    Second apartment seemed like the best discount. You negotiated it down from $3,500 to $3,200 because it had been sitting on the market AND got two months free rent on top of that. That's an additional $533 per month. That bring the monthly rental price down to $2667 almost a THOUSAND dollars less than the original asking price. Split between the two of you that's $1,333 per person. That's a great deal for SF. The apartment also seem really spacious with good light, good views and a large kitchen space.

    Not gonna lie; I'm a little jealous of what you can afford. Still, I am very thankful for what I have. I live in an SRO which is just a 69ft² room with a sink. It's about the size of a parking space, but honestly, I like being out in the city. So all I really need is a place to sleep. Shared: kitchen, restroom, shower. It sounds daunting, but I've had little to no problems. Plus, I seldom cook. My building is small, and my neighbors are clean and quiet. For laundry, I walk a few blocks to a clean/updated laundromat. In fact, everything I need (laundromat, grocery, pharmacy, post office, eateries, etc) is within a 7-minute walk from home (including my job). It's no fancy-living like the apartments in this video, but considering that I live in scenic/historic downtown SF and pay less than 600/month (all bills incl.), I have to say I am very thankful and blessed... and I am going to enjoy it for however long it lasts.

    I totally agree with her initial statement about opportunities in SF. It is expensive to live here but when you take into consideration the opportunities and such it's worth it. Most people don't stay here for too long but it's a good stop to make when setting up your resume and career plan.

    I liked the second apartment the best. With the huge island gives you lots of space for cooking.

    Mandy Squad! Remember CA also has rent control type protections (AB 1482). I liked the kitchen in #2, it's gas which is huge if you are going to film cooking videos. So much harder to control temps on a electric stove top.

    The rent controlled high rise is my pick. Love the view! I am also hunting my new rental apt in bay area. It is super hard to find hard surfacing floor not on the 1st floor in peninsula or palo alto, but I am not giving up yet.

    very informative inside information! I lived in san francisco for over 20 years and was never ever able to find a rent controlled apartment with a washer and dryer and 2 bedrooms; the mass exodus has begun....bargain hard dear lady.....you seem like a very responsible tenant and there is a landlord somewhere that will work with you and get you a better price. if you can wait till december, when no one wants to move you score better. good luck.

    I like apartment #2 the best. I used to live on the top floor of an apartment building and carrying bags of groceries up was a pain.

    Hello there! We're also living in SF and have been looking for apartments for the past few weeks! The rent did drop crazy!!! Marina and Pac Heights are both lovely neighborhood! We live around Hayes and go to Japantown all the time! Honestly love it so much! Oh and hello there we just sub-ed =)

    There's a lot of new condos in the Richmond District, would be nice to see how those look inside.
    When you Asian and doing cooking videos, you gotta have the exhaust hoods in the kitchen, those filter types mounted underneath the microwave are a big no-no

    As a landlord, I’m curious what are your must-haves in the kitchen? Stainless steel appliances over white? Granite or quartz countertop? Backsplash?

      My ideal kitchen has:
      1. Stainless steel appliances. In my opinion, white makes the kitchen look cheap. My current studio has white appliances.
      2. Decent size dish washer and refrigerator.
      3. Stove w/ range hood.
      4. Enough counter space to fit a microwave, coffee machine, dish rack, and use a cutting board.
      5. Either granite or quartz works, as long as the color/pattern looks nice.
      6. Large enough sink to easily wash a 8 quart stock pot without splashing every where.
      7. Island or bar extension for easy filming (UA-camr problems).

    There are two other high rises that I know of that are rent control. Fox plaza and The gateway apartments. You should check them out.

    There is something that really intrigues me you are not allowed to have a dishwasher or a washing machine if it is not already in the apartment when you rent it ? You don't have stores that sell these machines to individuals ?

      I think you can get permission to do it. From my understanding, the landlord would keep what you install though.

    most ppl in their 20s-30s dont have as much "requirements/necessities" as those in their 40s/50s who have families. obviously, nice to live in family-friendly areas, but diff ages have different hourly breakdowns between work/leisure

      Yep! I think kids in particular definitely change the equation. With WFH, having extra rooms would be critical with kids :)

      Gotta love San Francisco rent: In 2006, I had an apt in North Beach on Grant for $2300, which was 1 bedroom 700 sf, 1 parking space, and on the third floor with a city skyline view.
      At the same time, I shared a 3 bed 2 bath with 3 parking spaces, shared gym, rooftop recreation area, and 1,800 sf in Downtown Los Angeles for only $2,100 amongst all 3 roommates.

      I think it depends on age + your professional goals. i.e., if you're in tech, there's an argument to grab the bag of money, save aggressively, and then retire early (FIRE).

      Very few places you can make $200,000 out of school ==> $500,000 w/ 5 years of experience.
      It also makes it easier to angel invest ($200,000+ income req. is HARD for lower CoL cities) ==> easier to start a company w/ competitive rounds (i.e., $8 million seed valuation).

      When u live in SF for many years, you'll grow jaded of the city. But you'll come to appreciate all the little things the city has to offer, especially after each hard week at work. Honestly, living in SF is worth every penny it takes to make it happen.

    Rent control is so harmful to property owners, it's really sad we think that's okay.
