    Bought mine new in 2014 for $48,000 from Clayton Homes. Not a model off the lot, we customized it throughout. I couldn't have afforded $80-90 😱 But, with the demand so high for affordable housing, the county says it's now worth $61,000. Good to know if decide to sell👍

    My parents brought a mobile home, but they had the skirting, bricked in. It has saved so much on the electricity.

    Long gone are the days when a mobile home was very affordable.. 3 yrs ago they were about 80 to 90 thousand... I have a 2022 and mine was 202,000 but they took 7000 off because it was a demo... let's not get into all the other cost, it was a big eye opener for me... so im glad you did this video so people will know mobile homes are almost as expensive as built homes..

      You are so right...the prices are crazy! We looked at new mobile homes also and were in shock! We were so glad to find this one used. But now when I hear people say "oh they JUST put a mobile home on their property" like it's no big deal, I want to scream. People have NO idea what all is involved. It's a lot of work just getting it moved and put back together right. I just wanted other people to have some idea of what they're getting in to. Thanks for watching! ❤️😊

    This was a lot of help. I just sold my house in N. Mississippi & am planning on downsizing to a singlewide mobile home. I had/do have a lot of questions about setting up a new mobile home & what all is/what will be involved. My main problem is finding a piece of land to put a mobile home on. You too got that double wide for a great price compared to average prices that I'm seeing all over the internet for new ones. They are double if not triple what they used to cost.

      You are exactly right! We looked at new ones in 2021 and when we decided to go this route in 2022 the same models had gone up $20,000. We were in shock! We also priced modular homes, talked with multiple sales people about having one custom made. They were upwards of 200k -300k because the housing market was so high, it was driving their demand up. We were very blessed to find this one used!

    Thank you for breaking everything down. After watching another video of modular expenses, I started thinking of manufactured homes. Did not realize ALL the expenses! I’ll have to make a list of all this expenses & compare.

      We considered a modular as well. We were in contact with a manufacturer and were real close to ordering one with our own specifications. My husband had a co-worker who had recently purchased a modular...and he was so excited and hooked us up with his sales person. Everything went downhill after his purchased. He ended up having a horrible experience. I'm so glad we waited and went with a mobile home. We saved a lot of money going this route. There's a lot to consider with either option. Yes..make a list and do your research! Good luck!

    I love your sharing! I wish more people would share something like this. We are in the PNW prices are higher but all the side costs are what newbies need to know about. That would be me! We hope to set up a modular home. We own the land with power and water already on it. However all the permits, etc. Don't know what to expect. Thanks again

    That is cheap to have your home moved, we are in Georgia and we called to see about getting our double wide moved not even a hundred 100 ft to get it up on the higher part of our property because we are in a flood zone and our house is on the lower part of the property ( we didn't know about the flooding issue when we purchased the property) and the price we got was 10,500 -12,000 just to move it 100ft on our own property.

      That's crazy! We know we got a good price. The previous owner recommended who we ended up using. I think they knew each other and he was doing them a favor. How ever we got it moved for that price I am thankful! Thanks for watching!

      Sounds like they didn't want the job so they priced it way out there. How many places did you ask? It is time consuming and labor intensive, but $10k is way over the top. Would there be things you could do to lower the cost? Like taking off the skirting, unhooking water, sewer, electric with subcontractors. Of course they have to split the house and it takes 2 sets of tires, wheels, etc... I assume you have the new location prepped and ready to set up the house...

      @@marhlfld1 we called every company that would come to our area and I don't know what all was covered in there pricing because my husband was the one on the phone with them but they all were booked up for awhile with moving other mobile homes. But my double wide is on a block foundation. And I know my husband could unhook a lot of the stuff himself.

      ​@@marhlfld1 sorry I'm just seeing this comment! My husband had to be on the scene when they were unhooking everything. I think he did take the skirting down if I'm not mistaken. And he did take the electrical box down. Didn't disconnect it just moved it. We called several and this guy was definitely the cheapest plus like I said the previous owner had already talked to him. They were thinking about moving the home to property they owned in another town so she had already discussed a price with him for that but ended up selling.

    Ty for taking the time in giving us your POV and being real. I'm 40 and I'm thinking about going the Manufactured route. Cost of homes are just to much that honestly it's just not worth it. Although the only issue I'm running into is finding a good piece of land and b/c I work in the heart of Atlanta, as you might already know land cost is a bit high, but the further I go, the better. I do have one question which I hope you can help answer. What are your thoughts on Clayton/Buccaneer homes? I've toured a few models and although they look great, I've seen a lot of mixed reviews.       I'm glad the video helped! It's been about 2 yrs since we looked but from what I remember Clayton was a well made home. I don't think they have all the bells and whistle some manufacturers put into them but that's just aesthetics. So that part is your personal preference. I heard good things about Clayton being well built. We went on UA-cam and watched a video of how a Winston is made and everything they put into the structure. You could probably do the same with a Clayton. But I will say your set up crew has a lot to do with whether you have problems. If you are buying straight from the manufacturer/dealership you shouldn't have a problem. They should warranty everything and make things right if you have any problems. Of course we purchased used. Also make sure you are there when the trim out crew is there and make sure they do the job to your satisfaction because getting them back out is usually where people have problems. Hope that helps!     Your home looks very nice. I especially like the settings its been set up in. I have a question abot the set up. Even when placing a home on a level slab or piece of bare ground why is the home set so high off the ground?

      It partly has to do with the elevations of your property and drainage. You of course don't want any water under the home so sometimes the pad has to be built up higher to have proper drainage. But you also have to consider the plumbing pipes under your home. They have to start high on one end under the home and have a gradual slant towards the end of the home where your septic is located. You also want to make sure it's easy to get under your home incase there is ever any settling and there needs to be an adjustment.

    You’ve done a very nice job on your home together. Love the look you gave it 👌. One question though. Did you have to pay for the land to your son or a chunk of money to city on property taxes. 🤷🏻‍♂️. I’ve been looking for a home like yours but I’m in Canada 🇨🇦 and it’s a lot more here in cost.       We pay what’s called an Ad Valorem tax each year on the home to the county tax accessor. It’s more than what regular property taxes would be, but the taxes in the county we live in are pretty low. I think we are paying about $900 a year. Which is less than half what we were paying on our last stick house for property taxes.

      The guy that did our dirt work just pushed them down. He didn't charge us any extra. But we only had one large tree the rest was just overgrowth. My husband cut up several small ones but we still have a large stump and roots in our burn pile towards the back of the property. Thank you for watching! 😊❤️

    Very good information you give here so thank you very much and even though you paid that much you got some service free because family was helping and then there's the land your home sits on Which belongs to your daughter and son in-law so that's another major cost not factored in. I lost My house through a battle with social security disability for a prolonged period of time due to a unethical judge since I finally was approved and told it should have been approved the first time and the judge was put under investigation for ethics violations by the investigative committee for social security disability that reviewed My case and reopened it and over turned his ruling, too late for My house. My older sister offered me to put a small mobile home on a piece of property she owns here in Colorado South of Colorado springs the property is subdivided into many small lots and she has never seen it as she got it as part of her retirement portfolio. I called the county it is in a gave them all the info she had regarding her little lot and asked how much it would be to get all utilities set up to the lot, no room for septic tanks so all would have to be hooked up to County/City sewer lines. Found out there is currently no utilities going to any of these properties at the moment so the quote to bring all then in, water, sewer, electric and natural gas would have cost $500,000.00 my house was on a corner lot that was good size and a modest 1300sqft 3 bdrm 1 3/4 bath with a attached 2 car garage and fully landscaped beautifully and wasn't Worth at the time in 2016 anything close to that amount. So it's important people get a TRUE cost of buying a mobile or modular home because some I think only see the purchase price of the home and not all that must be done afterwards.

      Steven I'm so sorry that happened to you. The expense of everything is crazy! The reason I want people to have some idea of the cost before they step out into this process. When I hear people say "oh they JUST put a mobile home on some property" I think to myself "you have NO IDEA the hard work involved." In our 20 yrs of marriage we have built two houses and remodeled one but this has been just as much work. Maybe it's just because we are older now. 🤷🏻‍♀️ lol but it was hard work and still an on going job. God bless and I wish you the best!

    Wow.. Most of your labor and material cost were more than reasonable in price. Where I am located, it's highway robbery! Where things had cost you only $200-400 dollars, it will cost me $2-3-6k! I guess it does all depend on the area in which you live.

    I purchased a new mobile home which was double-wide. The company that was hired to complete the mobile home has done a very poor job. The interior of the mobile home is not completely set up or cleaned up. The Mobile Home Service that was supposed to be completing the complete job tells me it's my responsibility to complete everything and fill the trenches outside. What can I do about this problem?
    Before I can get the certificate of occupancy.
    Could you please cover these problems in one of your videos.

      We purchased our home from an individual and found an independent company to move ours. If yours is new then the company you purchased from should be handling everything for you. It should have a warranty but you will have to stay on them. I looked into so many different brands/manufacturers of new ones before we bought this used one...sorry to say they ALL had bad reviews concerning the set up and trim out process. I read so many reviews of people's horror stories of things not put back together properly which resulted in water leaks and damage. I would stay on the company you purchased from to make this right. Call them every day and write emails to the company. I wish I could say this was going to be an easy fix. We paid $2000 for a crew to do our trim out which involves putting the vinyl back on each end outside and putting all of the trim pieces back together inside at door openings and the opening between our den and kitchen. They did NOT do it right! My husband and son-in-law had to take it all down and put it back up the right way. I'm thankful they knew how to fix it but was a lengthy ordeal because neither one really had the time with their jobs to take on that project. We still haven't finished caulking it all after it was re-done. My advice is to seriously pray before you make those phone calls and ask the Lord to get you in contact with the RIGHT person who can help you get this straightened out! I sincerely pray it all works out for you! ❤️

      The price of land will vary a great deal from state to state. Even from county to county. Land is much cheaper in the county we currently live in vs where we moved from. The price will even vary depending on the acreage. Sometimes 1 acres will run more than the price per acres in a 10 acres track. So it's best to price in the area you are interested in living. Sorry I couldn't be more help to you.

    Do you own land, was it gift, or do you pay land lease. Not trying to be nosy but wondering how much more cost would be if bought a beautiful piece of land like that.

      For my daughter to sell us a piece of their property or even deed it to us it would have caused them to have to refinance their home bc they haven't been in their home long enough to have enough equity for the mortgage company to let them sell off a portion. So our home is just sitting on their property. So the cost of land would be in addition to what we spent.

    So i own an old mobile home that i want to move off my property and purchase a new or newer mobile home. So everything i need such as utilities are already here. My new home would go right where the old home sits. I have no idea what im doing and im doing this without any help. Can you tell me roughly what costs i wont have? I have to do something soon . My mobile home is a 1964 home.

      You would have the expense of moving the old one out and moving the new one in. The plumbing is already there so you wouldn't have that expense other than running the pipes to the bathrooms and kitchen..doubt they would line up perfectly where the old ones sat. You would need an electrician to hook up the electrical even though it's already running to your house you still need an electrician to hook it up. And an HVAC person to hook up your AC.     Was it nerve wracking seeing your home cut in half and moved? I would've been a wreck! Worked out well though and looks great. I shouldn't be surprised at the cost of everything, prices for everything have doubled.

      If I'm being totally honest...yes it's a little unsettling. For me it was trying to trust that the people we hired would put it back together right. I'm the kind of person that likes to do things myself so I KNOW it's done right. Lol Of course nothing with any home is perfect, especially a mobile home. You have to go into it knowing that.

    Me And Family We Had Are Double Wide Trailer Moved To Our Property Back In 2015 Thank God Are Property Already Had A 1000 Gallon Septic And Well On It Before We Had Are Double Wide Trailer Moved We Sold Are House And Moved And We Bought The Land The Same Day We Bought The Double Wide Trailer Used The Realtor That Sold Are House Her Family Used To Own Are House Before We Bought It And She Also The Realtor That Was Putting The Double Wide Up For Sale Around $50 K Plus Land Aroud $40 K So We Spent On Just Double Wide Trailer And Land Aroud $91 K Plus The Excra Cost To Get The Land Ready To Move The Double Wide Trailer And The Slab And Tie Downs And Moving It Form A Trailer Park To Are Land Around $12 K And The Set Up

      Thank You Are Double Wide Trailer Mobile Home It's A Used 2005 And It's 4 Bedrooms And 2 Bathrooms 28x60 And Are Is Unlevel One End Sits Up Higher And The Other End Sits Lower We Had To Replace The Hot Water Heater And We Had To Replace The Stove We Also Had To Replace The Dishwasher And Had To Replace All The Pipes Under Ares Because The Moving Company Broke The Under Belly Pipes All Had To Be Replaced This Happen When They Moved It We Wood Look To Have A Fully Remodel In Side And Out Side On Ares We Did Call Contractors The First Guy Told Us $65K Then Another Guy Told Us It's Not Worth Putting Money In To Like That He Also Told Us Just Do Repairs When Needed And Look For Something Eles Other The Skriting If You We Can And He Also Did Tell Us That If Did Put Moeny In It To Do A Full Remodel To Make It Like Brand New Again If We We're To Sell It After Words We Might Not Get Back What We Put In To It Or Say We Did Get Back What We Put In To It When It Sells But The Person Might End Up Ripping It All Out And Doing Waht They Want And Are Fire Place The Box Is Cracked Thers No Fixing To It So We Don't Use It Your Home Looks To Nice Wish Ares Was Updated Inside It's Hard For Us To Do That On A Fixed Income That Money We Had We Used It To Get The Property And Double And Moving It And Setting It Up Ares It's Used To

      The cost of land was not included in any of the figures I shared. So please take that into consideration when thinking about purchasing a mobile home. We paid my daughter and son-in-law a small amount but I'm sure not close to what market value would be. I did this video so people would be aware of things you may have to pay for that you may not have thought about but the actual cost will vary from state to state.

      We just met a man that does the AC Work for several mobile home dealerships in the area. He does the AC set up when the home is moved. He purchased something from us on Facebook market place and is actually coming to our home today. I will get his contact info for you.

      Ms. Sue, I live in Hattiesburg and their rules for mobile homes within city limits is ridiculous. I think I read you were in Sumrall.     Downgraded to a trailer, your homeowners insurance is going to be higher than your home, keep on top of the rates! Mine has doubled in 7 years and 000 claims!!

      We are keeping an eye on that. It is running us about the same as our last home which I think is high but it's because we don't have a close fire department that isn't volunteer.       Trust me we have had WAY above average rain fall in our area since the home was set up. There is a good slope and everything drains away from the home very well. The guy that did our dirt work and pad really knew what he was doing. Thanks for watching! 😊

      No...we talked with several builders in the area and it would have been almost double what we spent here. We have built two stick houses in the past and remodeled one older stick home so know what's involved. Sorry to say in this economy the quotes we were getting to build this same Sq footage was over $350k to $370k and that didn't include the property. We sold our stick house to move here and trust me it sold for WAY more than we even thought it was worth. Thanks for watching though. 😊

When I hear people say "oh they JUST put a mobile home on some property" I want to shout "You have NO idea what all is involved!" We've built two house and remodeled a 1980's house in the past but moving, setting up and remodeling a used mobile home was just as challenging...if not more.
