    I get that Flag has grown a lot in the last 20 years but how the hell can a still tiny (compared to Phoenix) high country town provide the kind of jobs that enable a median house price of 800K? That's just nuts. Must be an influx of out ouf staters buying up the housing stock and pushing prices to insane levels.

    Living in Northern Arizona your wrong about the number 1 considerations should be is not location at all that would be at best the secound consideration. the number one considerations no matter were you buy land would be water not all land has water on it or to it so this is the first consideration you should really be looking at is how are you going to get water to that land no matter what state or what part of any state you are looking at to buy land then the secound most important thing to look for is access to that land like how are you going to be able to get to that land is it like a land lock were you have no way to get to your land becouse of all the lands round your land that you are looking to buy has no right away to get to your land to drive too it. if this is the case that there is no water and you are unable to have any access to it then no matterr how good thte location is its not worth buying it at all unlike what she says in this video this is why she is wrong on what she had said. now the 3rd consideration would diffrently be location for sure then is it at the right location for you and if every one does not know this all ready whats a good location to you may be the wrong location for some one else. not every ones location is the same jsut like beauty is diffrent to every one else like they say beauty is in the eye of the beholder meaning its diffrent from person to person. as for the number 1 consideration is diffrently water. especially talking about buying land not just in Arizona but any states out in the west part of the USA for sure. i am surprise that she does not know this all ready for saling land here in AZ for not all water rights are guarantee int he first place there was a community next to scottsdale az that scottsdale stopped all water delivers too because of water restrictions scottsdale was see they had for there city so the stopped all water going to this one community was relying on for years now they had to find a nother source of water they were going to get from. so i have to ask why Living in Northern Arizona she did not list water as the number 1 consideration and as stupid it sounds like she says its location. even with a good location with out water how good is that location is then. that i can see only some one that is not that smart would say something like this at all. oh ya sorry for the long read and i may have repeated more then one time too.

    Hi Dawn, I have watched some of your videos and find them very informative. I have a question that I can't get answered anywhere and I'm hoping you might know, or know someone who can tell me. I sold a mobile home in Jan. and I would like to know how much I might pay in taxes next year for selling it. Sale amount was $46,000 It was older than 1976 It was a single wide It was not affixed - it was completely movable, it was on wheels and it was in a park on a leased lot - not on land owned by me it was sold as a motor vehicle with a normal transfer of title I asked my tax guy to find out how much to save for my tax burden next year and he said 20% of the sale price! Could that be correct. I think he is not understanding that its not "real" property. I can't seem to get him to understand and I can't seem to find anyone who can tell me for sure. Thanks in advance!     Oklahoma and Texas deal with tornados, straight line heavy winds, hail and fires. My insurance has more than doubled in the past few years with no claims.

    I'm looking at lands in Salome, but they look cheap so I am wondering if they have any restriction they told me is for a Permanent RV, mobile home, or site built, and their ample space for septic installation no water/electricity or septic on the lot....will you recommend to buy?

    June 2024 Reality Check: this community loves to discuss issues, procrastinating results sometimes for decades. If you look back every ten years for 40 years, the "unaffordable housing problem" is always discussed, still NOT RESOLVED. Many residents are section 8, due to housing costs. Most employers are inundated with immature, lazy, inexperienced college aged. Traffic generally sucks. Driving 5 miles along I40 to save time can be very hazardous. City council rubber stamps most projects. Massive over-development under way with no end in site. This town will be out of water sooner than later. We rely on Lake Mary exclusively, with scattered, expensive wells about. Summer weather only getting hotter. AZ resident since 1973, looking to leave before 2025. Good luck.

    Do you have any ethics? Dewey-Humboldt has had a TOXIC WASTE PROBLEM FROM THE NEARBY MINE AND SMELTER FOR YEARS! How can you advocate moving into this area in your video without informing people that it is an EPA Super Fund site and living there MAY BE HAZARDOUS TO THEIR HEALTH! Because you’re a realtor that’s how.

    I used to live in Prescott 24 yrs ago. It was beautiful but it was tough for me to adapt to a whole new place and culture. I am back in Hawaii (expensive) and may have to once again move again because of the rising cost.

    I live here for one reason: snowboarding & proximity to Snowbowl. I hate the lefty liberal politics that is like a mind virus here. Wokeness overload. It's expensive: I work 2 jobs to survive. Housing costs are UNIMAGINABLE. & low end of prices get you absolute garbage living conditions. Traffic is a constant nightmare. Road work is a never-ending nuisance. Homelessness & vagrants are at EVERY exit & entrance to most shopping areas. Both walmart parking lots are virtual hotels & the proximity parking at the Woodland Village walmart stinks of urine on warm days. I avoid if at all possible. Too many other beautiful towns in AZ to truly consider Flagstaff. Do your research & spend A LOT of time here before you commit to the move. If you aren't a Uni student or aren't infected with wokeness you'll likely be miserable. My 2 cents.
