    To be fair here, just plain real talk.....the value isn't hidden if it's in plain sight and the difference between luxurious finishes and builder-grade finishes are noticeable, and therefore valuable. And secondly, the dialogue here doesn't quite line up to reality and the reason I say that is the following:
    if I'm negotiating, with this agent and he suggests I pay more $ than list price, I'd respond with "so you've intentionally listed it below the actual market valuation?" If he responds with a yes, and my buyer agrees to pay the price he suggests, which by his own admission would be fair market value.....then his client hasn't gotten anything great, just market value. He can't very well brag about going above and beyond if all he is able to extract is market value.
    If his answer to my question is no, that they have not listed it below market value, then this implies they have listed it at the proper value pricepoint and the finishes in the home like the floors and the kitchen have already been taken into account and factored into the proposed value. So why would my client pay beyond that price for finishes that have been factored into the price already? That wouldn't make any sense.
    This sounds like a piece of dialogue you can say to an unassuming vendor during the home walkthrough to try to impress them, when it actually doesn't make any sense and is going to be expertly negotiated around by an even casually observant agent.
