The actual occupancy is unknown beforehand, but I use 70% average occupancy over the year as a benchmark that is realistic for a good property in Bali. I don't want to rely on higher occupancy rates for the investment to be profitable.

I'm not aware of any other factors for this. Covid had a huge impact on Bali tourism.
And still no government infrastructure .....traffic, water, pollution is at its worst.
They are working on it :-)

Wouldn't the 70% occupancy come with an asterisk, anyway? Because during peak season it's going to be higher.
