      Positives and negatives to each cycle of the real estate market. Yes, more choices and no bidding wars on the buying side right now. But on the other side, we got more for our home and a faster sell back then.

    Cool key chain and Welcome to The Villages. I live in Fenney and bought online without ever coming to The Villages for a lifestyle visit. I thought- if I don’t like it, I am not a tree, I can move. I LOVE LOVE LOVE Fenney and The Villages.

    We r coming but not on on a lifestyle visit. I found it difficult to schedule and they were rude over the phone. Doing it on our own, using airbnb, plus I have relatives there anyway.

    We recently bought a new house and our process was pretty much identical to yours. Very smooth experience and no tine to dawdle! You definitely need to get your act in order prior to buying ( determine what you must have and don’t want in a home, financing, what you will do with your current hone & belongings etc). There is no time to ponder when your dream house cones up for sale. Once you sign that purchase agreement things do move swiftly. Love, love, love it here!

    My husband and I are under contract for a new home in the village of St. John’s. We close the end of this month. We too are financing and have found how smooth the process is. They step you through so you know what to expect and what paperwork you need to submit. All e-mails have been answered and phone calls returned promptly and efficiently. Now all the paperwork has been submitted and we are just waiting for our closing day. It is a lot to think about, especially when you are moving from another state. But their professionalism has made us feel we are in good hands. We are very excited and counting down the days till we arrive. :)

    Very good information on the process of locating and buying a home in The Villages. Hubby and I bought a new home in the village of Linden in the fall of 2019. We chose to close remotely (daughter’s wedding two weeks after closing date) and it could not have gone more smoothly, the most time consuming aspect was the notary filling out all their paperwork.

    I’m a recent subscriber to your channel - Just want to say how much I appreciate you two, and thank you for the time and effort you put into your videos, even though you both still have full time jobs. This video in particular has been very helpful to me. I want to echo how easy the buying process is in The Villages. I am currently under contract for a new patio home in Richmond (tried six times in lottery before I finally landed a home, thought it wasn’t going to happen for me in Richmond).     We did a visit to the Villages in Dec and enjoyed. We saw tons of homes with our Realtor Jimmy Moore. Then we went back home and we're just overwhelmed with the info and decision making process. We stayed in contact with our realtor, he sent us updates on all the homes coming up for sale. We still couldn't decide so we planned a Lifestyle visit for April. In March a month before our visit aHome came up that we liked an Anchor Cottage Villa in The Village of Hawkins. We bought it then came down for a Lifestyle visit and preclosed on it signing all the papers a few days before the actual closing it actually closed on Apr 13th . We had to fly home on Apr 10th and now we are in the process of retiring and will be moving in late July early August. Can't wait 👍

    In my experiences is that a pre owned homes over 10 years will be more expensive than new homes, new you can put your own stamp on it

    A fourth buying option is to have a model custom built, but that is more costly

    Main reason pre-owned homes are more is because of all the extras the owners have put in houses such as palm trees lots of landscaping crown mouldings quartz countertops enclosed lanai. If you put all that in your home the price will jump up. As for me I want it all done so willing to pay more for pre owned

      Many are also in better locations than the new builds especially with Turnpike noise now.

      We saw a lot of pre-owned homes with no upgrades, no improved landscaping and were 15-20 years old [with appliances and roofs that would need replacing] that were smaller than the newly constructed home we bought - and they wanted $20K [and usually more] over what we paid. Very odd to us, but they were selling.

    Did you bring your dogs on the lifestyle visit. We are thinking of bringing our dog because we will be driving from IL and we’ve never left her for more than 3 days at a time. We are coming for our visit for a week in September. What are your thoughts on bringing a dog??

      We bought an RV so we wouldn't have to leave the boys behind, but that being said.....
      It will be very hot here for your doggies. You will want to be out and about having fun, learning about TV and looking for a home. Those doggos will be in your way and prevent you from getting the most of your visit.

    Hi. Was a deposit required on your choice of house to get on the list ? If so, is it a standard amount, for example $5,000 or is the amount based on the purchase price of the home? Thank you.

      Our recollection was that we gave a $2500 deposit immediately, then $10,000 within a couple of days and then the rest of down payment right before closing.

    We’ll be there in June for a lifestyle visit, so we’ll see how we like our agent, but it would be great to know who your agent was in case we aren’t happy with ours moving forward past the lifestyle visit. Any chance you could share his name please?
    Also, I’m wondering what all you considered in your decision making process for which location you chose when you had to make a quick overnight decision? What did you have your agent show you around the property, and on the street, etc? Power lines? Turnpike noise? That kind of stuff. I don’t think we’ll be in that position because our plan if we do this is to sell here first in SoCal, then go there and rent while we’re looking and waiting for the right home to become available. TIA!

      Good timing - our next video is "how we chose our village". We are going to address north or south - turnpike, powerlines, etc.

      We used Citizens First Bank - being out-of-towners we didn't want to gamble on closing late.

      @@ToRetirementAndBeyond we looked at doing that but the closing costs were over $3000 more with them than other lenders. We went with quicken loans. To be honest there was some back and forth with TV and the lender that moved the closing date out 2 days and TV said it was no big deal. We closed remote no problem. Only thing we regret is no pic in front of the board. That was 7 years ago and we could not be happier.

      We found that the interest rate at First Citizens was "a little" high, but the costs were right in line with everyone else. Since we were going to pay the loan down once we sold our home in Texas we weren't worried about the small difference in the interest rate. Our biggest concern was a smooth transaction that closed on time - since we were handling this long distance.

      First get pre-qualified for the loan, then go under contract, then complete the loan process.

      You can buy a lot and custom design a home, but that WAY exceeded our budget. We bought new construction. But the way it's done here is the developer builds a couple dozen homes in a neighborhood in different colors, number of bedrooms, countertops and flooring and you take it or leave it. They are priced based on the above items plus the square footage of the land.

      @@ToRetirementAndBeyond I wasn't sure how that worked, since I looked at their app and they say where the price of homes starts but then when you look at what they have for sale/pending it's around $150,000 more than the suggested base price. Kind of strange...guess I will find out more when I start my visit on Friday.

      We put it on the market the day we flew to The Villages for our closing.....and when we returned to Texas to pack it was sold. 4 days. That was in January - a different world "way back then".
