To answer people who asked the following questions:
Location = Temezon Norte, Merida
Lots Available = 10 (180 lots already purchased in total)
Monthly HOA = $97 (includes garbage, water and use of all amenities - gym, large community pool, kids park, community center )
Monthly Electric average $150 per month
Gas tank refill = $60 which last 6 months
There is no recycling of waste in Merida
New MG SUV basic model =$20,000
Gasoline = $5 per gallon
Car Insurance = $600 annually
Home Owners insurance = $2,000 annually
Rentals are widely available and there are agents you work through as a foreigner. We paid $700 a month for a two bedroom home before we purchased this home.
Feel free to ask me more question in this comment thread. Dave
Thank you so much for sharing even more details!
Those amounts are in dollars or pesos?
@@smnyrup US Dollars
So $97 dollars per month for HOA?
$150 dollars per month on electricity seems a little higher for Merida. At the Mexican border with US they pay $120 for two months.
Car insurance $600 dollars per year?
Home insurance $2000 dollars per year?
This is Dave from the video and I'm providing you with some recent updates on the following expenses in USD:
HOA = $98 per month, covers all trash, security, gym facilities, pool, and outdoor maintenance
2023 Annual Property Taxes = $323
ANNUAL FIDUCIARY FEES (for Bank to hold property title for foreigner) = $493
Hola Dave! Thanks so much for the New Years update!
Your wife's paintings are wonderful 👍
Thank you so much!
This is one of your best videos ever Jose. Their house is gorgeous. They also are so friendly and have such generous spirits to share the cost and to show their home. My budget is half there’s, but their house is way more than I need. This gives me hope that I can find something I”ll love in my budget.
Keep doing what you do Jose.
Glad you enjoyed the video so much and that it was so helpful! Good luck on your Mexican adventure!
You can live here very comfortably on half of our budget.
@@st_rocco1060I wil visit this Prevada when I come down! I do not want to live near the beach.. I would like to live near in a higher altitude area of the Yucatán.
Dora and David, thank you for the tour of your beautiful home.
Glad you enjoyed it!
You’re welcome Fannie
@@st_rocco1060 Dave do you know anything about how the finger limes grow or if they grow in Mexico?
Great interview. We made the decision late last year to have a home built in a privada en elnNorte which will be ready in November. We have an interesting story so when its all said and done you can come and do another an interview with us and we can give u our perspective. Enjoying the content!
Awesome! Congratulations! You know where to reach me!
please let us know when you do this video, it will be nice to have another point of view and a diffrent approach maybe. Thank You!@@JoseArteagaTravels
Beautiful home, beautiful couple. Thanks for sharing your experiences and beautiful home. We left USA 2021 also and never looked back. Pura Vida 😊
Thanks for sharing! Viva Mexico!
Nice video Jose! I'm also from California now living in Mexico City perfect weather for me! , in LA for 40 years also, grew up in the midwest and fled to CA, the way things are going in LA it is time to bail out! The costs have gotten so outrageous in LA almost impossible to live there. Costs have risen so substantially it is hard to survive. No longer is the American Dream that possible for many especially retirees and older folks. Beautiful home and lovely people.
That is awesome! Congratulations! Glad you enjoyed the video! Saludos!
You hit the nail on the head zenmaiden. We had a very similar experience living in SoCal before coming to Merida. It was getting so hard to live there and so many things are changing in a negative way. We are so happy to have “gotten out” and after being here for two years I can honestly say things have worked out way better than we could have ever imagined.
@@st_rocco1060 Great Interview. Is there a way I can email you. I plan on purchasing a house in Merida.
Nice home. Your wife is a talented artist. Good to see you both in a video together again. Thanks for video 👍🇲🇽. They need more of your wife’s art to cover blank walls
Yes she is! Glad you guys enjoyed the video!
Many thanks to the lovely couple for opening their home for us to see and giving us all a great idea of real costs!!
Glad you enjoyed it!
@@JoseArteagaTravels many props to you Jose. Your hustle to grow your channel really shows!! Much continued success!
You’re welcome! We enjoyed doing this video with Jose. I was once in your shoes trying to learn as much as I could before arriving here. Jose’s wealth of videos on so many topics was a real blessing for us.
Great video! Loved the lady of the house, such great energy! Lovely couple! Wishing them all the best! We are starting to look at renting for short periods of time at different places. Not sure even where to start, air b&bs are like 200$US per day??? Any suggestions?
Please tell Dave and Dora thanks a million for sharing all the financial details, it really helps give a frame of reference when trying to determine the affordability of living in Merida. Absolutely, gorgeous home and community.
Awesome! Will do! Glad the video was so helpful!
Thank you for showing us this beautiful family and house!!!
Glad you enjoyed it!
Fantastic couple. They created a beautiful home.
This content adds so much value on how things work to buy a house. What it comes with, what it doesn’t and what you can do to put your own stamp on it.
It was super that they included the price of everything so everyone can learn.
Love to see more videos like this.
Gracias.
Awesome! So glad to hear you enjoyed it so much!
Beautiful people, souls all of you are! Very inspiring! Blessings
Thank you so much!
I’m Mexicana living in Alaska for 25 years and I’m coming back to Mexico to work in my profession I studied in Mexico cause USA is getting crazy with the actual Gov3rment
Wow Alaska! Thats awesome! Thanks for sharing!
a 4 bed 5 bath house with custom kitchen, doors and cabinets in the US with a pool would easily run you $800,000 and over a million in some locations. The fact they got all of this for 400g, which included 15g in closing costs and taxs, so really only 385g is amazing.
I totally agree! What a Bargin! Thanks for sharing!
Great video Jose! Dora and David are a very nice and interesting couple with a beautiful home and surroundings. Very nice tour and interview. Another well done video, thanks again!
Thanks! Glad you enjoyed it!
Thank you Jose! We enjoyed seeing you, your wife, and a very nice neighborhood and family :).

SHE STUDIES THE BIBLE, HOW NICE !
They both do! 🙂
I would like to know what Churches are close by. Español está bien porque yo puedo entender mucho, especialmente si es de la Biblia.
I’m Dave from this video. The nearest town immediately outside our Privada is Xcanatun which has a small Catholic Church I sometimes attend. There are numerous Catholic Churches all in and surrounding Merida
@@st_rocco1060 Hey Dave, I really like the idea of having a group of folks to play poker or other games with... I think your life is great! My husband is Mexican, but he lived LONGER in the US than here in Mexico, we both retired recently and are looking for a community where we can grow a garden, because we both love growing things and got spoiled with a 2 plus acre home in the US... We are traveling around Mexico currently but haven't made it to Merida yet... Also having trouble getting my husband to "let go" of everything in the states!
So beautiful! Thank you for sharing this info and the options!
Glad it was helpful!

I enjoyed this video. Watched the whole thing in one seating. Gives me hope. One day soon to be able to live in Merida. ❤ kudos to them for opening the doors to their home.
That is awesome! Glad you really enjoyed the video!
Anyone can do this if they take the time and make progress toward the goal of moving here if you get educated about the process and patiently approach this step by step.
I really like your wife's flower paintings in the background of the interview. Very nice.

I am guessing this is a fairly quiet neighborhood>? The layer for green folage between this line of homes and the city creates a nice buffer zone. While the house is very modern they added some great Mexican touches like the Tiles and Art! Great insight into different styles of living in Mexico! I think it's great! I would love to see a well put together :studio! :) Gracias.
Very Quiet! Thanks for sharing! Glad you enjoyed it!

This was a great and helpful video.👍
Jose, it would be nice to allow your guest to speak freely. Just a thought. 💕
Glad it was helpful! Great suggestion! I will keep it in mind!
This is a very informative video! There is one detail that is very important to foreigners, especially Americans that work for US based companies as W-2 employees. The Mexican tax authority SAT will require that the US based company have a tax presence in Mexico if the expat has a residency visa in Mexico and is working remotely in Mexico. This often not mentioned detail is a deal breaker for most working age would be expats.
Not necessarily true. If you work "online" you are exempt because there is no physical presence to the company. Also if you are self employed you are also exempt and I could go on and on. The reality is that when moving to Mexico one must realize they are not in their home country which is extremely strict with so many requirements. Mexico is very different. Mexican Citizens find it difficult themselves to pay taxes, let alone a foreigner that doesn't know the language and works a job the Mexican GOV has no knowledge of or way of finding out..... So all I have to say is this, if you are afraid of the Mexican Tax man then its best to not come to Mexico at all. Most of those fears are based on hearsay and not on how things actually work in Mexico. Anyone in any violation of anything usually gets a warning first and told to fix the situation. If not then a fine is issued. Worse case scenario you might end up in court and surprised to find out you win..... Mexico is not the USA. No need to live in fear while living in Mexico. With the proper knowledge anyone can live and work in Mexico without many barriers that many are always speaking of. Last thing I will say is that I am not advocating for not paying your taxes, I am advocating for people to educate themselves so that they along with a Mexican accountant can determine whether they have to pay taxes or not. Which btw spoiler alert most of the time they dont have to pay any taxes unless they actually make that income in Mexico.
@@JoseArteagaTravels You bring up an interesting detail. There are some expats from San Diego that are moving to Tijuana and Ensenada because they work remotely or they commute across the border and the cost of living is cheaper. I have read that Mexico taxes its citizens and residents on world wide income. That being said, working age American expats do have to pay taxes to SAT. Applying for a hipoteca and federicomiso will trigger questions such as proving sources of income which opens up tax liability. Do you know of a resource that provides in-depth information on the finer details for those of us that are not retirees but working age Americans trying to go where we are treated better?
@@leemartinez2975 Again not necessarily true either. I suggest anyone out there considering anything we are saying to clarify first with a Mexican accountant for further clarification. I also suggest one live in Mexico first before doing any kind of work or business here so they can see how things work out here and determine for themselves what is right for them.
@@leemartinez2975 whydo you use the word Expat and not immigrants?
This house was very nice I like it

Great question! You can find out more info by watching this video ua-cam.com/video/hSaGVFFIruE/v-deo.html
The water is good in Mexico. No need for so many baños.
Jaja it is very hot out here amigo! It is pretty common in very hot and humid areas. You should see how many Bathrooms my sister has in Miami with all the kids! 😅
I would want that many for that many beds. If one person wants to shower, another wants to wash their hands or hair and someone else needs to pee! I say the more bathrooms the better.
Thanks! Please publish or send me contact info on the cabinet maker. I will be building my house next year (I HOPE) and will get them to quote all my cabinets/closets, etc. They looked really nice in this house that was shown and this couple seemed happy with the end product.
Thank you so much for the donation! Please send me an email and I will forward you the information josearteagaviewermail@ gmail .com
No need to email me here they are armarius.mx/ Thanks again!
They were very good yo work with. Like many things in Mexico you need to be patient with them starting and finishing the job but the craftsmen they employed were first class and we have become good friends with both of them. We are very happy with the quality of their cabinetry

Are you serious, you’ve got it! Maybe I should consider moving to playa Del Carmen instead of Merida, and not have to deal with the heat, but I thought Playa Del Carmen was like full blown tourism, and not that safe, but great to know 👍
