lack of healthcare, doctors, hospital, specialist etc., seems to be the biggest con. Does not matter how healthy you are, something will unfortunately knock you sideways! Fast access to ER/major trauma center could be lifesaving. Also general ease of access to specialists makes a massive difference, especially when you are at your most vulnerable.
Isn't there a hospital in nearby Cottonwood?

I have lived in AZ for forty yrs. 20 yrs in Flagstaff proper. There is a tiny home manufacturer/community in Flagstaff. I could never live in a tiny home. Claustrophobic!
Ues for goodness sake ask to see the flood survey. Do not buy or place a contract until you do.

As a native Arizonan once told me, when you go to close on a property in this area, the only concerns the new homeowner has is 1) where in the home layout did they put the meth lab, and 2) which closet or which location on the premises do the Klan rally uniforms exist? Seems like the biggest con for retiring is a lack of high quality medical systems/hospitals nearby unless you go to Flagstaff or Phoenix (not very convenient). And still no Sprouts either right? Fix a few of those things and it’s heaven!

There are medical facilities in Prescott and Prescott valley, which is a lot closer than Phoenix. Sedona has a Whole Foods Market.

There is a Whole Foods and one of those Fresh Grocer stores, sorry I can't remember the name. but no Sprouts or Trader Joes.
There are very few vacant lots left in Sedona that are zoned for Manufactured or modular homes. But you can still sometimes find one . A noticed a lot recently that was zoned correctly that was listed in the low $100,000. Not sure if it is still available.
