    Is it MANDATORY to follow 100% process mentioned in GR of Redevelopment date 04 Jul 2019. If not followed then what action Society have to face? Is it mandatory to manage the timeline prescribed?

    Thanks sir you are really doing great job for not only Hsg societies but for our whole society I mean giving such knowledge or creating awareness among people you enable them to take proper decision. All we know that many peoples are in trouble for not talking right decision while going for redevelopment. Sir I’m living in NAVI Mumbai. and redevelopment activities have started so can we arrange your lecture in NAVI Mumbai please respond

    The bank Guarantee should always be equivalent to the project cost and it should be made compulsory,
    I do not agree to the point of 20% or that developers are unable to give it, Most of the points are only in favor of builders.

    I have following queries
    1.Where are empannelled PMC'S , nowhere a list is available ?
    We generally get Architect's
    2 How schedule can be prepared by committees in GBM ?
    3 How to workout Project cost?
    4 What if any members do not agree to vacate ?
    5 At what stage development plan will be prepared by Developer?

    Dear Sir,
    I have seen many videos of yours. Your explanation is very good,pertaining to redevelopment and associate members. I have got a problem in my society that I am not able to sell my flat, as the MC, does not issue NOC.My society has gone for redevelopment in the year 2013.But it was stalled by some members. The matter is under subjuidice. I am a senior citizen of 68 years old. Since I was actively involved in the redevelopment, the opposing members who are in the MC, refuse to give me NOC. They demand idemnity bond from me to indemnify the loss, by way of expenses incurred by the developer. But the developer has not till today, demanded anything from the Society. I have consulted advocates across India, who have given their opinion that it is illigal on the part of the MC, to demand, idemnity bond, as, society is a third party, in my sale deed and if the buyer demands demands the same it make sense. MC is troubling me by not issuing NOC. KINDLY GIVE YOUR ADVICE, WHICH WOULD BE HELPFUL FOR ME. TKS.

    Why Government of Maharashtra is not making it compulsory for CHSLs to go for redevelopment as per GR?

    Members need to give consent letter. Why committee is not made to give हमीपत्र that if redevelopment process stops because of irregularities and illegally handling of redevelopment process then committee members will be held
    responsible and will be responsible and pay for losses suffered by members.

    The CHSLs who have property card on their name should be allowed to conduct SGBM for redevelopment. CHSLs should not be allowed to start process of conveyance and redevelopment simultaneously.

    THE SOCIETY MANAGING COMMITTEE HAS WAIVED BANK GUARANTEE OF 15.60 CRS . HOW CAN A SINGLE MEMBER PROTECT THEIR INTEREST.

    Mr prabhu. Although it is mentiond to leave our premises only aftr taking Permanent Altrnative Accomadation Agreemnt, the bldr says he cannot give befor the construction of bldg. BMC is also favouring them. Is there something calld kannon or these kannon is just lipsing ?
    Out of 192 tenants 51 are insisting on the agreemnts
    The rest left just wth notirizd agremnt. V know the situation of so many tenants who are now CRYING BITTERLY. These tenants hv told us to fight by staying inside the house. They said tt they were fools. who is responsible for this? V rather commit suicide than leave our premises.

    Prabhu ji video bahut Informatics hai lekin ye sari baten paper tak hi simit hai. Zamini hakikat kuchh aur hai. societies ka land conveyance Nahin ho pa raha hai aur aap redevelopment ke pravachan de rahe. Yah sab government ke banae hue loopholes hai. Government khud nahi chahti ke log jhagadna band. Jisse unki kamai band ho jaaye.
