  • What’s up y’all, I am back with another update as a first time homeowner. It seems like things keep breaking down because I’ve had 6 repairs since I closed! In this video I’m breaking down the cost of each repair, including the latest one. It’s been really difficult to focus on paying off credit card debt due to this but hopefully I can get back on track soon.

    Hey everybody! Here’s a quick note:
    The home was inspected! While things were noted to be eventually looked at, no immediate repairs were recommended besides the roof (hail damage).
    I just thought I’d have more than 5 months to get things looked at but maybe it’s my fault!😅

      It’s not! Same thing happened to me. And unless you bought a brand new house with all new appliance, things was going to go down hill if the previous owners didn’t keep things up to date and professionally done.

      Was this house a flip? You might want to contact a lawyer. This is outrageous.

      @@peacefreedom4930 no it wasn’t BUT from the Facebook group for the neighborhood I’ve learned that my repairs were the common complaints about the homes in this subdivision!

      @@DyanaMariie That would seem to indicate the previous homeowners were aware of these issues and failed to disclose them in the property disclosure. You need to contact a lawyer and see is you can sue the previous homeowner for failure to disclose material defects or the inspector for negligence or professional malpractice. Your problems might not be over. You might need to get a more extensive home inspection to see if there are serious material defects that have been missed.

    This is one of the reasons why I was telling a friend I’m not going to be a homeowner until I have about $60K saved because you just never know what repairs may be needed.

    Queen..keep your head..once these repairs are done..it’s literally nothing else to fix..at least for a while. Don’t doubt your self..the enemy is a lie. God has you covered🙏🏾.

    As a fellow renter desperately wanting to buy, I want to thank you for being so honest about this entire process. 98% of the people on UA-cam only talk about the highlights and they dont talk about the real life issues that happen when it comes to owning a home. With inflation and living costs rising, I am definitely putting off buying in the meantime, especially as a single mom. I still desperately want to buy though, but i just dont think its best for me right now.

    I’m going to say this as someone that bought in 2021. I started to have issues with major repairs and upgrades that needed to be done. It started small. Then gradually things started to happen back to back. With the cost of materials and labor skyrocketing.. and my debt from being in the home and doing maintenance, repairs, and upgrades mounting I had to make a decision. I looked at the equity and the market for about 6 months. As soon as I was passed the capital gains time period… I sold for six figure more than I bought. I don’t regret selling not one day. I have my life back. I paid off debt and invested. I’m sleeping at night and focusing on saving money and the next phase of life. Sis you don’t have to keep going through this. I’m praying for you. I was there but before I got to your point I made a crucial decision. Once the market changes I’ll go back in but for now selling was the best decision I could of made. I looked at it as basically a flipped investment property. My next move I’ll be an experienced buyer. I learned and appreciated the lesson and moved on. So I really won. My peace is worth the rent I pay on my luxury apartment. ❤

    Me...Year 1, water faucets in the shower, water heater, and landscaping pipes
    Year 2, two new ac units
    Year 3, garage door
    Year 4, dishwasher
    This is my second home so I kind of knew this is the way things come but yeah, you are definitely NOT alone in this experience. Keep your head up.

    Dyana, when everything seems to be going wrong and you start feeling discouraged, there are blessings coming up for you. I don't know why it always happens, but it does. Try not to get discouraged , harder said than done, but everything going on is meant to distract you from enjoying your home and other blessings coming up for you. You got this!! You are blessed and highly favored!!!!!

    Sounds like the inspector should stop doing inspections because they failed you Sis. I’m so sorry you’ve gone through all of this but better days are coming!🙏🏾💚

    You're stronger than you think. I'm so glad you reminded yourself and strengthen yourself with the word. Going through that would freak anyone out. God is showing you through everything he has you. Often times we wish we had help in a form of a physical person, but God is your help. Stay strong 💪. Thanks for sharing your journey.

    Oh my. I so understand and feel for you. I bought a house 2 years ago. I’m in SE Asia so the whole process is different but now I think it’s a good month when something doesn’t go wrong or break down. It feels never ending. I thought I’d be saving the money being paid out on rent but it’s going on electrical repairs, roof leaks, water pumps and other “interesting” things like that. We must remind ourselves it will be worth it in the end! Good luck x

    That contract for the house was probably an "As is" deal. But on the bright side at least she isnt stuck paying high rent. Im stuck into the rental market. Its a blessing to own in this economy. I love her transparency ❤❤

    Sometimes I can't believe how similar our stories are. I'm a 1st time homebuyer, single, less than a year in. I've been going thru AC issues myself the last 3 weeks. Used home warranty, contractor came out and got the air blowing again so I thought that was it. Next morning it still showed 77 degrees inside and wasn't getting cooler. Called home warranty back the next day to have them come back out and they still haven't showed up. That was last Monday. I went to the dr this past Friday and my BP was 172/120. My warranty expires in a couple months and I'm up in the air if I'll renew. I'm sure I will with someone just to have the help. I don't know many ppl personally that could fix all the things that might go wrong so I'd need the home warranty behind me for that. This stuff is not for the faint at heart lol. We will get thru this sis! 💕

    I recommend you take magnesium, vitamin D and potassium. It will help with your blood pressure.

    I'm saving up for our water heater. I know it is over 10 years old and when we got our toilet replaced recently they recommended we be preparing to get it taken care of because it is end of life.

      American Home Shield.. they will cover your repair costs.. get a contract with them.

      ​​@@illegitimategameI have them, but be careful. I got a new water heater out of them. It was a great process still paid some out of pocket due to "modifications needed for install" $400+ service request fee. Then I had issues with a toilet so they sent a couple plumbers out. Each plumber wanted to replace the whole toilet and American home shield said no just patch it. Well apparently the second floor toilet leaked for weeks after the patch so the whole bathroom got demolished and the closet on the first floor due to the leak. Had to have mold remediation and everything. American home shield said they don't cover secondary damages that their contractors may cause. Luckily home insurance (allstate) picked up that tab or I would have been out 13k....all because they wanted to patch a fix for a toilet that multiple licensed plumbers (that they sent out) said needed to be fully replaced. Allstate only picked it up since it was a recent repair by a licensed professional and they even covered a new toilet.
      ETA: also they didn't want to reimburse the service fee for the "repair" job that caused $13k worth of damages. 😅

    Did you get an inspection? Im so sorry this isn’t the norm I have never heard of anyone needing this many repairs in six months. You are such a strong woman.

      Yes and the only immediate thing he said to get repairs was the roof. I’m shocked all these things are going downhill so fast

      I can relate to this. Been in my new home for 9 months and multiple repairs have been needed. Savings are dwindled down to almost nothing. Definitely did not have enough in the emergency fund. Homeownership is NO JOKE.

    That's a lot in less than 6 months! Wishing you well... yeah I have a home warranty until I can save up a decent amount for repairs. Your experience got me thinking I may need to reevaluate the goal amount though..😢

      Definitely look at mine as a WORST case scenario lol but the home warranty is DEF worth it because they’ve saved me thousands

    We had Old Republic when we bought our house 6 years ago. We live in AZ so AC is a must. We had a/c issues, our dryer broke and got repaired and we had 2 times where we had to have our kitchen sink snaked. Old Republic did drop us. They send us a letter stating that they would not allow us to renew our policy. We are with American Home Shield now. Also we keep our house at 77,78 and 79 depending on how hot it is. Our water heater started leaking too. We replaced it and had to replace a whole drywall panel of our house in the garage. We had get all new paint on the wall after the drywall was put in. As Ramit Seti once said, renting is the MOST you will pay for housing, the actual mortgage is the LEAST you will pay. That’s because the mortgage is the base and it only goes up from there with repairs and maintenance. I still recommend home ownership as well as home warranties and a fat emergency fund. 😉

      You are too young to have hypertension. You should cut your salt fat and meat intake. It puts you at risk for stroke. Fast food is the worst. You can do it.

    I keep our air set on 78 degrees in the summer. It is very comfortable.

    I'm in Dallas, TX and I keep my A/C around 80-82 degrees when it's 100+ outside. If you have a lot of windows or the sun just sits right on your house, it's possible for your house to just run hot. It's pretty normal here to not run your AC too cold because no matter what you put it on, it's way too hot outside and your house will never cool down and your bill will be sooooo high. I use fans, I don't do a lot of moving around, and I also have new windows which help with keeping the heat down.
    Keep your head up. You're adding value to your home so it will come back to you.

    I have a home warranty here in Florida and I do recommend them if you get with the right company! I have to pay up front for the service to be done and then submit my invoice for payment minus my 65 dollar deductible and I’ve had no issue getting reimbursed within 7 business days. I also keep my thermostat between 74-77 here in Florida…lol and I keep my ceiling fans running at all times and it keeps my townhome pretty cool. I have had AC issues twice since buying my townhome last year (motor went out on inside unit and thermostat had to be replaced) and the service guy also readjusted all my vents for me and that made my air circulate even better. I also replaced my major kitchen appliances right after I moved in because mine were gross! I will be 🙏🏽 that you don’t continue to have issues with your home because I know it has to be very stressful ❤❤

    The first year is extremely stressful with unexpected repairs but consider it an investment towards your future because once repaired you should be good for many years to come. I have a home warranty and will never cancel mine. It has definitely saved me from spending thousands of dollars. Stay positive❤

      @@DyanaMariie I agree, I just had repairs done for a gas leak, had a new roof installed and am getting solar panels put in. It’s a good feeling knowing that I won’t have to worry about these repairs for awhile. Have a great day and praying you get to sit back and enjoy your beautiful home❤️

    Yah that how I found out my blood pressure, about 3 months ago all that started happening and what worse is my father in law own the house but we pay the full mortgage, but he refuses to repair anything because he doesn’t want irs knowing he has rental properties and wouldn’t even give us a lease, so he having a say in everything but not paying a dime. Any who after the 5 thing breaks and he says no and we are out more money, I passed out and found out. So yes being positive is for your health the best thing but is so hard.       A house that you live in and pay a mortgage on is not an investment, it’s a liability. Having properties that bring in income are investments.

    I didn’t laugh at you, but I laughed at some things you said. As I sit here in my 80/81 degree home in AZ desert with the hottest summer on record. Im not trying to break my pocket over those bills now. 😂
    Like you, I replaced my A/C this year. I have quotes for my hot water heater because it is failing. I would absolutely cry if it burst and sent water everywhere. Home ownership ain’t for the weak! As long as the walls stay up, you’ll be OK.

    I’m in Tx mine stays at about 69 degrees during these heat months. Couldn’t do 77 with over 100 degree temps

    Interestingly, one of my family members just bought a house and a month later had to take her pet to the hospital, it was an unexpected cost however, the good news is they were able to get insurance to cover most of the cost. It's a good thing you followed your gut feeling and got the home insurance. I'm wishing you continued success in your home journey.

    You poor thing. What a nightmare. I would have lost my mind. Thank god for the home warranty insurance. I actually have never heard of that before. The good news is those are great fixes that should last you a long while. And having your insulation checked is a great idea! Good luck!! My fingers are crossed for you.

    Wish you lived in Texas, Most Def could have got that AC Done Asap. AC capacitors are the #1 cause of AC units going out. If it makes noise but is not cooling most likely is that or a fuse.

    Praying for better days for you and children sis !It’s going to be okay .you are not alone out here at all . I legit just had to cough up $1,929 today !my air handler broke.I totally agree DO NOT LET ANYONE TELL YOU IT’S NOT WORTH IT BECAUSE IT IS ! I have American home warranty platinum plan . Last year when I had issues I didn’t have to pay anything because everything was covered .This time modifications needed to be done and home warranty did not cover the modifications but it did take care of the air handler which saved me a couple of thousands . I truly hope you don’t have anymore issues moving forward ! Keep striving for greatness despite your situation 🤍

    Learning lesson. Homes are a money suck. Not an investment just a place to live with pros and cons. Interest, taxes, maintenance, insurance are all very real expenses of owning a home. It’s also very hard on one income. I made the decision that as a single woman owning a home isn’t worth it for me. I can save and invest more renting.

    You home warranty has served you much better than mine ever did! Over the course of my home ownership I've spent a lot on repairs (two roofs, a HVAC system, two toilets, a refrigerator, the DW twice, the washer twice and the dryer once.... The back door twice.about half the windows once. Half the backyard fence once.) But the amount you have had in not much time at all is extreme. I'd be looking back at that inspection and wondering if they really checked stuff.

      @@DyanaMariie We are usually set at 78. We are careful about not cooking, and fans to help us feel cooler when necessary. But mostly we are usually at 78 so its close to what we're used to.

      I'm normally cold natured and for me to be hot in a home is rare! I miss setting mine at like 75 and it still feeling cold!

    I had a hot water heater in my attic to burst and it flooded the first floor of my house. It was very stressful, but my homeowners insurance covered all of the damages. I was only responsible for the hot water heater. I was so happy when i realized i could get new carpet and floors for the whole house. The adjuster also gave me a check for a hotel for a couple of nights since the house was such a mess. I hope you have the most perfect outcome for your situation too. Some insurance adjusters do care and i am praying yours do too.

    Yes. God will not let you go through anything alone. He will take care of you and it.
    It's a lot. A lot, but you are handling it very well.
    Regular maintenance is something that a lot of people don't think about. Not saying this is your case as you just moved in. I'm referring to the previous buyers. I know homeowners (mortgage is paid off) and those buying new homes (they're paying a mortgage) and I've seen them go through the same thing. Their fine when the house is fine but the minute something breaks they can't afford it. Or they do some "band aid" fix that isn't a long term solution but becomes the long term solution because the real solution is not feasible at that time.
    Just like with vehicles there is regular maintenance that needs to be done and most people just don't do it. Which ends up costing them or the new buyer more trouble and money.

    Try to get new appliances when get a new house. If possible. You don’t know what the previous owner put in the washer/ the fridge. Etc

    I always told myself If i ever buy a house I need to have double of w.e my downpayment is. For example if i have to put 20k down I need to make sure I got 40. That extra 20 would be for all that BS I know thats coming my way. I appreciate your honesty sis. you got this though!!

    Thx for sharing this.!It’s been a year or few year of repairs for us too. Our house is 30 years old and we have had many repairs. This year in particular our furnace went out on a week where it was 10 degrees all week. But we managed the week, got lots of little heaters and got it repaired with our tax refund. Speaking of that.. tax time is often used for a repair or a for a CC payment so we are fortunate to have those. Have had several appliances replaced this year including a hot water heater, refrigerator , and a new washing machine. The good thing .. I hope at least.. those will last us the next few years.

    Our AC went out too. $6k gone 3 days after closing. Annually have had a bill of atleast 1-4k between plumbing and appliances....but it is what it is. I'm not paying no one else's mortgage. And the home warranties do help...just gotta have good negotiation skills

    Just this afternoon I was wondering how you were doing with all of those issues at home. God will take care of you. You have everything in place to help you, just keep moving forward. In 2021 we came back from a trip to New York for Thanksgiving and that night the water heater broke. We went to drop off our daughter in the morning for school and the car will not start. That car I was going to be my daughters for second semester which she would need in a month and we needed three cars so we dropped her off at school, we ordered the water heater, we called to have someone come fix the car and we went to go buy another one. In two weeks we spent $10,000. Thank God we had it. Life throws those curve balls at you, but we got this! Thank you for sharing your experiences with the new house.

    I know it sucks in the moment, but now you have all these things fixed for the remainder of the time you stay there. I need to replace my roof and gutters so I know it sucks, but once it’s done I shouldn’t have to worry about it for a long while.

Nothing too crazy that needed fixed so thank God for that! But we do have a little situation with a neighbor so… that’s fun lol. But, if God be for us.. who can be against us! I like the information about Home warranties, I pay for the service on my gas bill monthly and it covers all appliances except my water heater which is on its last leg( I did not know you should drain it annually.,. You’d think the home inspector would have caught the water heater having rust issues. We had a water heater issue similar to yours about a year ago. What a mess!     I have the Same home warranty company and plan were cool. But didn't help much. Seems like everything I asked about wasn't covered. They paid 250. On a plumbing issue. We've been in our home for a year and a half

    woooow!!! God has you covered in more ways than one. From what you are saying it sounds like you purchased your home without an inspection being done. The things that are breaking are things that would have been noticed had one been done and the sellers would have had to replace them or take the cost out of the purchase price. Im glad to hear that your warranty is covering the just of the repairs for you (Thank God for that). Dont worry tho cause when it is all over you will have the home that you wished for and saved for and the sun will shine again. I love your transparency. You are helping a lot of people with your information. Keep your head up and hopefully your pressure low. God got you.

    I think that it’s a bit of an unspoken common occurrence. When you buy a home that was not maintained by the previous homeowner you have to do all the maintenance and then SOME!!! When I moved in I had to get the A/C maintained (200$) then I learned that the blower had to be cleaned they never placed a filter (700$) then I had to get the AC ducts cleaned because everyone in the home kept a getting sick and something else… (1300$) then a pipe burst and my basement flooded (pipe repair 1,275$) the home insurance covered the water removal, mold remediation and rebuild I won’t mention the cost but It was the cost of two cars. Then I had the get a sink maintained because I had a leak. This was all in the matter of one year I also had an issue with a little more. My advice is anticipate things and be proactive if you can afford to. I had to replace my ac condenser myself. I just have to get the outside unit cleaned out.

    Just curious? What year was your home built and did you get your home inspected prior to buying? My experience with home warranty was it was good the first year and then the second year it was a waste of money. It was a different company than the one you me ntioned though.

      It was built in 2009 and yes an inspection was done. He noted some things to eventually get checked out but nothing in immediate need of repairs besides the roof!

    If you have brand new appliances check out the manufacturers warranty which should be good for a year...MAYBE saving you from renewing your home warranty (saving you $, then renew the year after) if you feel comfortable doing that. New AC should definitely have a warranty hopefully

    I'm one of those ppl who have my AC set between 76-78 all summer. This summer has tested me tho being 100 all August 😂.
    My house has flooded twice. Once downstairs and then upstairs while I was 7 months pregnant. I feel for anyone dealing with water issues it will make you want to abandon the whole house!

    Home Warranty is needed from day one. American home shield warranty came with my house, and I continued it and increased it after the first year. My first year I spent almost nothing for a new heating and air-conditioning system. Also, a new water heater was provided by the warranty. Also, plumbing was repaired by the new warranty -Twice. Also, my electrical was covered when it went out by the warranty. Also, my home owners insurance repaired my roof and all I have to pay for any of these things was $100 callout fee or my deductible so I don’t know why anyone would not use a home warranty company and homeowners insurance at this point. It has saved me literally about $30,000 out of pocket expenses. I pay for it like clockwork every month even if my mortgage payment ends up late which it never does, well at least hardly. Lol please people get home warranty insurance. I wanna repeat that please get home warranty insurance from day number one and keep it until the end of time.

    Girl me and you probably bought the same house 😩🤣. I literally got a whole new utility room because everything was breaking down (ac, water heater, and furnance). Then this past December my pipes burst. Just a mess 🥺😫

    When I got my house it was sold as move in ready and everything up to date. Chile lies!!!! Things went to hell. I been paying for new things since I moved in. Instead of doing an air condition repair because it was just going to be a temporary thing, I ended up have to buy another ac unit.

    Hi hon. I am just curious if you had an inspector check your place before you bought it. Because if an inspector checked all this and didn’t catch all this on the report, I think you might be able to sue that person because all the stuff you’re going through is nowhere, typical to a first year homebuyer. I have been in my house 13 years and my house was built in 1964 and the only thing I’ve had to change was my furnace. So I haven’t even had half of what you were talking about in 13 years. I’m so sorry you’re going through all this.

    Somethings wrong. Maybe go backbto your property inspector and gwt a copy of their report. Should bot bebhaving so many issues. I been in my condo 9 years only had to do some light toulet plumbing, replace garbage disposal, and last year got new fridge. Nothing too crazy. Of corse property management handles everything outside the walls. My condo purchase came with a complementary 1yr warranty i believe for the appliances. No its not a new condo. I think my buyers agent gifted that to me. As far as the A/C. I did replace the coil one time. My home stays super hot as well and i dont thinknits the A/c atleast not entirely. Im considering puting in updated or peoper insulation. Because the heat permeates the walls and even at night the home stays super hot compared to outside. I have a condo so its not as expensive as a whole house. Imma look into that so i can get relief from the heat. Right now its steady in the upper 80s and 90s. Summers suck here. Northern calif

      The only immediate repair needed per the report was the roof…and it didn’t even let me move in good before it started leaking lol. Everything else was a “get someone to eventually look at it.” Lesson learned smh
