    But if he paid all income towards emi . What will he do to pay broker for comission to get the tenants also for yearly maintenance

    Oh Bhai.... I am a banker, kindly share real fact bank don't give more then 90% on actual selling amout. How Mr Yogesh got loan of 20Lacs when he purchasing the flat with 16Lacs??? No matter the market value of the flat but bank only disburse on selling amount.

      Your are Right Brother Done registered agreement at 20L got 90% as 18L loan..

      excellent question watch the video twice..the person had bought property by doing registered agreement then applied for loan..arranged amount for stamp duty that to in Nov 2020 when the stamp duty waiver offer was going on in Maharashtra only 3% stamp duty was applicable..then he took extra loan Done a real deal at 16 Lakh the township is outside city near to industrial area..paid stamp duty amount to the person from whom he arranged..after getting 18L from bank... The amount..with small size flats..rent is good their because of industrial area..!!This is the Actual Scenario..

      Bother watch video twice..seller bought flat at 9.5 lakhs 5 years before..it's a resale property..he want Urgent money..it was destressed sell..that Why for stamp duty and Renovation work buyer needed extra money so he has done an agreement of 20lakhs..buyer paid extra stamp duty..just to avail power of leverage..just watch video once again dear Nitin ji..you will understand..I will make a detail video on this topic..soon how to buy flat with No money so you will get clarification..it's a nice learning for our team also..thank you for asking question??

      There is one more complication that if the registration is for 20 lakh and selling price is for 16 lakh the seller has to pay tax on 20 lakh right then who will do this ?

    Better to invest in mutual fund, stocks for 15 years with the same EMI amount from his salary and purchase flat after some years because anyhow he is buying that flat as investment.

      Ya that's possible but if you see the most beautiful thing about rental income is it increases minimum 5 to 6 % Per year and your EMI remains same..

    It's a no money down concept in real estate. Anyway, on a loan of around 20 lac, in 10 years tenure How come emi would be only 10-11k ?
    Please do some calculation in any EMI calculator.
    However, The residential rental yield is not more than 3% in India, but in this case how Yogesh is getting almost 7 to 8% ?
    This is not so easy Sir, as you've explained.

      Thank you so much Dear Arijit ji for your question??will request you to watch the video once again..Loan amount is 18L only..90% of 20L ..16L is deal amount 60K stamp duty as Nov 2020 Stamp duty waiver in Maharashtra going on so 3% was the stamp duty amount and 1.3 utilised for Renovation..10K legal charges..About rent this project is located near the Hingna Industrial area.. Nagpur Maharashtra so the rental demand is more here..and you are right the average Rental yield for residential is 3-4 % but it's ana average..plus 15% Escalation in Rent every 2-3 Years..Plus deposit of at least 2-3 Months from tenants all this cost will help a buyer in dealing with difference in rent at that time 4 Years before Home loan % was 7.8 Only so EMI comes near about 12-13K only max that to with an option of foreclosure if the rent increases you can use the deposit to have an SIP of 2-3K per month which will give you a lump sum of 6-7L in next 8-10 Years..to close the loan amount faster..

    The story is not covering the whole details as getting loan the way mentioned is not possible so easily. But i dont deny the fact it is possible with a lot of planning and execution of strategy. Not for newbies in real estate.

      Thank you so much for your question??Aap ekdum sahi hai..Yogesh ne pahle Registered agreement kiya this case is of Nov 2020 at that time stamp duty was Only 3% in Maharashtra then took loan at that time loan interest rate was 6.6% Only..extra amount jo mila vo use Kiya for renovation and paying stamp duty back..

      Loan aise hi nhi mila Mr Yogesh ne pahle registered agreement kiya Nov 2020 me amount borrow karke tab Sirf 3% stamp duty lag rhi thi Maharashtra me..Loan 20L ka 90%. Matlab 18 Lakh Sanctioned and disbursement hua as property resale and ready thi..then 16L owner ko dekar..60K stamp duty amount Return karke bache hue amount se property ko aur acha repair and renovate kiya.. jisse rent jyada mil sake..Industrial area me township home ki vajah se rent acha mil jata hai Hingna,Nagpur area me you can search on Google..that's why rent se EMI nikal jata hai..plus every 3 year minimum 10 to 15% ka rent appraisal hota hai..!!and Owner ko security deposit bhi milta hai..that can help him in Decreasing the loan by doing lump Sam payment in between if required..!!

      True you are right that's why Mr Yogesh does an agreement first and then applies for loan..in destress deals it is possible to take more loan even if the actual deal is at low cost..

    Agr kisi property pr 19 lakh ka home loan le to uska intrest hi pr month 14250/- h or agr bank emi bnayegi to monthly emi 9% ki rate se bhi aprox 18000/- rahega
    Apk according rental income monthly 10-12 k aani h to cash flow to 6000/- negative ho jayega
    Agr is baare m koi sujhav ho to pls bataye

      Shiva ji thank you so much for your genuine question??Video me kahi aisa nhi kha gya uske pass paise nhi hai..Mr Yogesh me agreement kiya ITR show kiya..unhone property Stretegy se banai..apne pass ka paisa lagae bina.. registered agreement kiya deal 16 me done ki..owner ne 5 Years before 9.5 me liya tha project ka nam kanchanganga township in Hingna..20 Lakh ka registered agreement karke loan liya 90% Disbursement hua..18lakh Owner ko 16L diye Nov 2020 me registery ki tab Maharashtra me 3% stamp duty lag rahi thi..Jisse 60K for registration liya tha use vapas kar diya bache hue amount se property ka renovation kiya.. Industrial area Hingna and MIHAN ne close hone ki vajah se rental demand achi hai..2 BHK ka rent 10 K mil gya..Ab sawal owner ne khud loan kyu nhi liya it's a distressed sell..already uska loan chal rha tha..Ko 16L use mile usne 5 L bank ko dekar old loan foreclose kiya..8 lakhs ka jo usne liya tha..Buy karte samay..rest is your wish this is what I have seen and checked with Origin Buyer..!!

    Property valuation doesn't work this simple on ground, bank gives loan on the valuation as per the circle rate but rates will be higher than the circle rate so you still need some cash to give as down payment

      excellent question watch the video twice..the person had bought property by doing registered agreement then applied for loan..arranged amount for stamp duty that to in Nov 2020 when the stamp duty waiver offer was going on in Maharashtra only 3% stamp duty was applicable..then he took extra loan Done a real deal at 16 Lakh the township is outside city near to industrial area..that why cost is less and Rental demand is more..paid stamp duty amount to the person from whom he arranged.. amount for registered agreement..after getting 18L from bank... The amount..with small size flats..rent is good their because of industrial area..!!This is the Actual Scenario..

      Dear Arpit Gautam ji thank you so much for your Question?? the process is very simple Mr Yogesh have done registered agreement in november 2020...
      you can check on Google at that time stamp duty waiver was going on in Maharashtra..only 3% stamp duty was implecable..the township is situated at Hingna near Industrial area so rent demand is more.. 1 st and then applied for loan... finalized deal at 16L applied for 20 lakh loan..Got 90% Sanctioned as he is already doing Construction business and filling ITR of nearly 6L Annual Income..got 18L given 16L to seller..and got extra estamp duty Amount back and used 1 L for flat renovation because of which he got good rental return..!!
