Better to invest in mutual fund, stocks for 15 years with the same EMI amount from his salary and purchase flat after some years because anyhow he is buying that flat as investment.
It's a no money down concept in real estate. Anyway, on a loan of around 20 lac, in 10 years tenure How come emi would be only 10-11k ? Please do some calculation in any EMI calculator. However, The residential rental yield is not more than 3% in India, but in this case how Yogesh is getting almost 7 to 8% ? This is not so easy Sir, as you've explained.

Nagpur Maharashtra so the rental demand is more here..and you are right the average Rental yield for residential is 3-4 % but it's ana average..plus 15% Escalation in Rent every 2-3 Years..Plus deposit of at least 2-3 Months from tenants all this cost will help a buyer in dealing with difference in rent at that time 4 Years before Home loan % was 7.8 Only so EMI comes near about 12-13K only max that to with an option of foreclosure if the rent increases you can use the deposit to have an SIP of 2-3K per month which will give you a lump sum of 6-7L in next 8-10 Years..to close the loan amount faster..

Property valuation doesn't work this simple on ground, bank gives loan on the valuation as per the circle rate but rates will be higher than the circle rate so you still need some cash to give as down payment

Property valuation doesn't work this simple on ground, bank gives loan on the valuation as per the circle rate but rates will be higher than the circle rate so you still need some cash to give as down payment

excellent question watch the video twice..the person had bought property by doing registered agreement then applied for loan..arranged amount for stamp duty that to in Nov 2020 when the stamp duty waiver offer was going on in Maharashtra only 3% stamp duty was applicable..then he took extra loan Done a real deal at 16 Lakh the township is outside city near to industrial area..that why cost is less and Rental demand is more..paid stamp duty amount to the person from whom he arranged.. amount for registered agreement..after getting 18L from bank... The amount..with small size flats..rent is good their because of industrial area..!!This is the Actual Scenario..

you can check on Google at that time stamp duty waiver was going on in Maharashtra..only 3% stamp duty was implecable..the township is situated at Hingna near Industrial area so rent demand is more.. 1 st and then applied for loan... finalized deal at 16L applied for 20 lakh loan..Got 90% Sanctioned as he is already doing Construction business and filling ITR of nearly 6L Annual Income..got 18L given 16L to seller..and got extra estamp duty Amount back and used 1 L for flat renovation because of which he got good rental return..!!
