Building Projects - Navigating Zoning Early

One of the first things you need to do when lookin gat a space to rent or purchase for a building project, is to see what you're allowed to do "as of right".
This means that if you're looking to open a climbing gym, are you going to need a variance to be able to turn a manufacturing building into a recreational/ assembly "use"?
Zoning changes over time, as cities and towns evolve, but zoning is the set of rules that shape the overall look and feel of the building landscape.
How big things can be, what can go in what part of town, and things like that.
Within the zoning envelope or the zoning rules, the building codes define more precisely what the building itself needs to be made of, how many exits are required, and all the things that make up the building itself.
Regardless, checking zoning is one of the first things to do when you're looking at properties.
