I agree with this. Unless that company can give you a way better deal, do it yourself. Research pumps online and get prices on them so that you know what the ball park cost is before they get back to you. I'm sure a good share of that 3-4k is labor. This is one of those times that you need to know some good old farts that have been around a while to guide you along. Check out farm supply shops or someone that tinkers around in his shop. There comes a time when it's good to get to know some of your community and can use their experiences to learn. Coming from an old fart, single lady that had to learn to lean on others at some points in my life.
My husband was a well driller and pump installer, 5th generation. We have 4 homes and we just purchased well pumps and holding tanks for 2 homes because they are 20 yrs old and we want to be prepared. They are rentals and I need to be ready. You can buy a pump for as little as $500 depending on the type and size. The connections are easy to do. All you need is someone who can do plumbing. You don't need a pricey well company. Get the information off the old pump and Google for a replacement of the same kind & size. The one thing about home ownership is everything needs to be put on a replacement schedule so you are prepared for end of life. We have been saving for years to replace shingles at about the 20 year mark. Repairs and maintenance never stop. This year we replaced 6 decks/staircases that were 10 years old. It cost about $4500 DIY. EVERYTHING in your house has a life span. Large expenses need to be saved for unless you have a good savings. We do smaller replacement stuff yearly and save for the big stuff so we are prepared. You can't get discouraged every time something needs replacing. It will only make you hate your house and cause unnecessary stress. Not everyone is cut out for owning a home. They are work and cost money to keep in good shape. A well maintained home lasts longer and is cheaper to fix before problems compound. Only you know if you're capable of handling the work necessary to keep a homeaintained so you don't end up hating the responsibility. Even before the legal issues you were stressing out over every repair needed and not happy with the cost or work required to replace and fix stuff. Your investment will only keep its value if you start making a honey do list and keep up on stuff. You seem really unhappy bothering with house stuff. maybe renting a garage again and bus living would give you more time to make music and live without the home responsibilities. Good luck Isaac.

I farmed for fifty years and had pumps replaced. That is way too 6:29 much. We bought the pumps ourselves directly. No middle businessman. It's not hard at all to replace. Just make sure you get a pump that is correct for its use on your well. We also routinely flushing outs and water testing. Issac, he saw you coming as easy target.
Never call a surgeon to do a job of a med tech. Plumbers charge less. Well drillers typically only install pumps on wells they drill and it's a package deal. They will install pumps but they aren't going to do it for the cost a plumber will. There money is in wells, not pumps. They aren't pulling a man off a $10k well job to do small pump job that doesn't make it profitable to do so. We don't drill or install pumps any more. The cost of equipment, labor and materials is ridiculous. That cost is passed on to every job not just well drilling.
I am reading all the comments I came to leave. Get several quotes on repairs/replacement or see if you can replace the pump yourself and make a video on it in order to help recoup part of the cost. You’ve got this! And, we will watch, like, and comment!! You’ve definitely got this!!
You can get a new pump and replace it yourself. Way cheaper, companies will charge alot. Look for a tag on the pump. Deep well pump or shallow well pump. Home ownership is a constant money. Drilling a new well is alot more money. Just buy another pump wire it in and you'll be good. ❤❤
Being a homeowner is constant…I built my home and even if nothing is broken you still have to maintain everything. Walls, floors, yard etc. I’ve had 4 well pumps in my well in 35 years. It happens, one was under warranty by one day…lol the price is pretty high, call someone else.
Yep. I've had my house for nearly 30 years and have had to replace the well pump twice. Mine is buried -- and lightning strikes can kill 'em. I think the last one was $5k. Your homeowners might cover part of it if it was due to something like that but probably not if it's just old and worn out. I'm really sorry that you're running into all these issues. But homeownership is tough. I have no idea if you have a mortgage on that place and if so, how much, but what you're going through really isn't more than average for an older house. Back when I bought mine (in '96) it was an old house that needed some work. I was able to get some extra $ in my mortgage to do stuff that needed doing. But like hearourvoice5495 said, it's constant. And having to live within housing codes is a real wake-up call. People tend to think that if you own it (have a mortgage) you can do whatever you like with it and unfortunately, that's just not true. I would do some research. Depending how deep your well is will dictate your pump requirements. I’m assuming it’s a top side pump. Probabably 220v. I’ve replaced down hole pumps pre-2020 for $300. I was pumping water from 180’ deep. Find your tag on your pump. It’ll state what horsepower you need and possibly flow rate of pump. Hardware store or farm and ranch store for a pump. Never bought one on Amazon. Who knows?🤷🏼♂️

when our pump went out, we bought our new pump at Lowes and our neighbor helped us replace it.....I am sure there are youtube videos on how to replace a pump........good luck!!!
When we put in our pumps we installed 110v submersible pumps so people with generators could run water during outages. We just bought 2 @$450 each for contractor grade through our supplier. Around here only camps and older farmhouses have above ground pumps.
Stay with it don't sell it. you've come this far don't throw the towel in and give what you've worked so hard for to somebody else. Once you've sold it out all of the legal stuff on paperwork you'll be in a really good position you'll know that the house is good everything's good just hang on to it for another couple of years and build up your equity in the property then think about selling. ❤❤❤

I think that property is cursed plus the guy who sold it knew of all the problems and sold you a lemon. In the UK that means a highly flawed item. I'm so sorry Isaac. I pray the engineers report is in your favour.
Old homes require maintenance and replacement. Things don't last forever. He had the opportunity to inspect everything and he didn't know what to look for. I am confident when he was told the year of the home and during the viewing that the house needed work. The house isn't a lemon if you have the money and inclination to fix things. It's still a good home. He just didn't know what to look for and negotiate on price to get a better deal.

Maybe call around and get a few other quotes. i recently helped my neighbor pull his well pump. it wasnt all that hard. the new pump was only like 300$. that and some poly pipe and fittings. Oh and new wire. You might only be in it 500$. The biggest thing here is to not focus on the bad stuff. The law of attraction will just keep bringing more of it.
Oh, no! I can relate to some of your issues. Had a garage flood and trees fall on my "new" home about a month after we moved in. I had family heirlooms in that garage! Lost it all. The tree fell on my toddlers bedroom where he was sleeping. I was outside and literally watched it happen. My legs couldn't run fast enough! It was frightening for us both! Then there were a series of system breakdowns... it was a mess. I kept on this similar path with my next home. Clearly, I am a glutton for punishment... I finally got it right, eventually. I bought land with a trailer with cash. It took me about 2 years to find the right "diamond in the rough". I bought it for less than the price of a new car. Now I am secluded on a piece of property that has zero restrictions and my neighbors are a hunt club and tobacco/soy/wheat/corn field as far as the eyes can see. I have no mortgage and own my vehicle. I have savings that didn't hurt to acquire. The juggling is over... I wish this for you guys! Ditch the mortgage! You have learned so much and have kept your love of life through all of these unexpected, unknown and "what the heck have I done?"issues Lots and lots of issues! Well you have done it and you have a beautiful property. You may have to re route your perceived future because you Are an owner of property that will require work and upkeep always. But you have your music. You have the knowledge and talent to transform an old bus into homes. Keep doing that. Keep the nomadics in our society rolling. So when we bought our home a few yrs ago, the realtor didn't tell us things like, oh your home had prior termites. Yea, that was eye opening but of course nobody said a word and the inspector "passed" the inspection on it. Huuummm...yea, we feel your pain for you and Jaylena. It definitely is a learning curve for sure.
❤Issac I feel you. Two months ago I had to have my pressure water tank replace 800. later. My house was built in 1998. The well guy told me I am lucky my pump has not gone yet because like your person he said usually 20 years. Man I didn't think it would be that much. My pump is down 300 feet. Check around with different supply water well places and see if you cannot change it out yourself since it's there inside that little building. I'm showing up! Before I even start watching your and Jaylena's video, I hit the thumbs up. I was driving yesterday so I'm just writing something now which means I'm watching it again! Truthfully, even if I just listen to the video while I'm gardening I know I'm giving you guys support (and yes through all the adds, too). Isaac, I'm a homeowner. My old roof caved in during a big storm late 2019 that flooded most of the main living spaces. What a nightmare. I was amazed insurance was helpful, but a big chunk came out of pocket including replacing the roof. Just when the contractor had gutted the kitchen and dining room, the world shut down due to Covid in March of 2020. So I cooked meals on my camp one burner stove for months, fridge was moved down in the basement and we washed dishes in the bathroom sink. No one wishes this to anyone. It's how one adapt to the situation (with lots of prayers)! But the silver lining was we had new roof over our heads, the house and living spaces were renovated/remodeled finally. And now I have my dream kitchen! We're good for another 30 years!
Always get at lest two quotes, maybe three. A house is a constant source of repairs especially when you get a property that has been neglected and patched up for years. You will be ahead of the game in the end.
The permit issues and previous owners bad building practices are not normal . The well pump at 30 years old is just a matter of maintenance . That stuff happens . Price sounds a bit high to me but then I never replaced a pump . Hoping they come down on the price for you ! If they end up replacing it and you film it they will get free advertising . That should be worth a discount . I've replaced a furnace and central air unit , replaced a roof . It all comes with buying a not new home . Good luck and hope they give you a good price . Issac hang in there. I have been watching your and Jaylenas videos from the bus building days through where you are today. You are right, you have had issues since moving in. There is not much you can do at this point, but IMHO your inspector cost you a lot of money. They should have warned you about the wiring in the pump room, the shoddy construction and leaks in the house addition. That may have triggered more questions. BUT here you are today. The pump will be an investment and something you won't have to worry again about for many years. It's sad that your family had to go through all that teardown, but you guys did a great job doing it yourself. Hopefully the garages will be good and your family can move forward as proud property owners. You will always have expenses and the majors are your HVAC, plumbing, electrical and your well pump. Once any of these items are fixed or replaced, you are good for many years. Storm damaged roof will mostly be covered by insurance, so hopefully you are very close to comfortably moving forward as a family. Best of luck! 0:15

See if you are able to hook to a county or city water system. It more than likely would be cheaper to go that way than replace the pump. If the house has been there a while you might have access to water in front of your property by now. It's worth looking into.
I feel so so so so bad for you. First time homebuyers are my favorite to work with because they are so excited about it. I absolutely HATE that you have had this as your first experience!!! I will say, after owning 6 homes of my own, I'm WAAAAYYYYY happier with a sprinter van and then eventually buy raw land. You do a phenomenal job of pushing through all of this stuff. Once you hear back from the engineer, it's not a bad idea to consider selling. You aren't happy there and the number one priority is HAPPINESS!! ❤
It depends on which pump it is! If it's the one down in the well head, it can easily be that much. If it is one that pumps water out to the house, they are usually a few hundred dollars. The one that is in the well head, they may have to pull the well. That's why it is so expensive.
That is an outrageous amount for a water pump. Tractor supply has a shallow well water pump for about $300. Deep well pump is more so you would need to know which you have. 2 pipes going into the casing is a deep well pump. Single pipe to the casing is a shallow well pump. Learn some electrical and plumbing. It isn't that hard. Can save you a lot of money. you need to know if it runs on 120 volts or 240. Most well pumps can run on 120 volts. Many can run on 120 volts or 240 volts. Instructions on changing the pump to a different voltage should be on the pump if it can be changed. Other than that, connect the pipes, prime the pump, and turn on the power and it should work. Should be a video on how to install it on youtube.

It’s a great opportunity to learn something new, and I am absolutely 💯 percent sure that you can do it yourself and save boatloads of money. I disagree strongly with people who say you have a lemon. This home you purchased has great bones. It was just neglected and abused for a long time. You have already started by giving it what it needs, some attention. Yes, it has been costly. But you can’t put a value on the location. It’s priceless. A good neighborhood and community and good schools carry great weight. After you have given attention to all of the deferred maintenance of this wonderful property it will start to run like a well oiled machine. You will know how to keep up on the home maintenance in a regularly scheduled way that won’t strap you financially. It’s well worth the effort. No matter what you decide to do with your future, you still need a home base. So be encouraged, Isaac. It will all work out.

Best of luck to you. Home ownership of 20 properties hasgiven us lots of bad experiences as well as good experiences. Most all of our homes were foreclosures or estate or divorce cases. The home we are in now, we decided would be our last, since I had retired. This one, the gal who had it for sale, had just lost her husband. He fell through the ice and drowned. She was left with 3 boys to raise and no life insurance. Sad situation. Therefore, we did not offer a dime less, because we knew she needed the $. However, there have been issues. Within 2 years we replaced well, septic mound, furnace, all the appliances, water heater, and water softener, lighting, and windows. Since this all came out of my retirement fund, I decided to go back to work to replace those funds. I listened to David Ramsey had my whole check deposited in savings. That has worked and now have those funds replaced. We love the property, home and neighborhood. Fortunately, I have a part time job at a college and love my coworkers and love the job. Living simple in Alaska just replaced well pump their self. It looked pretty complicated to me, but this couple lives remotely and try to do everything their selves.

Having to fix and replace thing on and in the house is part of owning one. The well pump is only part of it. But keep in mind once you have replaced or repaired something, you know that it's fixed and will last along time, we have had to replace a septic tank, do some electric, plumbing and spend 9k for a new roof. Just part of owning your own house. But it's yours and everything you do to it just adds equity to it. Be patient and try not to stress to much. You are doing a great job.

Home ownership is a constant repair and redo. You can handle this....anyone who has a home winds up replacing/ repairs...it's just poopie that you seem to be getting it all at once. Your little one will benefit from a happy home base!
I know several home owners and they always have expenses come up, (Exterior up keep, plumbing, water leaks, new roof mandates, tree maintenance regarding fire safety requirements. New code updates keeping electrical and plumbing up to date required to keep homeowners insurance, that is required in California. Also required to notify insurance of home updates or modifications and anything that raises property values raises taxes. That’s what I’ve learned! So one really has to ask the question, is it really worth it? If you get a 30 Year mortgage and refinance at least once that extends your 30 year to probably 40 years then by the time your in your 70s or 80s. If you sale you might gain equity in the home from inflation but then if you where to purchase a new home your going to be paying more as well so does inflation really pay off, unless you buy a home in an area that’s cheaper than your current area or you just live off they inflation of the home and rent or live in a home on wheels . Well pumps are not really hard to replace yourself. I have done it twice - my parents pump went bad and I helped replace it. I replaced mine when I had a couple acres in Glenmont Ohio. Homeownership is not for the weak. You got this Issac.

Yes, being a homeowner can be good & bad sometimes. Here is my saga. Three years ago no water in the house the old pump also needed replacing. Had a backhoe dig the backyard to replace it for $3,000. Last month AC condenser blew and found the well water pipe broke flooding the crawl space & saturating the property. Had to have a 1000-gal tank pumped out 2 xs in 2 months as water backed up into the septic tank. . Then a meditation company had to come to dry everything out. Replaced insulation & vapor barrier air quality is too high inside the home so they have to wipe down & sanitize everything. But, in the end, I'm safe & slowly moving on to better calmer days. You my friend will too as this soon will pass & only be a memory si don't give uo. XXXX

We have 4 homes and we just purchased well pumps and holding tanks for 2 homes because they are 20 yrs old and we want to be prepared. They are rentals and I need to be ready.
You can buy a pump for as little as $500 depending on the type and size. The connections are easy to do. All you need is someone who can do plumbing. You don't need a pricey well company.
Get the information off the old pump and Google for a replacement of the same kind & size.
The one thing about home ownership is everything needs to be put on a replacement schedule so you are prepared for end of life.
We have been saving for years to replace shingles at about the 20 year mark.
Repairs and maintenance never stop. This year we replaced 6 decks/staircases that were 10 years old. It cost about $4500 DIY.
EVERYTHING in your house has a life span. Large expenses need to be saved for unless you have a good savings.
We do smaller replacement stuff yearly and save for the big stuff so we are prepared.
You can't get discouraged every time something needs replacing. It will only make you hate your house and cause unnecessary stress.
Not everyone is cut out for owning a home. They are work and cost money to keep in good shape. A well maintained home lasts longer and is cheaper to fix before problems compound.
Only you know if you're capable of handling the work necessary to keep a homeaintained so you don't end up hating the responsibility.
Even before the legal issues you were stressing out over every repair needed and not happy with the cost or work required to replace and fix stuff.
Your investment will only keep its value if you start making a honey do list and keep up on stuff.
You seem really unhappy bothering with house stuff. maybe renting a garage again and bus living would give you more time to make music and live without the home responsibilities.

Great response. He has faced having engine replacement on a bus. Same thing. House. Bus. Upkeep on everything we own. I’m 79 and still replace things and keep a close watch. My Grandpa was 98 when he replaced the house roof himself.

I farmed for fifty years and had pumps replaced. That is way too 6:29 much. We bought the pumps ourselves directly. No middle businessman. It's not hard at all to replace. Just make sure you get a pump that is correct for its use on your well. We also routinely flushing outs and water testing. Issac, he saw you coming as easy target.

Well drillers typically only install pumps on wells they drill and it's a package deal. They will install pumps but they aren't going to do it for the cost a plumber will. There money is in wells, not pumps. They aren't pulling a man off a $10k well job to do small pump job that doesn't make it profitable to do so.
We don't drill or install pumps any more. The cost of equipment, labor and materials is ridiculous. That cost is passed on to every job not just well drilling.
Plus make sure you prime the pump.

You can get a new pump and replace it yourself. Way cheaper, companies will charge alot. Look for a tag on the pump. Deep well pump or shallow well pump. Home ownership is a constant money. Drilling a new well is alot more money. Just buy another pump wire it in and you'll be good. ❤❤

Being a homeowner is constant…I built my home and even if nothing is broken you still have to maintain everything. Walls, floors, yard etc. I’ve had 4 well pumps in my well in 35 years. It happens, one was under warranty by one day…lol the price is pretty high, call someone else.

Yep. I've had my house for nearly 30 years and have had to replace the well pump twice. Mine is buried -- and lightning strikes can kill 'em. I think the last one was $5k. Your homeowners might cover part of it if it was due to something like that but probably not if it's just old and worn out. I'm really sorry that you're running into all these issues. But homeownership is tough. I have no idea if you have a mortgage on that place and if so, how much, but what you're going through really isn't more than average for an older house. Back when I bought mine (in '96) it was an old house that needed some work. I was able to get some extra $ in my mortgage to do stuff that needed doing. But like hearourvoice5495 said, it's constant. And having to live within housing codes is a real wake-up call. People tend to think that if you own it (have a mortgage) you can do whatever you like with it and unfortunately, that's just not true. I would do some research. Depending how deep your well is will dictate your pump requirements. I’m assuming it’s a top side pump. Probabably 220v. I’ve replaced down hole pumps pre-2020 for $300. I was pumping water from 180’ deep. Find your tag on your pump. It’ll state what horsepower you need and possibly flow rate of pump. Hardware store or farm and ranch store for a pump. Never bought one on Amazon. Who knows?🤷🏼♂️

when our pump went out, we bought our new pump at Lowes and our neighbor helped us replace it.....I am sure there are youtube videos on how to replace a pump........good luck!!!
When we put in our pumps we installed 110v submersible pumps so people with generators could run water during outages. We just bought 2 @$450 each for contractor grade through our supplier.
Around here only camps and older farmhouses have above ground pumps.

Stay with it don't sell it. you've come this far don't throw the towel in and give what you've worked so hard for to somebody else. Once you've sold it out all of the legal stuff on paperwork you'll be in a really good position you'll know that the house is good everything's good just hang on to it for another couple of years and build up your equity in the property then think about selling. ❤❤❤

I am confident when he was told the year of the home and during the viewing that the house needed work.

Maybe call around and get a few other quotes. i recently helped my neighbor pull his well pump. it wasnt all that hard. the new pump was only like 300$. that and some poly pipe and fittings. Oh and new wire. You might only be in it 500$. The biggest thing here is to not focus on the bad stuff. The law of attraction will just keep bringing more of it.

Oh, no! I can relate to some of your issues. Had a garage flood and trees fall on my "new" home about a month after we moved in. I had family heirlooms in that garage! Lost it all. The tree fell on my toddlers bedroom where he was sleeping. I was outside and literally watched it happen. My legs couldn't run fast enough! It was frightening for us both! Then there were a series of system breakdowns... it was a mess.
I kept on this similar path with my next home. Clearly, I am a glutton for punishment...
I finally got it right, eventually. I bought land with a trailer with cash. It took me about 2 years to find the right "diamond in the rough". I bought it for less than the price of a new car.
Now I am secluded on a piece of property that has zero restrictions and my neighbors are a hunt club and tobacco/soy/wheat/corn field as far as the eyes can see. I have no mortgage and own my vehicle. I have savings that didn't hurt to acquire. The juggling is over...
I wish this for you guys! Ditch the mortgage! Don't try to keep up with the Jones's if you never liked the Jones's anyway...

So when we bought our home a few yrs ago, the realtor didn't tell us things like, oh your home had prior termites. Yea, that was eye opening but of course nobody said a word and the inspector "passed" the inspection on it. Huuummm...yea, we feel your pain for you and Jaylena. ❤Issac I feel you. Two months ago I had to have my pressure water tank replace 800. later. My house was built in 1998. The well guy told me I am lucky my pump has not gone yet because like your person he said usually 20 years. Man I didn't think it would be that much. My pump is down 300 feet. Check around with different supply water well places and see if you cannot change it out yourself since it's there inside that little building. I'm showing up! Before I even start watching your and Jaylena's video, I hit the thumbs up. I was driving yesterday so I'm just writing something now which means I'm watching it again! Truthfully, even if I just listen to the video while I'm gardening I know I'm giving you guys support (and yes through all the adds, too).
Isaac, I'm a homeowner. My old roof caved in during a big storm late 2019 that flooded most of the main living spaces. What a nightmare. I was amazed insurance was helpful, but a big chunk came out of pocket including replacing the roof. Just when the contractor had gutted the kitchen and dining room, the world shut down due to Covid in March of 2020. So I cooked meals on my camp one burner stove for months, fridge was moved down in the basement and we washed dishes in the bathroom sink. No one wishes this to anyone. It's how one adapt to the situation (with lots of prayers)! But the silver lining was we had new roof over our heads, the house and living spaces were renovated/remodeled finally. And now I have my dream kitchen! We're good for another 30 years!

The permit issues and previous owners bad building practices are not normal . The well pump at 30 years old is just a matter of maintenance . That stuff happens . Price sounds a bit high to me but then I never replaced a pump . Hoping they come down on the price for you ! If they end up replacing it and you film it they will get free advertising . That should be worth a discount . I've replaced a furnace and central air unit , replaced a roof . It all comes with buying a not new home . Good luck and hope they give you a good price . Issac hang in there. I have been watching your and Jaylenas videos from the bus building days through where you are today. You are right, you have had issues since moving in. There is not much you can do at this point, but IMHO your inspector cost you a lot of money. They should have warned you about the wiring in the pump room, the shoddy construction and leaks in the house addition. That may have triggered more questions. BUT here you are today. The pump will be an investment and something you won't have to worry again about for many years. It's sad that your family had to go through all that teardown, but you guys did a great job doing it yourself. Hopefully the garages will be good and your family can move forward as proud property owners. You will always have expenses and the majors are your HVAC, plumbing, electrical and your well pump. Once any of these items are fixed or replaced, you are good for many years. Storm damaged roof will mostly be covered by insurance, so hopefully you are very close to comfortably moving forward as a family. Best of luck! 0:15

See if you are able to hook to a county or city water system. It more than likely would be cheaper to go that way than replace the pump. If the house has been there a while you might have access to water in front of your property by now. It's worth looking into.
I feel so so so so bad for you. First time homebuyers are my favorite to work with because they are so excited about it. I absolutely HATE that you have had this as your first experience!!! I will say, after owning 6 homes of my own, I'm WAAAAYYYYY happier with a sprinter van and then eventually buy raw land. You do a phenomenal job of pushing through all of this stuff. Once you hear back from the engineer, it's not a bad idea to consider selling. You aren't happy there and the number one priority is HAPPINESS!! ❤
It depends on which pump it is! If it's the one down in the well head, it can easily be that much. If it is one that pumps water out to the house, they are usually a few hundred dollars. The one that is in the well head, they may have to pull the well. That's why it is so expensive.
That is an outrageous amount for a water pump. Tractor supply has a shallow well water pump for about $300. Deep well pump is more so you would need to know which you have. 2 pipes going into the casing is a deep well pump. Single pipe to the casing is a shallow well pump. Learn some electrical and plumbing. It isn't that hard. Can save you a lot of money. you need to know if it runs on 120 volts or 240. Most well pumps can run on 120 volts. Many can run on 120 volts or 240 volts. Instructions on changing the pump to a different voltage should be on the pump if it can be changed. Other than that, connect the pipes, prime the pump, and turn on the power and it should work. Should be a video on how to install it on youtube.
Some commenters have given some really good advice here. I hope that you listen and follow up. Try DIYing this project. It’s a great opportunity to learn something new, and I am absolutely 💯 percent sure that you can do it yourself and save boatloads of money.
I disagree strongly with people who say you have a lemon. This home you purchased has great bones. It was just neglected and abused for a long time. You have already started by giving it what it needs, some attention. Yes, it has been costly. But you can’t put a value on the location. It’s priceless. A good neighborhood and community and good schools carry great weight. After you have given attention to all of the deferred maintenance of this wonderful property it will start to run like a well oiled machine. You will know how to keep up on the home maintenance in a regularly scheduled way that won’t strap you financially. It’s well worth the effort. No matter what you decide to do with your future, you still need a home base. So be encouraged, Isaac. It will all work out.

Best of luck to you. Home ownership of 20 properties hasgiven us lots of bad experiences as well as good experiences. Most all of our homes were foreclosures or estate or divorce cases. The home we are in now, we decided would be our last, since I had retired. This one, the gal who had it for sale, had just lost her husband. He fell through the ice and drowned. She was left with 3 boys to raise and no life insurance. Sad situation. Therefore, we did not offer a dime less, because we knew she needed the $. However, there have been issues. Within 2 years we replaced well, septic mound, furnace, all the appliances, water heater, and water softener, lighting, and windows. Since this all came out of my retirement fund, I decided to go back to work to replace those funds. I listened to David Ramsey had my whole check deposited in savings. That has worked and now have those funds replaced. We love the property, home and neighborhood. Fortunately, I have a part time job at a college and love my coworkers and love the job.
Living simple in Alaska just replaced well pump their self. It looked pretty complicated to me, but this couple lives remotely and try to do everything their selves.

But keep going, all of this is building your character and making you a very strong and steadfast man after God's own heart. He is preparing you for something in the future and He's using these hardships to build you up not tear you down. Having to fix and replace thing on and in the house is part of owning one. The well pump is only part of it. But keep in mind once you have replaced or repaired something, you know that it's fixed and will last along time, we have had to replace a septic tank, do some electric, plumbing and spend 9k for a new roof. Just part of owning your own house. But it's yours and everything you do to it just adds equity to it. Be patient and try not to stress to much. You are doing a great job.

I know several home owners and they always have expenses come up, (Exterior up keep, plumbing, water leaks, new roof mandates, tree maintenance regarding fire safety requirements. New code updates keeping electrical and plumbing up to date required to keep homeowners insurance, that is required in California. Also required to notify insurance of home updates or modifications and anything that raises property values raises taxes. That’s what I’ve learned! So one really has to ask the question, is it really worth it? If you get a 30 Year mortgage and refinance at least once that extends your 30 year to probably 40 years then by the time your in your 70s or 80s. If you sale you might gain equity in the home from inflation but then if you where to purchase a new home your going to be paying more as well so does inflation really pay off, unless you buy a home in an area that’s cheaper than your current area or you just live off they inflation of the home and rent or live in a home on wheels . Well pumps are not really hard to replace yourself. I have done it twice - my parents pump went bad and I helped replace it. I replaced mine when I had a couple acres in Glenmont Ohio. Homeownership is not for the weak. You got this Issac.

Yes, being a homeowner can be good & bad sometimes. Here is my saga. Three years ago no water in the house the old pump also needed replacing. Had a backhoe dig the backyard to replace it for $3,000. Last month AC condenser blew and found the well water pipe broke flooding the crawl space & saturating the property. Had to have a 1000-gal tank pumped out 2 xs in 2 months as water backed up into the septic tank. . Then a meditation company had to come to dry everything out. Replaced insulation & vapor barrier air quality is too high inside the home so they have to wipe down & sanitize everything. But, in the end, I'm safe & slowly moving on to better calmer days. You my friend will too as this soon will pass & only be a memory si don't give uo. XXXX

We live in a 1961 ranch. There is a lot of upkeep but it’s built like a tank and has survived decades of bad weather, etc. Keep plugging forward and you’ll get out on top.
