      Great question! The cost of encapsulating your crawl space varies based on the size of your home, the materials you choose (there are different liner, insulation, and mold treatment options among other items), and what your home needs. Not all homes need foundation drainages or structural support, while others might need one or the other. Giving an "average" price is just misleading and inaccurate for any contractor to do when it comes to projects like this. The best way to get an idea of the cost of encapsulating your crawl space is to get a free estimate. Then you'll know all of your options, what your home needs and doesn't need, and exactly what the cost you're looking at is.

    So how does the termite inspector visually inspect the rim joist if it's covered by 2 inches of expanded foam???

      Thanks for commenting. This is one we get quite a bit.
      When performing an encapsulation where we cover the walls with a vapor barrier and often insulation, spray foam or foam board, we have to follow VA state building code for encapsulations that states at the top of our wall insulation or liner, we have to leave a 1-2” termite viewing strip below the sill plate for annual inspection. We leave a 3" viewing strip to help the termite companies. The sill plate is the very 1st piece of wood in your home that sits directly on top of the foundation and will be the 1st affected area if termites come up to it. The sill plate gets sealed down to the foundation with a thin bead of air sealing foam to keep air and moisture from coming inside but the face of the sill is still completely exposed for inspection. We do spray foam the rim and band joists to enhance the performance of our system. If termites are coming up behind our wall insulation / liner, the annual termite inspection should be able to catch the trails before any damage is done. We work with several termite companies in the area that believe in the encapsulation process, provide treatment, and warranty.

    I see that the 2018 IRC code has been updated to include a 70-pint per day dehumidifier as an acceptable means of providing mechanical ventilation. Can you speak to the pros and cons of employing the dehumidifier versus using the existing HVAC to condition the space, as permitted by code (with modification, of course). Will one method of mechanical ventilation provide more control over year round comfort than the other? I could see the dehumidifier playing a bigger role in the humid summer months, but potentially causing comfort issues in the winter where the joist space is uninsulated and the crawlspace is unconditioned. Also, which permits and inspections would be required (Chesterfield Co., VA) for an encapsulation?

    Seems like the term "crawl space" is used pretty loosely lol, mine is literally crawl... thats crawl thru the mud , snakes, spiders, slugs, rodents etc... I didn't build this mess lol I'm just the one left to deal with it for now. Easiest way to fix it I think would be pray for a tornado...

      Crawl Spaces definitely vary in height we have been in some pretty tight ones like yours (that's the majority of what we work with), and some taller ones where you can almost stand up. Most homeowners are left to "deal with it" that's why we like to make sure we are doing exactly what our homeowners want and that we are offering a long-term solution, not something you'll be "left to deal with".     When do you decide if you should insulate under floor joist?

      Sergio, it's all about the home's construction and location, as well as what the homeowner is trying to achieve. When we insulate under the floors, it is typically with spray foam and in a situation where an encapsulation is not suited to the construction or environment of the home, such as no foundation walls. The best way to determine what works best for your home is to have an evaluation by one of our advisors and they can review your options with you.

    In the Southeast you can not use spray foam on floor joist and sub-floor, the code for Alabama is 3 inches below the floor joists. if you do you will void you termite contract.

      We're not sure what the building codes are in Alabama. Our company is based in Virginia and we have to follow VA state building code for encapsulations which states that at the top of our wall insulation or liner, we have to leave a 1-2" termite viewing strip below the sill plate and the full face of the sill plate exposed for annual termite inspections. If termites are coming up behind our wall insulation or liner the annual termite inspection should be able to catch the trails before any damage is done. We work with several termite companies in our area that believe in encapsulation systems, provide treatment and warranties to homeowners with crawl space encapsulation systems. As long as a crawl space encapsulation adheres to state building code, it should not impact the client's termite warranty.

      @@thedryingco If you state says 1-2" below the sill plate that means you can't spray the rim joist.

      @@superiorpestcontrolinc3128 Our code specifically states "Joints between the sill plate and the top of any interior wall covering may be sealed." So long as the full face of the sill plate, which is the first piece of wood meeting your home's block foundation, and the 1-2" gap at the top of the foundation wall are visible. Sealing the rim joist is not only allowed by our code, but it also makes the encapsulation system more effective.

    I have two gas appliances in the crawl space (furnace & instant hot water heater) where I have some concerns then about ventilation. Would you install a gas detector and provide a manual vent(s) or do you have another suggestion?

      P.J. Mercer typically a company would install a a fan in one or two vents. This can help take out radon gases,soil gases and any other gas that could build up in the crawl space

      The Drying Company/Thermaltec so what is they cant do it? What is your solution? Im in ga and ibe had estimates from different companies and they talked avout putting lamenco fans to remove gases building up

      P.J. there are (2) main types of gas furnaces and water heaters. Direct vent and indirect vent. With direct vent systems, these have PVC intake and exhaust pipes that should be routed to the outdoors. In a vented crawl space, sometimes the HVAC contractor will leave the intake side open to the crawl space since it's still considered outdoors. When we seal a crawl space with direct vent systems located within the space, an HVAC contractor is brought in if needed to route the intake piping through the foundation wall. Indirect systems are ones that have lower AFUE ratings, often have a metal flue pipe on the exhaust side, and have open grills on the cabinet door. These systems rely on the space they're located in for intake and combustion reasons. If we seal a crawl space with an indirect vent system located within the space, a HVAC contractor is brought in to install a fresh air system in order for the indirect system to get the required amount of air when running and to prevent back drafting on the exhaust side.

      Anthony, When we encapsulate, we want to insulate from the crawl space walls, not from the floor joists. For an encapsulation, VA building code requires an R-10 on the crawl space walls. I hope this helps!

    I'm watching this video and have similar issues with my crawl space. Instead of having a moisture issue I have a dry Dusty crawl space that is permeating dust into my home so I'm looking for some solutions .

      Actually, health concerns were one of the main reasons for encapsulating a crawl space. Vented crawl spaces allow moisture in, which results in mold growth under a home. When encapsulated properly by a professional company, the home can have a much healthier living environment. There have even been books written on the subject! The process is guided by building codes and has been helping homeowners protect the structure of their home and their indoor air quality as well as reduce their energy bills!
